ELVHA Board Update Bill Devich resigned as President of the ELVHA Board of Directors in September. Article VI, Section C of our bylaws states, The Board shall have the power to fill any vacancy of any office occurring for any reason whatsoever. Vacancies in the Board shall be filled by appointment made by the remaining directors. However, that said appointment shall be approved by two-thirds (2/3) of the remaining directors. Your Vote Required at Meeting The bylaws of our Homeowners Association require that residents in attendance at the fall meeting elect our Board of Directors and Committee Chairs and vote on a budget and dues amount. The election of Board members requires a majority vote of those in attendance and the approval of the dues amount requires a 2/3rds majority vote of those in attendance. Only 1 vote per lot is permitted.

Please plan on attending the meeting on Monday, October 30. Arrive before 7 pm, if possible, so you can be checked in; receive your voting cards; have time to look at this year’s BioBase lake vegetation, depth, and lake bottom composition maps; and get some refreshments. Please put this date on your calendar today. It is very important that you attend the meeting.

Audit Committee Report Sue Beach has reviewed the ELVHA books and, as usual, all is in order. Kudos to our treasurer, Megan Marx, who organizes our financial records so well that Sue can easily locate all the documents she needs to review and see that our financials are being managed properly.

As you can see we have new candidates for the chairs of Restrictions/Architectural Control and Special Projects; a current Board member — Brandon Johnson — running for President; and, wonder of wonders, two people running for Lakes Chairman. Short biographies of these candidates appear on page 4.

The Board would also like to thank Bill Devich and Robert Stillings for their service to the village. Bill served as President beginning in 2015 and Robert was Restrictions/Architectural Control Chairman for the past year. Robert is ELV’s Volunteer of the Year. Mind Your Mail One resident contacted me to say that mail had been taken from their mailbox on Emerald Lake Drive in the morning and another resident said they had found several pieces of mail strewn about on Sandshores Drive.

Given these recent circumstances it would be a good idea to put your outgoing mail in the large mailbox in the parking lot by Nino’s or by Flagstar Bank on Rochester Road. You should also retrieve mail in your mailbox as soon as possible and not leave it in your mailbox overnight.

Friends and neighbors of Emerald Lakes Village send their deepest

condolences to the family of Donald Angelosanto on Northpoint Drive. Donald, an original homeowner in

Emerald Lakes, passed away on September 12th.

Community Spirit ELV Volunteer of the Year By Andrea Allemon, Membership Chairwoman

I am delighted to announce that the ELVHA Board has chosen Robert Stillings as our Outstanding Volunteer for 2017. In the capacity of Restrictions and Architectural Control Chairman, Robert has diligently worked to maintain our Association’s rules and standards. In an Association of 550 homes, it is not surprising there is a steady stream of both concerns and requests.

Though the enforcement of Restrictions can be challenging, Robert has always made every attempt to follow up in a professional and courteous manner. More often than not, he has been able to find a mutually agreeable solution to any issue.

In the realm of Architectural Control, he has assisted many homeowners with their modification and improvement projects. He has been happy to meet with our residents at their home, provide advice and direction by phone, and help with documentation requirements.

Above and beyond his responsibilities as Restrictions and Architectural Control Chairman, Robert has used the knowledge and experience he has gained over his years as a professional property manager to assist others wherever possible. Robert also helped his wife, Charlene, with this year’s FunDay Thank you, too, Charlene!!

Our Board of Directors has truly appreciated Robert’s contributions, which we are pleased to acknowledge through this award. Robert will be honored at the Leadership Troy Recognition Banquet on November 9th with other outstanding Troy volunteers.

Seniors, Need Help Raking Leaves? If you are a senior citizen 60 and older and unable to hire someone to rake your leaves or unable to rake them yourself due to your health contact Kathleen at 248-879-7364 or [email protected] with your name and address and she will pass along your information to the volunteers from Larson Middle School. They plan to rake leaves on Friday, November 10th from about 9 am until noon.

ELV Clean Up Crew Comes Through Doug Haxer and Jay Reynolds report an average year of cutting and disposing of various large items throughout the village at residents’ requests. Here’s the tally so far this year: 8 paddle-boats, 2 sailboats, 3 split rail fencing sections, 2 basketball backboards and posts, 2 flag poles, and 1 wooden picnic table. Your average year is awesome, guys! Thanks for getting large, unwanted items out of ELV, continuing to make our village look better and better every year!

Fifty Fabulous Years of Memories and Stories Andrea is still collecting residents’ stories of the life and times in Emerald Lakes Village over the past 50 years. If you moved into ELV from the 60s—90s send in your memories of your house or the village when you first

moved in. Include your name, address, and the year you moved in.

For example, when Bob and I moved in on the creekside of Emerald Lake Drive at Lovell in 1990 there was no subdivision behind us. It was an area of field and trees and we saw ringed-neck pheasants running through the field along the creek. The first dinner we had in our new house we sat on our small cement patio eating take-out from Pasta to Go (where Square Lake Diner is now). Our house had a room with a built-in hot tub, but we had no idea of the volume of the tub to know how much bromine should be added to the water. But being the science nerds that we are we knew that one cubic centimeter equals 1 milliliter of water and we measured the hot tub and were able to calculate the volume. (Some of that stuff you learn in school does come in handy.)

Lakes/Creek Report For Waters’ and Neighbors’ Sake, Rake I know. I know. Not this again. But it is important. Please rake leaves up in as timely a manner as you can. Not only off your lawn, but out of the street, off your beachfront, and out of the lake. Leaves left in the street can wash into our lakes leaving you or your neighbors with a mucky mess at the drain outlet and adding unwanted nutrients to our waters. Or they can plug the storm drains leading to flooding in our streets and icy patches when the temperatures drop.

Leaves left floating on the lake tend to drift on the water with the prevailing winds to the same areas every year. Please give those residents a break by reducing their leaf load and raking leaves out of the water at your house before they drift away.

Goose Those Geese “Goose” as in keep those messy birds moving. You don’t want goose “landmines” on your lawn and we certainly

don’t want the E. coli and phosphorus washing into our lakes. Scare the geese off your property by making loud noises or sending your dog out. If you see large numbers of geese out on the lake call a Goosebuster — Ken Grand, 248-854-5509 (lives closest to Crystal, Emerald, Sandshores); John Hodsdon, 248-765-0318 (Sandshores, Crystal, Emerald); Steve Gentner, 313-530-5501 (Pebble, Emerald, Andale); or Matt Dombrowski, 248-219-1383 (Walker, Pebble, Andale). They will discharge very loud “crackers” to scare away the geese.

Happily, Don Douglas and Bob and Barb Gentner reported that two mature bald eagles were spotted perched in a cottonwood tree on the north side of Emerald Lake and also flying along the north side of the lake. Eagles will eat geese so their presence may also help keep geese away. No, you cannot have a pet eagle.

Beach Those Boats If you are moving your boats inside for the winter it is important that you move any lumber they sit on along your beachfront to higher ground or inside as well. Come spring we do not want any lumber floating away to plug the drains between our lakes as has happened in the past. If you are leaving your boats out over the winter be sure to beach them on high ground so they don’t get damaged by ice or float away on spring’s high water.

Lake Treatment Company for 2018-2020 The Board has reviewed lake treatment proposals from LakePro and three additional companies — Savin, Aquaweed, and PLM. Based on the best level of service for the price, the knowledge of our lakes, and comments from residents that the lakes were better this year than they have been in a long time the Board has renewed LakePro’s treatment contract for 2018-2020. The three-year contract keeps the price for our annual season program the same over the course of the contract.

If additional treatments are required they can be added, at cost, which would be true of all the other companies, too. The Board is also exploring less treatments on some lakes and alternative treatments on Sandshores Lake. LakePro has been taking care of our lakes since 2008.

Good, but not history.

Candidate for President I’m Brandon Johnson and after serving as Special Projects Chairman for the past 3 years I am running for President. I believe the experience I have gained working on the Board will allow me to manage the duties of President in an efficient and effective manner. My family and I have lived in Emerald Lakes since 2008. After looking at dozens of houses in several neighboring Troy communities, I knew as soon as we drove into ELV that I wanted to live here. This is a great community in many respects and I will strive to keep it that way, while pursuing improvements where needed.

Candidates for Lakes Chair If re-elected as ELV Lakes Chair, I will continue to do the job as I have the past 7 years. My service to our residents has included working hard to improve and maintain the quality of our lakes. As Lakes Chair, I have collaborated closely with lake reps and residents to bring all concerns about lakes immediately to the attention of our lake management firm. I helped convince the MDEQ to allow use of blue dye on Andale, Crystal, Emerald, Pebble and Sandshores lakes, which the MDEQ had prohibited in 2004. I also helped set up an annual Phragmites control program on our lakes, which was expanded the past couple years to include the creek. – Tom Kuhn

I'm Derrek Zdeb and I am running for Lakes Chairman. I've lived in Emerald Lakes since 2013 on Pebble Lake. I am passionate about the quality of the water in our neighborhood. I would like to see the homeowners have control of how much chemicals get put into our lakes rather than the recommendation of the company getting paid to spray the lakes. The advice of an objective third party biologist before deciding on lake treatments should be considered. I understand the need to reduce weed levels, but at the same time am concerned about the chemicals my kids are swimming in all summer long. I will routinely inspect the lakes to determine the effectiveness and need for treatments.

Maintenance Backflow testing on the water meters at our beach lots and entranceways has been done. The City requires that we have these meters tested annually. Homeowner’s water meters are required to be tested once every three years. Repairs have also been made to the sprinkler system at the Sandshores Beach lot.

Meet the Candidates With the retirement of our President and Restrictions/Architectural Control chairmen, we have new candidates for these positions. Current Special Projects Chairman, Brandon Johnson, has stepped up to run for ELVHA President and so we have a new candidate to lead Special Projects. We also have two candidates vying for the position of Lakes Chair. Below are short bios of these candidates.

Candidate for Restrictions/Architectural Control Chair My name is Charlie Blaeske. My wife, Shannon, our three kids, and I moved to Emerald Lakes Village from Florida in June 2014.

ELV has already given us so many great stories and memories. This is truly an amazing place to live, raise a family, and grow up. I hope to help in whatever way I can to keep it that way. I have spent the last 3 years getting to know our neighbors and our community. After helping several others rake and clear weeds from Walker Beach a couple times, I have wondered what else I could do to make this community even better.

I would like to toss my name into the hat to become the Restrictions/Architectural Control Chairman. If elected, I will do what’s best for ELV!

I believe the key to good decision making is anticipation and avoiding the problem rather than ignoring it until it's too late. I will be an active member of the Board proactively working toward the betterment of the community.

Candidate for Special Projects Chair My name is Matt Dombrowski. I have lived in the ELV neighborhood for 17 years. I have previously served as ELV Vice President from 2001 to 2004. I have served as a Goosebuster from 2015 to present. I am also currently helping with the Walker Lake beach improvement project and serve as the co-Lake Rep for Walker Lake.

I have spoken to the current Special Projects chairperson about the position.

used to be — dark because the only light coming into the room from outside is through 1 doorwall?
