Joyce Gruver, of Floral City, Florida, is certainly happy that her doctors knew the best place for her heart. Joyce had been feeling ex- hausted, was short of breath and had a cough; she knew something was wrong but never felt like it was her heart. “I just thought I was getting old,” she said, but wisely went to her family physician who sent her to Cit- rus Memorial Hospital for an EKG. PLACE (Pasco Learning andActivity Centers of Enrichment) iswell known for providing a schoolage before and after school activityprogram operated by the DistrictSchool Board of Pasco County. Thebefore and after program is designedto provide an active and enrichingenvironment for children who mustarrive at school early, stay late,and/or require supervised activitieson most school holidays. Participa-tion is limited to elementary chil-dren, age kindergarten through fifthgrade. The school cafeteria and out-side play areas are utilized forPLACE activities. Supervision isprovided by school board staff at a

ratio of one adult to 25 children.The number of children enrolled ateach site is determined by the speciallimitations and number of staff em-ployed. The staff strive to meet thesocial, emotional, and intellectualneeds of the child in an environmentthat fosters positive self-esteem, ini-tiative, independence, problem-solv-ing, creativity, safety awareness, senseof security, self-control, communityinvolvement, and environmentalawareness. For the first time,PLACE is offering two differenttypes of summer camps – CampQuest and Camp WOW!.

Camp WOW! runs consecutively

starting the first week ofsummer to the week be-fore school starts from6:30 a.m. – 6:00 p.m.This camp is designed forstudents who need carethroughout the wholesummer in an enrichingenvironment. High inter-est themes and field trips(such as swimming, rollerskating, bowling, andmovie day) take place dur-ing the camp, and age spe-cific curriculum keepstudents involved in hands-on learningchallenges and projects. Weeklythemes include Adventures in Art, Ge-ology and Gems, PBS, Space Invaders,Raiders of the Lost Artifact, OceanCommotion, Tampa Bay Sports, KidsKitchen, and Splish Splash.

In Adventures in Art students willfind their creative talents put to use asthey learn about the different elementsand mediums in art. These age-spe-cific projects include how to draw inperspective, use of color and shape,three-dimensional sculpture, andpainting bisque clay. Students end theweek with a gallery walk of their dis-played art. During the week of Geol-

ogy and Gems campers will study andeven create different crystals, “rocks,”and stalactites. Mining and erosionare discussed as students try to minechocolate chips out of cookies. De-pending on the campers’ age somewill explore tectonics, while others willtake simulations of fossil core samplesor get down and dirty as they experi-ment with how to create the bestflowing rivers. During the summerstudents will experience Huck’s LostMine from the Blue Ridge Mountains.Students will each have their own bagof gems to pan through looking fortreasure in true mining style.

Life is about balance, and it’s easyto get lost, lost in your career, lost inyour relationship, and lost withinyourself. Sometimes, it takes the ear ofsomeone who can be a guiding voice,a safe person who will not judge butlisten, help and not hurt by adding tothe situation personally. This is why,for so many, therapy is an excellent so-lution. There should be no stigma tothe word. After all, if in our businesseswe have a problem, we will hire an ad-visor, a counselor or an accountant tosort things out, why should we shyaway from doing the same in our ownlives? Damianakis believes that there isa better way, and a better life beyondthe gridlock that has bound our lives.

A lonely personis lonely even when lonely in a crowdof people looking outside themselvesfor fulfillment. ”

Damianakis is truly a therapistwith heart. She knows how to listen,knows how to challenge, and knowshow to help heal. Marriage counselingis something that she does a lot of,and she’s Gottman Levels 1 and 2trained. New owners, Giuseppe andChristina Volo, who purchasedRagazzi’s in January this year, arebringing new life to the menu withtheir own family recipes, brought toyou straight from Sicily via Boston.

“We keep the menu simple andkeep the ingredients really fresh,” saidChristina. “Many of our recipes arefrom my husband’s mother Angela.We go to Italy once or twice a year tovisit family and when we are there, weare always looking for new dishesthere to try – recipes that we can bringback to offer our customers somethingthey haven’t experienced.”

Guiseppe moved to Boston, Mas-sachusetts from Italy 18 years ago in1996 and went straight to work in therestaurant industry. He worked hisway up from dishwasher and neverlooked back. For the past 12 years,Guiseppe and Christina have ownedtwo popular Pizzico Italian restaurantsand martini bars in Boston so theyknow what it takes to keep customerscoming back. They spent extensivetime finding the right staff and

Joyce recently underwent a fairly newtreatment option called the Conver-gent Procedure, which is used to treatpatients with difficult-to-treat, persist-ent atrial fibrillation. and Electrophysiologist Dr. Yama-mura. The Convergent Procedure,though considered minimally inva-sive compared with other heart sur-geries, is a serious procedure. But forpatients like Joyce Gruver, this is aprocedure that offers hope.

“She is a completely changedwoman now,” said Dr. Yamamura.“When she came in, she was desper-ate. She was very symptomatic. Herheart rate was very fast and difficult tocontrol.” Dr. Yamamura explainedthat Mrs. Gruver was a candidate forthe Convergent Procedure becauseshe had already failed drug therapy

and an unsuccessful Cardioversionprocedure. He said, “Her left atriumwas so enlarged already. I felt like theonly shot she had was the ConvergentProcedure. It is more invasive but thesuccess rate is much higher for patientslike Mrs. Gruver, who have failedother options and continue to havepersistent atrial fibrillation.”

Dr. Wahl pointed out, “Thetreatment of atrial fibrillation is verycomplex. We carefully evaluate pa-tients to make sure there are no un-derlying structural problems thatneed to be repaired. If a patient doeswell with medicine or non-invasive

procedures, then we leave themalone.” As for those patients with dif-ficult-to-treat atrial fibrillation, Dr.Wahl said, “We don’t want those pa-tients to give up. We are pushing forthem and we have an alternative.”

Dr. Goyal explained that what theElectrophysiologist is looking for iselectrical activity. “We look an howwell the ablation worked – it should beelectrically silent – if there are any gapswe find them and close them off.”

Joyce Gruver will tell you thatundergoing the Convergent Proce-dure was no walk in the park. Why use the PRO plan and Keithto sell? “Keith might just be the bestnegotiator in Florida,” says ErinKnorr. “…Keith just sold a remodeledgarden home in Bird Key Sarasota for$960,000 when his list price was$950,000—in 10 days, cash, with justone offer on the table.” How didKeith get $10,000 over the askingprice without a multiple-offer situa-tion? Keith said, “I read the situation,buyer’s motivation, attitude of thebuyer’s agent and just asked for theprice. Negotiations are an art. My goalwhen negotiating an offer is to changethe buyer’s agents’ expectations of thebusiness-as-usual thinking of ‘offer-counter-counter-counter-meet-in-the-middle-deal.’ This can shift outcomein your favor.”

Keith explains that real estate al-ways poses challenges, one being thenotorious real estate site, Zillow.“God-Zillow, as I call it, is mentioned

by almost every seller duringthe listing and sellingprocess. The ‘Zestimate’ isalways on the mind of aseller; they are annoyed bythe generic aspect of Zil-low’s pricing algorithmwhich is often way off due tolack of consideration for lotpremiums, $60,000 updatedkitchens, new baths, newa/c, roof or other upgrades.Buyers and lenders struggleas well with the discrepancybetween Zestimates, ap-praisals, comps and of coursethe listing price.”

“Here’s the truth,” addsKeith. “In the end, who cares aboutZillow? Yes, they have hijacked theUS real estate market in a sense, byposting values and pictures withoutsellers’ permission and then selling adspace to real estate agents throughoutthe country for $2,000-$4,000 permonth per zip code, so their ads canbe listed alongside consumers’searches for information that isn’t evenreal.”

Keith thinks Zillow’s hay daywill come to an end and predicts itwill happen soon. “They don’t havesellers’ permission to post their

homes. It is as if facebook published260,000,000 accounts for all US citi-zens with pics scraped from the In-ternet and a bio with erroneous facts.If FB couldn’t find the info, theywould ‘FBestimate’ the person’sidentity.” Keith continues, “Whogave Zillow that right? The most recent challenge to thereal estate market is the flood insur-ance crisis. Pinellas County has 51,000properties affected by the new floodrates. Keith explains, “In short, homesselling for $250,000 and less are mostaffected, homes less than $500,000are in trouble too and the $500,000plus are affected less so. Homes under$150,000 are especially hard-hit be-cause the increases in flood rates aredisproportionate to the PI (principaland interest) payment. Buyers paying$1200/month for a mortgage and$300 for flood insurance is too much.Buyers can’t and won’t do it. Not atthe current prices. Say for example ahome was valued at $150,000 a yearago, now it worth $110,000. The

$40,000 decrease in price drops thebuyer’s PI payment down to a levelequaling the extra flood costs. Thissame reasoning applies on all affectedhomes UNLESS the buyer is one thathas enough money to offset this dis-proportionate cost. High-end homesare less affected.”

What should sellers do? Keithsays, “Drop the price now and getsold. Good time to buy though aswell. If you want waterfront or ahome in a flood zone, buy it as theflood insurance market will likelystabilize after a year or two andflood prices may come down as re-sult of competition.”
