Preparation Tips For Interior PaintingPreparation Steps for Home Owners
You can make our prep work go quickly and smoothly by doing some prep of your own. The following is a helpful checklist to follow to ensure your home’s interior is ready prior to the ProTect Painters professionals arriving at your home. Please ensure that all small items and breakable items are moved out of rooms to be painted.
Prep and Painting• Have paint colors selected approximately one week prior to scheduled painting• Move out all items, except large furniture (e.g. couch, bed) in rooms to be painted• Clean baseboards to remove dust, whether they are to be painted or not• Remove window treatments and rods in rooms to be painted • Remove blinds, if window frames and sills are to be painted• Remove all small countertop or cabinet top appliances• Crate or block pets from entering the rooms being painted
Full Interior Painting•Some clients choose to rent a storage unit to be placed in their driveway to store items during the painting project.• Provide us with your preference to the order in which you would like the rooms painted.

Tired of apartment living? Have a growing family? Want a space you can call your own? Buying your first home can be complicated, but these tips will make buying your first home easy-breezy.
1. Know how much home you can afford. Look at your average monthly budget and see what you can spend on your mortgage comfortably. Find a home that fits in your budget, but that also has the features most important to you.
2. Know what you need and want in a home. Make sure you also include neighborhood, schooling, and commute in your list of priorities as well.
3. Get pre-approved for a loan. This will also help you figure out how much you can afford and make things less scary when trying to figure out which houses are not only in your budget, but also in your priorities list.
4. Explore your mortgage options. Are you a person who never plans to buy another home, and are only interested in a fixed-rate mortgage? Do you want to use this as a starter home and have an adjustable rate mortgage? Need help exploring your options? Your Realtor® will be able to help.
5. Find the right Realtor®. You need someone you not only trust, but like to
work with. You want quality advice when you need it. Ask friends and family who they have worked with, and if they had a good experience. Make sure your real estate broker is a member of the National Association of Realtors!
6. Understand the offer process. So you’ve found a house. Know how long the house has been on the market, how the asking price compares to different homes in the area, and how comparable other properties are. Negotiation is nor-mally inevitable, so make sure to leave a little leeway.
7. Get a home inspection. This will tell you if there are any problems with the home that you weren’t aware of when you made the offer. Know what’s inside the walls, underneath the floors, if the roof leaks or there is flood damage. You’ll be happy you did.
8. Know what you’re signing before you sign. Ask for draft copies of anything you are supposed to sign before the clos-ing date. This will help you figure out what you’re signing. If you don’t under-stand something, don’t be afraid to ask someone in your network of contacts to explain.
Still have questions? Ask an experi-enced local Realtor® what you need to know before buying your first home.

Today’s Home6 FALL 2015
USA Today recently published an article on the six best states to flip a house and Washington made the list. Last year, the average profit of flipping a house in our state was roughly $90,000 with no signs of a loss of momentum this year. Nearly 3,000 homes were flipped in Washington last year at almost 50% return on invest-ment. That’s a healthy profit and can be worth sinking your money into. In addi-tion to being potentially lucrative, flipping a house can be very gratifying. It can also be frustrating if you’re new to it, not mak-ing as much as you want to or don’t have a good eye for what can make a house more appealing to a buyer.
Here are a few upgrades that matter the most and the answer of how to get it done:
Create Curb AppealImagine walking up your driveway as a
potential buyer. Does the exterior leave a lasting impression? Begin the process of preparing your home for sale at the front door by creating an inviting entryway that will entice potential buyers even before they step foot inside. Adding a pop of color to your front door will make a statement, and changing out the hardware fixtures will update the look instantly.
Cleaning up your lawn, power washing siding, and planting trees, bushes and flow-ers are simple ways to invest in your home’s curb appeal. Lining the walkway with solar-powered lights is also a nice touch.
Update the BathBathrooms and kitchens are the most
popular renovation projects, with the great-est number of consumers concentrating their attention on the bath, according to a
recent House and Home survey of home-owners.
When remodeling, focus on details that can quickly update the space, such as installing quality fixtures. As you begin the selection process for new bath fixtures, consider those with a timeless style that will be appreciated by you and a wide vari-ety of home buyers.
Increasing storage, along with a few other fixes, can add thousands of dollars to your home’s value, according to a Bankrate.com report. Key updates improve both the look and the functionality of the bathroom. Try adding storage or installing a new shower curtain rod. A curved shower rod can add up to an additional seven inches of space in the shower.
Kitchen Remodel & UpdatesMore than two out of five real estate
professionals rank updating the kitchen cabinets and counter tops as the single most important upgrade that can be done. Unfortunately, it is the most costly but the return of investment is a staggering 134.9%, not to mention the appeal that it brings to buyers. First impression is made only once. If you want your home to stand out above the rest, a kitchen remodel or update is a must.
Concentrating on essential repairs and easy updates can instantly change the per-ception of your home and help you make the most from your sale.
What matters the most, is finding the right combination of products that appeal to your market and fit your budget. Here at Remodelers’ Direct, we have the answer, whether it be from improving the curb appeal to professionally designing the kitchen & bath, we have the solution!
Come in and work with our Product Specialist to help you find the right choice. We will sit down with you for an interview and develop your needs assessment and provide you with a Conceptual Design. We will even help with building permits acqui-sitions and project management. And if you’re not flipping houses but need remod-eling for your own home, WE CAN HELP!

FALL PLANTSALE IN
PROGRESS!
GIFT SHOPSUMMER
CLEARANCE
With summer perennials and annuals beginning to fade and tomatoes, peppers and squash now hitting their late summer stride, it’s easy to forget that autumn and early winter can be as abundant as spring and summer in the garden. Those who seize the opportunity for a second season of growth will find the planning and planting well worthwhile.
Enjoy a bountiful fall and winter harvest! The steps to a bountiful fall garden are simple.
Choose crops suited to fall growing conditions (The Branches staff will be happy to help you with this) and ensure your chosen site has organically enriched soil and adequate water.
Leafy greens, such as lettuces, spinach, arugula, and chard and root veggies such as beets, carrots, turnips, and radishes, as well as broccoli, cabbage, cauliflower, collards, kale, Chinese cabbage and peas will all thrive in the cooler weather and shorter days of fall. With a little protection many of these cold-hardy crops will even survive the winter to pro-duce a second harvest in early spring.
Fall and winter annuals are a goodinvestment
The cold months ahead are not only good for cold crop vegetables. Fall and Winter Annuals are a wise choice as well. DID YOU KNOW - Summer Annuals share their beauty for 4 to 5 months each summer. Fall and Winter Annuals can be expected to show their beauty for 6 to 7 months.
Plant winter pansies and violas now for great color through fall and early winter and again in early spring. Add flowering cabbage and kale in a month for bold and dramatic color all winter long.
Fall is for plantingHere in the Pacific Northwest, fall is the perfect
time to plant trees, shrubs, and perennials. Fall is actually to #1 choice for planting these crops and great bargains are abundant at our Fall Plant Sale. Our mild winters help promote lots of root growth during the winter which allows plants to become well established and ready for a strong start in the spring.
As the nights begin to cool and the leaves begin to turn it is not time to put down the shovel and spade. Here in the Pacific Northwest we are blessed with several more months to enjoy our gardens. Fall can be the second spring. Don’t just sit there. Go plant something!!!
FALL can be THE SECOND SPRING!

Unlike the big box home improvement stores, we deal exclusively with tile and tile products; so we have consistently better selection, better information, and better customer service. Stop by today and see what’s in store!
Start your Project & Get Inspired!Allow us to guide you through your next tile or countertop project! Whether you need a

We offer complementary design assistance! Our talented staff can help you choose the right tiles, countertops, and decorative pieces to fit your style and your home. We also have numerous in-store design boards, product samples, and idea books that can help with the design process.
Frequently Asked Questions about our Products:
Why can’t I buy any products on your website? Tile and stone can look extremely different on a computer screen than they do in real life. We strongly recommend you see the color and feel the texture of a tile in person before buying. Choosing a product that you’ll live with for 10+ years without seeing it in person is like buying a new car without taking it for a test drive! We may, in the future, sell non-design items such as thinset and tools on our website and have them available for delivery or in-store pick-up. Subscribe to our quarterly email newsletter, to keep up to date on our latest website and product developments.
I found a tile/stone at another store. Can you order it for me? More often than not, yes! We work with over 30 different tile distributors, hundreds of tile manufacturers, and can order over 100,000 tile and stone products. Contact us with the name of the product and when and where you saw it, and we’ll be able to tell you if we can get it and how much it would cost. However, if a man-made product has been discontinued, is exclusive to another retailer (such as a Home Depot or Lowe’s), or is unavailable in our region, we might not be able to order it.When looking for natural stone products from several different sources; so even if Company A stopped carrying a product, Company B might still have it. We always recommend seeing a sample of the current batch of any natural stone mate-rial in person, due to the high variation inherent in the product. The stone sample you saw three months ago might look very different from a current sample from the exact same company or quarry.
I have a tile I’m trying to match, can you help? We’ll certainly try! At least once a week, a homeowner comes to us with a broken piece of tile from a damaged shower or an old floor and asks if we can order it or something like it.Occasionally, we can track down the manufacturer and order more of the exact same tile. But if the tile is out of production or completely unavailable, we’ll let you know up front and recommend alternatives.
Submitted by Darrell Helbling, owner of Tile Lines, website www.tilelines.com.

We Manage,You Succeed.
We have provided home-owners an alternative to selling for over 10 years. It is not always the “right” time to sell.
For example, if the stock market dropped in September, would you sell your stock or wait for a recovery?
Our business model is to offer both management and selling services, which allow you to decide what the best option is given today’s market. Our services include:• Finding you the most qualified and
carefully screened tenant as possible.• Collecting rent and transferring funds
directly to your bank account.• Inspecting the property on a regular basis.• Giving you peace of mind.
We employee over 50 property managers across Western Washington; so, we are able to assign a local property manager to service your account. That means a property manager who knows your market and neighborhood. Your property manager will help you determine the best rental range and market your property in a variety of ways to find the best group of renters possible. Once
you have an interested potential tenant, your manager will have them carefully screened. We look at their credit and criminal history. We also verify their employment and rental history. Next, a lease is prepared and signed. A careful inspection of the property is completed to document the condition.
A good property manager will stay in touch with both the tenant and owner on a frequent basis to make sure everything is taken care of with the property. Good communication is the basis for a great relationship. Our manag-ers drive by the property each month to check on landscaping and other items. Once every six months we inspect the interior of the unit and prepare a report.
A “no obligation” meeting with our manager is the first step in making the best decision for your property.
Now is the time for a complimentary consultation for your property. Call Byron Hiller at 206-212-2244 and he will assess your needs and assign a manager to meet with you
We look forward to working with you!
