The Best Time of Year to Sell?

A five-year analysis of quarterly condominium and cooperative sales uncovered some interesting data. The Back Bay and Waterfront sales data below exemplify trends across all the major downtown neighborhoods. The “Spring Market”, April 1st – June 30th, has long been considered the premier selling season. Sellers flood the market with inventory knowing the buyers will be out in droves. These buyers want to be in their new home by the time summer rolls around, have kids settled in time for the next school year or simply want to get the “purchase project” off their plate. And what property doesn’t look its best at this time of year; the grey of winter gives way to the longer, brighter days and the blooming flowers and trees! All true but hold on there. The Summer Market, July 1st – September 30th, is very strong competition! In fact, these two quarters take turns recording the most sales eclipsing sales in the 1st and 4th quarters.
