The high profile success of the Queen’s Jubilee, a British malewinning a tennis major for the first time in most of our lifetimes,another Brit leaving the world’s best cyclists in his wake as hewon the Tour de France, the English football team at theEuropean Championships (maybe not!), the astonishing comebackin the Ryder Cup and of course last and certainly not least, thesensational Olympic and Paralympic Games, has made it a year toremember. But how did the Essex property market react?

Well the answer appears to be surprisingly well!

During the period of the Olympics for example, we actuallyfound that the number of people out viewing properties was 10%higher compared to the same period last year.

Even more noticeable was the strong demand for new homesover the summer. From June to September, the time when wewere told the only people on the streets would be going to, orcoming back from, these events, sales were agreed on over £22mworth of brand new homes in Essex which were being marketedthrough Beresfords.

The appeal of buying new is easy to understand. In today’s toughtimes they are easy to maintain, economic to run and have everimproving green credentials. Add in the incentives often availableand it’s easy to see why they are often the property of choice forbuy-to let investors.

And for those selling a property, developers often offer part-exchange meaning you can move in quickly with no stress orhassle.

It’s probably first-time buyers that benefit most though. There areincentives from builders, low interest rate mortgages but mostattractive of all is the Government backed ‘Easy Buy’ schemewhere you own 100% of the property but only pay a percentageof the price now.

We have had a lot to cheer about this year and for once, Britainhas been talked about across the world for all the right reasons.

To cap it all, the Olympics has delivered its final medal. Recentfigures from the Office of National Statistics shows high ticketsales have helped the UK exit recession with much better thanexpected growth.

Although the tough economic climate is still with us, it really doesseem that Essex is faring far better than most, with the ‘pull’ ofLondon and significant inward investment in terms of majorcapital projects playing their part.
