dormitory, located to the South of
Edinburgh City Centre to form a 115
bedroom Travelodge Hotel.

Key Features
Partial demolition of two period
properties with a 1970’s link block
and a timber frame extension in a
conservation area. The 1980’s link
block was refurbished installing
bathroom pods and forming 60
new bedrooms. Old lift shafts were
removed and internal modification
to create the main staircase. On the
roof 50sq meters of solar panels
were installed and a new light well
to generate light for 7 basement
bedrooms. The two periods villas
were taken back to the original
stone walls with the roofs and all
existing floors being removed and
the roof reinstated using Scottish
slate, keeping all features the same
to satisfy conservation requirements.
A new steel structure was installed
within the villas for the floor and roof
construction with bathroom pods to
create 27 bedrooms.
The former cellar in one villa was
converted into the reception and
bar area and the other villa cellar
was turned into bedrooms and plant
space. On the rear of one villa a two
storey timber frame extension with
two pre cast concrete lift shafts
and further bathrooms pods were
installed to give 28 bedrooms.
The extension was sympathetic
to the conservation needs with
stone-walling and zinc panels and
aluminium standing seam roof. The
works were undertaken over one
of the severest winters on record in
Scotland and completed on time to
the satisfaction of the client.
