SITUATION The land is located at Mount and forms part of the western side of Treslea Downs on the south western edge of Bodmin Moor. The land is easily accessed from the A30 and A38 from the Glyn Valley. A Council maintained road runs around the block of land making it very accessible by vehicle.

THE LAND A superb opportunity to acquire a good size block of land in the historic unspoilt area of Treslea Downs, on the edge of Bodmin Moor. The land comprises a diverse mixture of open amenity grassland and more dense areas of cover including a variety of young and mature trees particularly on the north western side running through the valley. The land is Open Access with no fencing, just cattle grids leading onto the moor. The majority of the land is grazed by various Commoners although there are no “Commoners” Rights being sold with the land. Within the land there is an old boundary stone.

The Freeholder has the benefit to graze the excess and has control over the land and can cut wood, grow trees, camp (28 day rule), drive vehicles and ride horses over the land. (Third party horse riders require permission to cross the land and have to dismount if they do need to cross without having sought permission). Up to 5% of the land can be fenced for up to 5 years – i.e. if growing trees for conservation.
