BUY TO LET MARKET Although a rising demand forprivate rented accommodationhas made the buy-to-letproperty market very attractive,a lack of appealing mortgageshas meant only the most liquidof landlords have been able totake advantage of the lowproperty prices, high rentenvironment.
This year has seen an increasein appetite from lenders in thebuy-to-let market, from existinglenders increasing loan tovalues, to previous providers,such as Paragon andKensington, returning to themarket. The 90 and 100 per centmortgages are once againavailable with the average ratealso falling - although for thevery best deals youre morelikely to need a 40 per centdeposit. According to pricecomparison siteMoneysupermarket.com thereare now 312 products for thoselooking to borrow up to 90 percent of their home's value - a 21per cent increase since June.
New lenders have also enteredthe market. Aldermore Bankrecently announced it hadremoved the minimum incomerequirement on its buy-to-letrange. The company, formed in
2009, has bumped up themaximum loan size on buy-to-let mortgages to 1 million forloan-to-value ratios up to 65 percent, while the minimumincome requirement of 25,000has been removed forexperienced landlords.
Charles Haresnape, managingdirector of Residential Mortgagesat Aldermore, said: We'velistened carefully to feedbackfrom brokers and expect theseenhancements to our buy-to-letcriteria to be well received.
As we're now happy toconsider first time landlords, aswell as increasing our maximumborrowers' age to 85, theseadditional benefits make theproduct more flexible and helpsto open up the buy-to-let marketto new customers.
Combined with ourcompetitive range ofdiscounted, fixed and termvariable rates which start from4.68 per cent, Aldermore's buy-to-let proposition is extremelycompelling.

The Council of MortgageLenders figures have indicated asignificant increase in buy-to-letre-mortgage cases in the first twoquarters of this year due largelyto existing landlords releasingequity from lowly gearedproperties to generate seedcapital for portfolio expansion.
My predictions for 2012 arefor further growth in buy-to-letremortgages with lenderscontinuing to relax criteria. Newlenders such as Santander are

MORTGAGE BASE RATESFor many landlords, especially
those whose loan rates aretracking the base rates, times arenot bad, said Julia Casimo, apartner at John Kerr CharteredAccountants. The demand forrental property is holding up asmany potential first time buyersare unable to meet the demandsof the lenders and raise financeso are renting instead. Mortgagerates are also at historically lowlevels. Where loan arrears dodevelop (and this seems to bewhere investors have bought atthe top of the market and loan-to-value ratios are very high) thebanks appear to be shy of taking
formal action, perhaps for fearof driving property prices down.
In terms of the forward view,I think that the picture ismixed. Whilst I think thatdemand for rentedaccommodation will remainreasonable and a rate cut isunlikely in 2012, I wouldcertainly not rule out a furtherdownward correction in prices.
There are still some very goodtracker home loan dealsavailable, especially forlandlords looking to remortgageand have built up a decentamount of equity in theirproperty. The best tracker ratesare around 2.5 per cent.
PRODUCT FEESAlthough the Bank of Englands
prevailing base rate is at thelowest it has been in history at0.5 per cent with predictions thatit wont rise until 2013, the keyfor landlords is not to be seducedby the very lowest interest ratebut to look for the best overallvalue over a given period.
Research fromMoneysupermarket.com showedfees for fixed and trackermortgage products haveincreased by over 13 per centsince September 2009 making itmore difficult for borrowers tocompare the true cost ofmortgages.
Although rates are at theirlowest since 1988 records beganthis equals a massive boost forborrowers who qualify butlandlords must beware thespiralling costs of product fees.
