If you keep themin your own names, for examplein a bank account, or investthem in other assets then thereis unlikely to be any inheritancetax saving at all. Making anoutright cash gift, with nostrings attached, for example tochildren, will save inheritancetax. You will need to surviveseven years from the date of thegift for it to be fully effectivefrom a tax perspective. There aresome financial products such asdiscounted gift trusts and loantrusts which can also achieveinheritance tax savings, butthese can be complex andexpensive. It’s worthremembering that home-madeinheritance tax strategies oftenfall foul of the ‘Gift withReservation of Benefit’ rules and are rarely successful.
PitfallsDownsizing isn’t a lucid choicefor all, however. Despite theadded costs, space is a luxuryand offers somewhere to stay

The Wirral firm will convert theGrade II* listed building intolow-cost accommodation forstudents after securing thebuilding for £450,000 at auction.The old prison, which wasformerly owned by MerseysidePolice Authority, was the city’smain lock-up for more than 130
years. Students Lettings Pointhas said they plan to create “atleast 100 low-cost rooms” at TheMain Bridewell, on Cheapside,off Dale Street. A spokesman forthe company commented: “Allthe work would have to be donesympathetically because this isan important and listed
building and we want tomaintain the integrity of theoriginal features.” The MainBridewell was built in the early1860s and was used to detainpetty criminals overnightbefore they appeared at theneighbouring magistrates’court.
The network, made up ofRiverside, Affinity Sutton, Placesfor People, Gentoo and London& Quadrant, will present the keyfindings of its report ‘Homes forTomorrow: New Direction forHousing Policy’ at the threemain political party conferences.The report makes the case for a‘new purpose’ for state subsidisedhousing, outlining the changesrequired. Deborah Shackleton,chief executive of Riverside, said:“Our aim is to stimulate debateand influence all political partiesto be bold when considering thefuture direction of housing policyin the run up to the generalelection and beyond.”

I reallyenjoyed the challenge and moved onto an estate agent’spart time before starting at the Lovell Homes Garston site,by which time I’d gained good experience of working withnew build properties.
How has your career progressed?I’ve been at Lovell for two years now and really enjoyworking at the Church Fields site. I’m my own boss so I’mgetting a lot out of this experience. Days here are alwaysbusy, interesting and varied and the people in Liverpoolare really friendly!
If you had to save items from your home what wouldthey be?I’d definitely grab the more personal possessions such asphotographs of the family together and my favouritejewellery pieces such as a beautiful ring and a pendant,which mean a lot to me. And, of course, our gorgeousCollie dog called Fonz!

What drew you to theproperty?I’ve lived in the area beforeand it’s really handy for themotorway. The style of thehouse was a big pull and it was also bigger than all theothers we’d seen. We wanted a new build and Keepmoat’sfinancial offers were an added incentive.
What’s the layout?The kitchen and the loungeare on the ground floor, withtwo spare bedrooms and amaster bathroom on the first.The second floor has themaster bedroom with an en-suite.
Do you have a garden?Yes there’s a front garden anddouble doors in the loungeleading to the back garden. Atthe moment there are a fewflags in front of the doors andborders at the back, althoughthere are no plants in there atthe minute! We’ve painted thefences and we’ll be decking itnext spring.
Tell us about the kitchen...It’s quite a large kitchen, with room for a dining table.The stainless steel appliancesare built in andwe have creamunits, withwood effectworktops andfloors.
British Gas engineer Daniel Blackall andgirlfriend Alison Whitehead recently movedinto a new build three bedroom townhouse at Keepmoat Homes’ Hamilton Placedevelopment in North Huyton. The couplesecure the property with Keepmoat’s sharedequity deal – paying for 75 per cent of theproperty, with the remainder not payable foranother 10 years.
How are the bathrooms laid out?There is a shower, bath, sinkand toilet in the master suite,which is decorated with smallmosaic tiles. We use the en-suite mostly, which has a bigshower and a great cupboardfor storage.
Tell us about the masterbedroom...We’ve finished it with an oakbed from BHS and a selectionof various oak chests of drawersfrom IKEA. I think the masterbedroom would have to be myfavourite room in the house.
And finally, what would beyour dream buy?I’d have to say the decking forthe garden. I’ve got it allmapped out in my head –stretching about two metresfrom the house, with a handrail all around. I can’t wait toget started on it.

There are pictures of our families and the TV on the walland we’ve decorated with a light fitting from Homebase withdamask shade and an oak sideboard from Next.

Turning your garage into a live-in space is a really goodidea, a relatively simple job and reasonably affordable.Before starting, you need to look at the quality of thebuilding. Older garages may not be easy to convert as theymay have asbestos problems, however structures whichhave been built during the last 25 years should be fine.Firstly I would contact the building control department atyour local council ask them for advice. You will need toapply for Building Regulations and in some areas you willneed planning permission, especially if you wish to changethe exterior look by adding windows, doors etc. Otherfactors to look at before you begin the work are heating,insulation, plumbing lighting and security.

I want to revamp my lounge and hallway before Christmas.The rooms need re-decorating and I need to order furniture,curtains and flooring. I’m desperately trying to save at themoment for all of this! When do you think realistically Ishould start the work?
It’s really good that you are already starting to plan for thiswork. I can’t stress enough that now really is the best timefor you to be proactive. You should at least be planning andmaking time schedules. Make appointments now for thework to be carried out by the decorator and flooringcontractor etc. If you’re having curtains made, contact yourcurtain maker and ask them to come and measure up, thisway you will know how much fabric to order. I wouldrecommend ordering the furniture you want now as manystores and designers have payment plans, which may helpyou spread the cost. Although this may sound exhaustingit’s the most direct way to make sure you have everythingyou want before Christmas!

Ian Marsden is the lesser-spotted director at CapricornKitchens and no less importantfor his low-key approach tobusiness, which usually meanssidestepping interviewopportunities even when lunchis offered. It was a uniqueglimpse into a longstandingfamily firm then, which I foundupon meeting him, and a rareopportunity to learn about hispassions, his work ethic, andwhat makes him tick. CapricornKitchens, often referred to by the brand name, No NameKitchens has earned areputation, quite rightly, for its professional approach,winning contracts to whichmuch larger companies aspire.Now employing 25 staff, it’scertainly grown and evolvedover the years to find a winningformula, manufacturing,supplying and fitting kitchensboth to developers of newproperties and to the generalpublic across the city and thewider region. After beingdropped off by senior contractsmanager Ronnie Cowen, whoclearly gets all the best jobs, Ian joins me at a new additionto the city’s excellent restaurant
offer, The Italian Club Fish, on Bold Street for lunch. Set up in order to complement thepopular Italian deli, The ItalianClub, the ‘fish caffé’, is awelcome arrival and certainlythe ‘plaice to be seen’, withlarge windows, bright picturesof a pretty fishing villageadorning its walls, and acollection of black and whiteframed classic images fromScorsese’s ‘Goodfellas’ - just incase there was any mistakingthe Italian feel to the place.
Ian’s experience shows himthat business at its mostsuccessful brings diversepersonalities and skills together,and finds a level at which theycan operate. “The firm’s successis all down to the team, fromthe delivery team to thoseworking in the factories. Iwouldn’t want to take the creditfor what they do; my mantrahas always been that it’s theteam behind the name. Some of our staff have been with usfor 15 or 20 years, and have allsorts of different skills; theymight be starters, finishers, orgreat at resolving problems.The trick is to allow people totest out their capabilities to find
what they enjoy and whatthey’re good at, and allow themto develop,” he says. Ian startedwork at Capricorn Kitchensafter leaving school aged 16.Born and raised in Croxteth,his favourite subjects at schoolwere woodwork and metalwork,but it’s his business acumenand management skills whichhave powered his career. A self-confessed ‘control freak’,although an amiable one atthat, Ian usually enjoys a quicklunch, making today anexception.
Our main courses arrive; fishpie for Ian, which consists offish in a creamy sauce, toppedwith mashed potato andParmesan before being lightlybrowned on top. I opt for thespecial grilled fish of the day;sea bass served on spinach, with a lightly flavoured saffronrisotto. While the classic fishdishes went down a treat, it’sthe hearty portions and relaxedfamily atmosphere which belieits Italian influence. Overcoffee, Ian speaks passionatelyabout his take on life, andbusiness. When he’s notworking, retired cricketer Ianenjoys golf and lengthy summer

trips to Spain with family andfriends, but when he’s in theoffice, it’s all straight-talking,all systems go: “My father wasin the Marines and he workedhard, and that’s something I’mproud to say that he taught me,and which I want my daughtersto follow. I’m at that stage inmy life now where I only dowhat I want to, and keep thecompany I want to keep. Peoplemight disagree with me aboutthat, but I think I’ve earned the right.” It’s an honest, nononsense approach that keepsthe firm successful, and with itsintegrity uncompromised – andwho can argue with that?
