Welcome to Berkshire Hathaway HomeServices New England Properties’ Third Quarter 2015 Connecticut Market Report, our examination of the single family and condominium markets throughout Connecticut.

Statewide, the third quarter saw a decrease in pricing but a jump in the number of single family home sales when compared to the last quarter with 9,242 sales – up 14.1%, and a decrease in the number of days on the market. Condominium sales also experienced a jump with 2,227 sales – up 13.1%, but experienced a decrease in pricing and remained flat in the number of days on market. Pending sales are up for both single family homes and condominiums, 5.1% and 18.2% respectively. The number of luxury sales statewide remained flat year over year, however, there was an increase in sales volume due to an 18.8% increase in sales in the $3 - $5 million range and 14.3% in sales over $5 million.

As the market continues to gain momentum in the fourth quarter, buyers and sellers will ride the wave of low interest rates and value priced homes. Most will do it without obstacles, provided they are well versed in the new TRID mortgage regulations. • Single family homes saw increases in both number of sales and sales volume yOy by 14.1% and 9.0% respectively.

• Average days on market for single family homes decreased year over year to 126 days (-3.6%).

• Sales $3 - $5 million jumped 18.8% (57 vs. 48 yOy).

• New Haven County saw the largest increase in number of sales when compared to third quarter of 2014 with a 21.1% increase to 1,925 sales.

There were 9,242 closed sales for single family homes during Third Quarter 2015, up 14.1% year over year. Condominium sales increased with 2,227 closed sales (up 13.1% yOy). Pending sales, or contracts signed on single family homes were up by 5.1%, while signed contracts for condominiums jumped 18.2% with 2,258 contracts signed (compared to 1,910 in Third Quarter 2014).

STATEWIDE SAlES vOluME

Sales volume for single family homes increased to $3,647,722,000, and was up 9.0% year over year. Sales volume rose most notably in New Haven, Windham Counties and Tolland Counties by 19.5%, 21.1%, and 11.3% respectively. Condominium sales volume jumped 9.0% year over year ($504,400,000 vs. $462,556,000).

HOME PRICES

year over year median prices for both single family homes and condominiums remained relatively flat this quarter with single family home median sale prices at $255,000 and condominiums coming in at $170,000. Average sales price is slightly down for single family homes by 4.3% and condominiums down by 3.4%.

CuRRENT INvENTORy

Supply for single family homes increased 3.1% compared to last year, and went up from 8.9 months to 9.9 months compared to the Second Quarter in 2015. Condominium supply decreased by 2.3% compared to last year, but was up slightly from 8.4 months to 8.5 months from the Second Quarter in 2015.

NEW HOuSING PERMITS

New housing permit data, provided by the Connecticut Department of Economic and Community Development, shows a 3.3% increase year over year for single and multi-unit residential housing through August. Single family homes make up 43.9% of July and August’s permits. Notably, New Haven added 232 units in July, the largest multi-unit housing addition in the third quarter.

The majority of luxury sales in Connecticut were in Fairfield County, with 180 sales. Compared to 2014, there were more sales in the $3 - $5 million range. In addition to Fairfield county; Hartford, litchfield and New Haven counties had sales over $3 million in the third quarter.

THIRD QuARTER luxuRy SAlES

Sales over $2 million make up the luxury market in Connecticut. The total number of high end sales during the third quarter of 2015 was up 1.1% yOy (186 vs. 184). The $3 - $5 million market showed the largest gains year over year with 57 sales, an 18.8% increase.

Fairfield County

Single family home sales in Fairfield County increased by 12.2% year over year and average sales price increased by 5.1%. Sales volume also increased by 6.3% to $1,869,686,000 compared to $1,758,627,000 in the third quarter of 2014. Condominium average price decreased by 7.2% to $355,400 while days on market decreased by 0.1% (122 vs. 125). Average rental prices decreased by 2.2% to $2,844.

Hartford County

Hartford County’s single family home sales jumped by 12.9% to 2,414 sales this quarter while days on market decreased from 116 days to 112 days. The condominium market increased 9.1% in sales with 624 sales, decreased slightly in average price by 1.2%, but saw an increase of 7.8% in sales volume. Average rental prices decreased slightly to $1,581 per month.

Single family home sales in litchfield County increased by 12.1% this quarter while days on market decreased 5.1% to 153 days. Sales volume jumped by 9.5% to $117,781,000 compared to $107,605,000 in the third quarter of 2014. Condominium average prices dropped by 20.9% to $120,300 while days on market increased by 4.9% (153 vs. 146) compared to third quarter of 2014. Average rental prices remained consistent quarter over quarter at $3,140 per month.

Middlesex County’s single family home sales jumped by 11.0% year over year. Total dollar volume in sales was $150,129,000, up 2.4% for single family homes and $23,600,000, a jump to 39.7% for condominiums. The average sales price of single family homes was $280,600, down 7.8% year over year and the average for condominiums was $193,400, up 12.1%. Average rental prices increased by 19.7% to $1,705 per month.

New Haven County’s single family house market saw gains in the number of sales, up 21.1% but a slight decline in average price down to $264,600. Condominium sales jumped by 10.8% to 522 sales. Days on market for single family homes went down to 129 days, a 1.3% decrease year over year, and condominiums increased to 136 days on market, up 1.6%. Rental prices jumped to $2,633, a 71.6% increase year over year.
