Why Use A Buyer’s Agent?

So, is this your first time buying a home? It is TOTALLY understandable that this can be an overwhelming experience. There is so much to learn about the process. We have friends telling us how they bought a home for 50% of asking price. Others tell us that the best way to get a good bargain in today’s market is to buy a foreclosure. Others say that we can avoid mega bucks in commissions by going to For Sale By Owner (FSBO) properties.Sometimes all this can be exasperating! And with reason. Buying a home is never a simple process. For that very reason, I recommend that all home buyers hire a Buyer’s Agent.Today’s homebuyer is much more savvy than when I began practice 10 years ago. In 2002, the average time spent looking at the market prior to contacting a REALTOR© was 2 weeks. Today, most buyers are looking online for an average of 7 weeks. Today’s buyer knows what is available, and can search the listings to see what would potentially meet their needs, and what can be crossed off the list.As buyers, many people have expressed to me that they are overwhelmed, and don’t know where to go. I totally understand.With that in mind, many home buyers just contact the listing agent. There a few things that buyers NEED TO KNOW about contacting the listing agent.The listing agent works for the seller. Think about it. The listing agent wants to make the most profit for the seller, and has the seller’s needs in the foremost of their minds. Who do you think benefits most from this?

That may seem like an obvious statement, but there are options available to you as the buyer to have someone who WORKS FOR YOU!A listing agent cannot advise a buyer what to offer. Nor what the motivation of the seller might be.Let’s say that a home is on the market for $200,000. You see this online, and contact the listing agent. You want to offer less. By regulations of the Code Of Ethics, the listing agent has only one acceptable response: “The seller will entertain all offers.”But a buyers agent works for you, the buyer. He or she can advise you of comparable sales in the neighborhood. They can say, “the comps indicate this house in today’s market should sell for this.”You can save THOUSANDS of dollars by hiring a Buyer’s Agent who knows your needs, and can work to find the property that best fits your needs and budget.And, this is the most important part, IT DOES NOT COST ANY MORE to hire a buyer’s agent than going through the listing agent. The seller pays the commissions, whether to the seller’s agency or buyer’s agency. You pay no more, but your service is so much greater.Bottom line: Find a buyer’s agent. You won’t be disappointed!
