Town centres provide a major focus for all cities, towns and suburbs regardless of size. They are places for people to come together and interact, places for business, hubs for transport and movement, and locations where the unique qualities of the town are captured and reflected in the urban form. Urban design plays a critical role in ensuring these elements come together to create successful places over time.

Tract has extensive and diverse town centre experience that ranges from preparing urban design frameworks, structure plans, design guidelines, design concepts and delivering public realm works. This has been undertaken for diverse government and private sector clients.

Whether it is a new town centre or regenerating an established activity centre, Tract’s approach remains the same – to create functional, prosperous and exciting places that focus on generating street life.

Urban Renewal provides for the revitalisation of developed land in response to changed development drivers, social or site conditions. Successful urban renewal can represent urban design and planning at its best because it requires an inspired planning approach based on a robust site analysis and design response.

The Tract urban design team has been involved in significant urban renewal projects that intergrate residential, commercial and retail uses to create dynamic mixed-use urban environments. These projects have benefitted from Tract’s multi-disciplinary structure by integrating planning and landscape expertise throughout the urban design process.

Urban Renewal Masterplanning

Our team is able to work with clients to understand the highest and best use scenarios for each site by developing yield scenarios which are grounded in a site responsive design approach and guided by development feasibility.

From this a preferred scenario can be developed into more detail and carried through to planning approvals and eventual development.
