Development permits are issued to ensure buildings are sited properly on the parcel, and comply with zoning, setback and other Land Use Bylaw Requirements. Construction permits are issued to ensure the structure and its components meet the Alberta codes that are relevant to that discipline. The County issues all Building, Electrical, Plumbing, Gas and Private Sewage Disposal System (PSDS) Permits. Park Enterprises from Lethbridge has been contracted to provide inspection services for these permits. The goal is to make the development process more streamlined for the ratepayer by issuing all permits from one office. Did you know. . . You may require a development permit and/or a building permit for the construction of a deck. If your deck is higher than 24 inches off the ground or requires 3 or more steps, you will need a building permit. If your deck is larger than 100 ft 2 or within the required setbacks for the district, you will need a development permit. Did you know. . . You will need a development permit and a building permit for the construction of any type of dwelling, including stick built homes, moved in homes, previously occupied homes, manufactured dwellings, modular homes, RTMs, replacement homes and converting a building so that you can live in it. Did you know. . . Only one (1) dwelling is allowed per lot. If you want to add a rental suite or granny suite to your existing dwelling, you need permits. If you want to add another separate dwelling for your child or parent, hired hand or tenant, you need permits. Even if these living quarters are temporary, they must follow the requirements of the County Land Use Bylaw and the Alberta Building Code. Did you know. . . Permits are now required for Sea Cans, aka Shipping Container, C-can, sea cargo container, etc. Under the current Land Use Bylaw, these are considered a structure. Furthermore, shipping containers are not allowed in Hamlets, multi-lot residential subdivisions, or acreages. However, if a shipping container is needed for special circumstances, it may be possible to obtain a temporary permit. Did you know. . . As of February 1, 2014, all residential construction will need to comply with the New Home Buyer Protection Act. This includes houses, condominiums, recreational properties and modular, RTM and manufactured homes. A building permit cannot be issued from the County until this warranty is in place. PROPOSED LAND USE AMENDMENT BYLAW NO. 1801-14 THURSDAY, August 7, 2014 11:30 a.m. County of Newell Council Chambers (183037 Range Road 145, Brooks, AB) PUBLIC NOTICE PURSUANT to sections 230, 606, and 692 of the Municipal Government Act, Statutes of Alberta, Chapter M-26, 2000, as amended, the Council of the County of Newell in the Province of Alberta hereby gives notice of its intention to consider Bylaw No. 1801-14 being an amendment to the existing municipal Land Use Bylaw No. 1755-12 . THE PURPOSE of proposed Bylaw No. 1801-14 is to redesignate lands from “Agricultural - A” to “Hamlet Residential - HR” to accommodate an encroaching building and make the property compliant with the required side yard setback. The land that is the subject of the proposed land use bylaw amendment is legally described as A PORTION OF THE NORTHEAST QUARTER OF SECTION 23 TOWNSHIP 16, RANGE 16, WEST OF THE 4TH MERIDIAN and this land is also shown on the map in Schedule “A” attached hereto. THEREFORE, TAKE NOTICE THAT a public hearing to contemplate the proposed Bylaw No. 1801-14 will be held in the County of Newell Council Chambers at 11:30 a.m. on the 7th day of August, 2014. A copy of the proposed bylaw may be inspected at the County of Newell office during normal business hours. You are welcome to attend all regular Council meetings in their entirety or you may wish to stay for just an item that interests you. How can I contact a member of Council? County of Newell Council is very interested in your ideas and suggestions. With participation from local citizens, Council is better prepared to make informed decisions on policies and bylaws for the County of Newell residents. Councillors are accessible by phone, email or by mail at the County Office Which Council member should I contact? You are encouraged to discuss all matters with your local divisional councillor or you are more than welcome to contact any member of Council. Will issues discussed with a Councillor automatically be placed on a meeting agenda? No. If you wish to have a matter considered at a Council meeting you need to contact the Executive Assistant to get it placed on the agenda which will get review with the CAO prior to placement. If I have made a request to have an item placed on the agenda what happens next? The Executive Assistant will advise you of the date and approximate time your issue will be discussed. If you wish to be a delegation please follow the process for delegations above. If you do not choose to make a presentation at the meeting you may still want to be available to answer questions that Council may have. If you are unable to attend the meeting your item will still be discussed. You will be advised by email (if provided) or by letter of Council’s decision regarding your issue. Development permits are issued to ensure buildings are sited properly on the parcel, and comply with zoning, setback and other Land Use Bylaw Requirements.
