    Portonovi sits at one of the very best spots on picturesque and protected Boka Kotorska, or Boka Bay. This is where the mountains meet the sea in one of the most dramatic ways on the globe. It is also the perfect place from which to discover the stunning 300 kilometer coastline of Montenegro and its 117 beaches.

    Ideally positioned at the entrance, the deep-water Marina Portonovi offers yachts of all sizes the quickest access to the open Adriatic as well as to the Montenegrin coast, with the islands off the Dalmatian coast just a day’s sail away, making it an ideal home port.

    Often referred to as the southernmost fjord in Europe, Boka Bay is a submerged river canyon that penetrates the mainland for kilometers. A wreath of steeply rising mountains embraces and protects the bay from the open sea and cold winter breezes.

    Considered as one of the world’s most beautiful inlets, Boka Bay is star-shaped and composed of four arms or zones – Herceg Novi, Risan, Kotor and Tivat. Its calm waters harbor seven isles, including the famous Lady of the Rocks and Saint George.

    CLIMATEMontenegro offers over 250 days of sunshine, the swimming season extends over more than 180 days. Temperatures reach upwards of 30 °C during summer, while winter is relatively mild on the coast with average highs ranging from 12 °C - 16 °C.

    LANDSCAPEMontenegro has five national parks: Skadar Lake, Mount Lovćen, Prokletije, Durmitor and the virgin forest of Biogradska Gora, a national park founded in 1878. The country has more than 150 mountains over 2,000 meters high. The Durmitor Range has 48 peaks that surpass this height, five canyons, 748 springs of pure mountain water and 18 lakes including the illustrious Black Lake. Lake Skadar, the largest lake on Balkan Peninsula, is famous for the diversity of its flora and fauna. Over 270 bird species can be found on its shores, including storks, herons, egrets, ibises, falcons, eagles and even the rare curly pelicans.

    STABLE COUNTRYPolitically stable, using Euro currency, the world’s only ecological state Montenegro is a sovereign State since its independence in 2006. Late 2010, Montenegro was granted candidate status for European Union Membership and in June 2012, the European Council opened accession negotiations. In December 2015, the country received a formal invitation for NATO membership. Podgorica is the modern capital of Montenegro, while Cetinje is the ancient royal capital. Founded in the 15th Century, the latter is regarded as the cultural and historical center of Montenegro.

    TAX INCENTIVESThe Government has the clear objective of creating a business-friendly environment, with minimal state interference, major investments in luxury tourism and infrastructure, and tax regimes that are among the most competitive in Europe. A rate of 9% applies to company profits, capital gains, personal income and withholding tax. Investors are able to remit dividend and interest profits fully, without any restrictions.

    Harper Downie Architects replicated the style and allure of a low-rise Mediterranean village community. Characterized by a textured, vernacular architecture and connected to the local landscape, Lower Village includes a selection of elegant pop-up stores, terraces and kiosks. Wide waterfront promenades and winding, asymmetrical streets weave past local stone buildings to reveal hidden piazzas, alcoves, evoking the character, charm and ambience of a long-established settlement.Community pools are surrounded by stone vernacular inspired architectural elements,

    each one unique in both character and scale, and enveloped by lush planting and sculptural trees. The element of water provides a visual connection to both Portonovi Marina and open spaces. Visitors can embrace the relaxed Mediterranean lifestyle as they immerse themselves in the village gar-den atmosphere, amongst the large pine and magnolia trees.

    The interior design of residences, townhouses and apartments in Lower Village are in keeping with a textured vernacular style.
