Welcome to my Neighborhood Market Guide!
Whether you linked to this guide through my newsletter, social media, or my website, it is my pleasure to provide you with the most up-to-date data for the Chicagoland Region. This guide lists many of the neighborhoods in Chicago, but if you don’t see an area or neighborhood you’re interested in please email me ([email protected]) and I will be happy to provide you with more detailed information.
Inside, you will find data on homes referred to as “Detached Single-Family,” as well as condos and townhomes, “Attached Single-Family.” Each report will detail how our current inventory has shifted over the last month as well as over the course of the last year. You will also see how the median and average sales prices are shifting over the same time frame.
STATE OF THE MARKET
“Now is the time to sell your home if you’ve been thinking about doing that,” said Dan Wagner, president of the Chicago Association of REALTORS® and senior vice president for government relations for The Inland Real Estate Group. “Compared to last year, the median sales price for all closed sales is up about 12% and there is a faster turnaround time between when a home is listed and when it sells.”
Strong buyer demand and a fair winter set the stage for robust annual gains in home sales and median prices in February. With low mortgage rates giving consumers more buying power, this is a good time for current homeowners to think about moving up, listing their homes for sale and tapping into buyer demand.
WHAT TO WATCH
As consumers navigate their options, competition for the best-available properties should be profound, especially if the market remains hobbled by a lack of supply.
New listings are are harder to come by but sellers that do list are seeing quick turn around and increasing
prices, up 26% year over year. Buyers looking now may want to move quick in making their offers.
Median and average sales prices are steadily inching upwards as the market time trends downwards in these
two neighborhoods. With room for prices to continue growing there is value for buyers who move quickly in these emerging areas.

Inventory remains historically low, down 14.5% over the last year. This lack of investory is particularly apparent in homes on the lower end of the price range. Lack of supply at almost all levels continues to be an issue affecting the market as buyers seek out value. The heart of the selling season has yet to begin, so we’re still optimistically watching for an increase in activity in the coming months.
