06. Is the design specific to the scheme?

Originated from a need to avoid ‘anywhere’ estates

About designing in context

‘Is the scheme specific to the site?’

Is the local character preserved or enhanced?

……specific to the site……..

06. Is the design specific to the scheme?

Not just about architecture and buildings

Spaces, streets, landscape, topography, existing buildings

Evidence: PPS3, conservation area appraisals, local character study, site (SWOT) analysis, design brief

08. Does the scheme feel like a place with a distinctive character?

Iconic with a small ‘i’ (distinctive, unique, memorable)

Usually a score for Q.8 is preceded by a score for Q.6

More likely to be achieved with non-standard house types but can’t rely on architecture alone

…Distinctive spaces……

………….Bespoke details….

08. Does the scheme feel like a place with a distinctive character?

Unique spaces, architecture, landscape…….

And community (not just visual)

A good guide is finding the bespoke in little details

Harder to ascertain at pre-planning stage?

Specific to scheme (site) and and feels like a place with a distinctive character?
