Although the first quarter of 2014 experienced a slow start as a result of severe weather

conditions and a tightening credit market, there are signs of a healthy market including multiple

offers on well-priced properties throughout the state. The average sale price of single family

homes rose 9.4% to $380,900; while the number of sales dropped 2.1% to 4,460, consistent with

the first quarter of last year. Condominium prices increased 5.6% to $202,300. Connecticut’s

rental market measured across all property types, remained steady in the first quarter, up 2.1%

to 3,183 signed leases. The median monthly rent is flat with last year at $1,400 per month, $100

lower than the high of $1,500 per month in 2012.

While taking into account the harsh weather of the first quarter, Connecticut’s real estate market

remains one of its strongest economic sectors. Confidence in the market and historically low

interest rates have reengaged buyers and sellers. Given all indicators, the second quarter will be

strong for sales in Connecticut.

Single Family Condominium

The single family real estate market in Connecticut experienced a reduced number of sales due to severe weather in the first quarter of the year. There were 4,460 closed sales during First Quarter 2014, 2% lower than the number of sales in First Quarter 2013. Condominium sales, however, showed a 1.5% increase year-over-year.

When compared to the first quarter of last year the number of pending sales, a leading indicator of real estate activity, dropped 15.8% in Connecticut for single family homes and 13.9% for condominiums. Due to the extended harsh winter, this statistic will improve as more inventory hits the market in spring and summer.

SALES VOLUME

HOME PRICES

Both single family and condominium home values are higher by percentage this quarter when compared to First Quarter 2013 with single family home average sale prices rising 9.4% to $380,900. Litchfield County led the State this quarter with a 25.3% increase, followed by Middlesex and Fairfield Counties, each with a 12% increase. Average condominium sale prices rose 5.6% to $202,300 statewide with Tolland and Middlesex Counties leading the way with 46.3% and 42.1% increases respectively.

Sales volume for single family homes increased to $1,763,653,000, up 7.1 % when compared to First Quarter 2013. Most of the dollar volume growth occurred in Hartford and Litchfield County with 27% and 18.5% growth respectively. In the condominium arena, sales volume rose in Windham and Tolland Counties 200% and 93%, followed by Fairfield County, which rose by 21.2%, and Middlesex County increasing by 14.2%. Statewide condominium dollar volume was $243,949,000, a 4.8% increase year-over-year.

CURRENT INVENTORY

NEW HOUSING PERMITS

Thanks to multi-family development building approvals in Danbury and Stamford, the number of first quarter housing permits increased by 22% year-over-year with 533 new permits issued in January, 171 in February, and 249 in March. Those multi-family permits accounted for 64% of the State’s January numbers and swung the ratio away from what is usually a 50-50 share of single family and multi-family permits. That was re-balanced again in February and March when single family permits rebounded.

LUXURY MARKET

Connecticut’s Luxury Market, characterized by sales over $2 million, predominately occurred in Fairfield County. Sales were up 60% over last year’s first quarter with 58 sales in Greenwich, 16 in Westport and 9 in Darien. Many of the sales were new construction. When compared to last year, Connecticut’s luxury market has picked up dramatically in more densely populated areas.

Statewide inventory increased this quarter for both single family homes and condominiums. In the Fourth Quarter 2013, single family homes stood at 5.1 months of supply while condominiums were at 5.7 months. In the First Quarter of 2014, supply rose to 6.5 and 7 months respectively. With the spring market beginning, this will help bolster the activity as there will be a better selection for buyers.

Fairfield County

Fairfield County’s real estate market continues it’s momentum from 2013. In the first quarter, total dollar volume in sales in the county reached $907,516,000 for single family homes, up 7.8%, and $133,034,000 for condominiums, up 21.2%. The average sale price of single family homes was $761,300, up a healthy 12.7%, and average for condominiums was $298,300, up 8.2%. Median rental prices are flat at $1,775 per month compared to $1,400 per month across the State.

Hartford County

Hartford County’s real estate market has shown solid growth year-over-year. Total dollar volume in sales reached $298,052,000, up 6.3% for single families. Condominium sales volume dipped to $44,551,000, down 14.7%. The average sale price of single family homes was $251,600, up 7.8%, and the average for condominiums was $160,400, down 2.4%. Median rental prices showed a 6.1% increase at $1,300 per month.

Litchfield County

Single family home sale prices in Litchfield County have increased dramatically over last year. Total dollar volume in sales reached $76,825,000, up 18.5% for single family homes. Condominium volume dipped to $4,549,000, down 8.7%. The average sale price of single family homes was $293,200, up a robust 25.3%, and the average for condominiums was $133,800, down 6.0%. Median rental prices showed a 0.5% decrease at $995 per month compared to $1,400 per month across the State.

Middlesex County saw a 16.5% increase in the number of sales year-over-year, increasing total dollar volume by 27.3% for single family homes and 14.25% for condominiums, $88,282,000 and $9,220,000 respectively. The average sale price of single family homes was $315,300, up 12.3%, and the average for condominiums was $156,300, up 18.0%. New Haven County’s real estate market has remained steady in 2014’s first quarter when compared to last year. Total dollar volume in sales reached $219,608,000, down 3.7% for single families and $36,741,000, down 19.9% for condominiums. The average sale price of single family homes was $241,300, up 2.2%, and the average for condominiums was $132,600, down 6.6%.
