The fireplace has long been a focal point of home dcor,

with entire rooms designed around its majestic presence and

seats arranged so guests can enjoy the warmth and ambience.

Its no wonder that designers are now taking this vignette to

the patio, too, creating outdoor living rooms that echo with

Fire features are one of the fastest growing trends of the

landscape industry, says Ken ONeill, vice president of marketing

for BelgardHardscapes, the leading manufacturer of upscale

pavers and garden wall products. Homeowners continue to

look for ways to make their outdoor living environments an

extension of their home, and fire features are becoming one

of the must haves in outdoor design.

Outdoor fire features come in a number of different forms,

from simple to elaborate in scale. Fireplaces can include over-

the-mantle outdoor television screens or built-in water features

to integrate more natural elements into the room. Firetables

offer an elegant and multi-functional alternative; when not in

use, firetables can be covered for additional counterspace.

And fire pits remain a popular design element, creating a casual

social space that complements the outdoor area.

The greatest benefit, according to ONeill, is that fire featuresoffer function along with their flair.

into the cooler months, ONeill said. With the warmth from

Its mid-winter and chances are good that youre ready for a change of environment.

No matter where you live or where you like to travel, a winter getaway will restore your

spirits in the midst of a long season. So when you think of a winter vacation, do you

dream of snowy slopes and a firelit lodge, or do you long for drinks under a breezy

cabana at a cottage in the tropics?

You probably already have a good idea of the general landscape and climate

youre longing formountains and snow or beach, sun, and sandbut there are

many variables to consider when planning a winter getaway home. Not only must you

choose an appropriate house plan for a vacation home, but its important to consider

topography, climate, the comfort of guests, and whether or not the home will be used

as a rental property. Lets get started!

The Appeal of a CozyWinter GetawaY

Choosing a Lot

With your perfect location in mind, the next step isto find a building site. Most people dream of a vaca-

tion home with soaring vistas of the ocean, a lake,

or mountain peaks, but those dramatic views dont

come cheap. To achieve such a view, the home will

probably be built at a higher elevation. We spoke

with Nick Foley of Donald A. Gardner Architects

in Greenville, SC who says, Road accessibility is

a crucial consideration for mountainous locations,

as an easy drive down the mountain in the sum-mer can be impossible in winter weather. Even

in moderate conditions such as in the Carolinas,

access to mountain locations can be challenging

and the cost can become exorbitant. Keep this in

mind while considering accessibility for construction

vehicles as well as your own ability to reach and use

the home in winter.

Lots with an extreme slope can be very expen-

sive to prepare for construction, so unless its got a

view that makes it all worthwhile, it would be wise

to avoid this kind of property. The slope of the lot

will also determine the footprint of the house; if the

lot falls off sharply, the design will have to accom-

modate that. In general, it is best to find a lot and

thenpick a plan that best suits that lot, not the other

way around. And if you are lucky enough to have a

view, look for a plan that makes the most of it, and

remember: most plans can be modified to suit your

specific needs and desires, but youll want to start

with a design thats almost there. See page 190 to

learn more.

When choosing a property, the existence and

reliability of basic infrastructure such as water,sewage, power, and communication must be well

understood. Remote locations may not have

access to municipal utilities, so weigh the cost

carefully if utilities will have to be run to the site or if

self-sufficient solutions such as off-grid utilities are

the only option.

Climate Considerations

Be aware that vacation destinations often have

extreme climates, and that specific building and

engineering considerations have been developedin these areas. Plans may need to be modified and

special engineering might be required in order to

meet local codes. The home must be designed

and built to handle harsh conditions, like a corro-

sive salt environment, hurricane winds, or heavy

snow loads. In hurricane-vulnerable areas such

as coastal communities, extra strapping may be

necessary to avoid uplift on roofs and cladding ma-

terials, and impact-resistant windows, doors, and

wall segments are important. Local codes always

zero in on windows at the rear of the house, where

there is typically more glass to take advantage of

views. The whole house, and especially a wall ofglass, must be stabilized with steel braces. In a wa-

terfront location, the elevation above routine flood

levels is important, as well as having the appropri-

ate type of foundation and footings for the specific

soil conditions. In mountainous areas there may

be special engineering requirements for seismic

conditions, and the building envelope must be de-

signed to withstand snow loads. Before you buy a

plan, learn about local requirements where your lot

is located, and factor in the cost of local engineer-

ing. Because changes may be required to the blue-

prints, its wise to order a modifiable plan set like aPDF, CAD file, or reproducible master (also called a

Repro in this magazine).

Design Basics

The things you look for in a vacation home typi-

cally differ from the things you need in a primary

residence, as priorities and economics are not

the same. Eric Taylor of Frank Betz Associates in

Kennesaw, GA discussed this with us and said,

Guests are frequent in a vacation home, so plenty of

sleeping accommodations and a generous kitchen andcommon room are often more important than luxu-

ries such as a lavish master bath or a study. Bunk

rooms can be designed to accommodate a crowd,

and are especially popular with children who

always love a sleepover! An ensuite bath is typical

for each room so that guests do not have to share

bathrooms.

Even if your family is small, youll likely want to

invite friends and relatives to join youso make

sure youre ready! For the living spaces, wide open

rooms allow large groups to gather. An open dining

area ample enough to accommodate a large table

is preferable to a separate dining room and break-

fast nook.

The kitchen is the heart of the home, and even

more so on vacation when dinner is a group event,

so incorporate a large island for food prep and

seating. From Taylors point of view, its OK to fudge

the kitchen work triangle rule, which states that the

cooktop, sink, and refrigerator should be within nine

a steaming tub with the chill of winter air all around.In tropical climates, youll probably spend even

more time outside, so consider an outdoor kitchen,

Do you plan to rent out your winter getaway? If

so, keep in mind that renters will never care for the

property the same way you do, so materials need

to be more durable. Consider tile or concrete floors

with easily replaceable rugs instead of wood floors

or carpet. Choose a plan with large open spaces

rather than little offsets, because smaller rooms tend

to show more wear and tear. When constructing the

home, carefully place all switches including lights,alarms, and garage door openers in plain sight;

resist the temptation to hide them for aesthetic rea-

even install a system that monitors for water leaks.
