    Architect: Woods Bagot The recently completed Cubus building boasts exclusive open decks of differing sizes throughout various locations in the building, creating a strong identity that differentiates itself from surrounding structures. The development of Podium Tower buildings continue to prevail in Hong Kong due to local site coverage regulation, however, the design team transformed this potential constraint into an opportunity by creating exclusive open decks through the reduction of the lower-level floor floorplate sizes. Inspired by a 20th century avant-garde art movement, the name Cubus comes from the word cubism. Inspired by ice cubes, the name reflects the design of this vertical building with its original faade features and lighting effects. The art movement was pioneered by Pablo Picasso and Georges Barque, and it revolutionized European painting and sculpture. The design inspiration had to come from afar, to create a design that was truly unique to Causeway Bay. Offering exciting new retail, food and beverage, visitors will also be able to enjoy striking views towards the city when travelling inside the glass elevators.

    DFS Galleria is the worlds leading luxury retailer. Sun Plaza, the new flagship Hong Kong store, has recently opened in the premier shopping district of Kowloon. The Galleria spans three levels and almost 13,000 square meters, with a design philo-sophy to create luxurious spaces that flow naturally. Each space communicates the con-temporary, cutting edge and world-class brands on offer. The ground floor reflects youth, with perforated ceiling panels de-signed as flowers and petals; the second floor design cele-brates the aesthetics of individual retail boutiques; and the third floor design is luxurious and seductive, with soft lines in the ceiling and concealed diffused lighting. Natural marble and stone composite flooring enhance the luxurious feeling of the Galleria; black and silver glass give depth and light reflectivity to the neutral spaces without over-powering the main retail spaces. Marble is used in layers, from white to black, causing a graduation from light to dark approaching the retail spaces, providing a point of difference between the boutiques and the public areas. The sustainable design initia-tives at Sun Plaza effectively reduce the operational impacts on the environment. Initiatives include use of LED lighting, energy efficient air conditioning, variable speed escalators with occupant detection and locally sourced materials.

    Simplicity and nature in harmony is the design concept of the Garden. It adopted naturalistic and contemporary styles in its design that depart quite distinctly from traditional columbaria. Upon arrival at the Garden and through the modern oriental Moon Gate (inner-arched door within rectangular frame), one will find a statue which depicts a graceful lady playing flute as well as beautiful landscapes. Together with streams of natural sunlight, the atrium imparts a peaceful and respectful ambience. The five-storey building is fitted with natural stones, wood and glasses to merge in harmony with its surroundings. The building is designed like a museum, showcasing elements of different culture roots in a form of architectural elements detailed in each floor level.

    An open courtyard dwells at the heart of the plan to bring the outdoor within and create a softer core that delivers natural light and ventilation to the rest of the hallways. The faade, though rendered in straight and contemporary lines, is punctuated by a play of varying stone surface texture to add a rhythmic tome on the skin of the building at the same time a borrowed traditional Chinese ornamental pattern (harmony) clutters he latticed parts of the faade giving a more sophisticated feel to the overall design. The building is equipped with a hotel-grade lobby reception and advanced CCTV surveillance system with 24-hour security patrol to ensure order and tranquility within the Garden. It provides multi-functional guest lounges for memorial activities or gatherings.

    An entrance foyer class A office building which shares a major body of the latest landmark building complex of shopping commercial, five star hotel and office tower erected, an L-shaped plan with staggered ceiling of 9 metres and 14 metres high. Total floor area of 480 metre square. We started by observing the architecture of this complex and how it would like to take part in its urban context. The building complex intends to proclaim a formal statement in its own right. Its inclined facades form a loop of dynamic continuity, strengthening the entity of "multiple in one"; the complexity of the programs and yet the unity of single architectural image. 1, 2 & 3 are images of GrandFoyer (This is a winning project of APIDA 2010.     CT? Interview with Mr. Francis Yeung, Marketing Manager of Kukel

    Kukel International Group Ltd, a leading designer and manufacturer of high-tech water-heating system, has participated as one of the sponsors of BCI Asia Top 10 Awards 2011. It is the first company inventing the groundbreaking Porcelain - Energy Technology. In order to have a deeper insight into Kukel and its products, Mr. Francis Yeung, Marketing Manager of Kukel, has shared the successful story of Kukel during the interview.

    Kukel has set a new dimension for water-heating by introducing the innovative Porcelain-Energy Technology, which helps people save money in their daily life. Inventing the worlds smallest heater by using Porcelain-Energy Technology with heater integrated inside the faucet/hot shower, Kukel makes instant hot water supply possible. Water temperature can be changed according to usage type, definitely taking water-heating technology into a new horizon, which is innovative, efficient, professional and reliable. Innovative & Efficient Kukel takes the patent of Porcelain-Energy Technology revolutionizing the model of conventional water-heating. No more extended hot water pipe, water heater or hot water tank are needed. Hence, water wastage due to cold water running from pipe and unused hot water cooling down in tank and pipe can be avoided. Also, simply using single-phase electric power and patent porcelain heat conductor built inside tap or shower, customers can enjoy instant hot water supply.     Q: What is the future plan of Kukel? Since Kukel adopts a brand new water-heating system, we want to promote it as a new trend to the water heater industry. Established for over 2 years in China, Kukel will keep exploring different foreign markets and sales networks, e.g. Australia, Britain, etc., in order to let more people learn about the Porcelain-Energy Technology of Kukels products. In Hong Kong, there will be a specialty shop, like the one in Guangzhou, in the coming future. Moreover, we will expand our sales networks in various aspects, including retails, whole-sellers, government offices, developers and utilities companies (i.e. CLP Power, HK Electric).

    Q: This is the 1st year for Kukel to participate in BCI Asia Top 10 Awards, what has attracted you to join?

    As mentioned, Kukel is newly established in the water heater industry, BCI Asia Top 10 Awards can provide us an opportunity to explore our networks with developers and architects. As Kukels products are applicable to households, schools, hospitals, offices and hotels projects, the awards ceremony can help us introduce the Porcelain-Energy Technology to the concerned parties. This helps lead to the win-win situations as the "innovative", "efficient", "professional" and "reliable" technology can be widely used in the up-coming construction projects in Hong Kong.

    Q: Apart from the BCI Asia Top 10 Awards, what other services would you like BCI to serve Kukel in the future?

    BCI can organize more events, highlighting Green products, to the developers, architects, etc. Hence, companies, which provide environmentally friendly products, like Kukel, can have more opportunities to introduce the Green products for the Green designs in the future.

    Professional & Reliable Kukel has obtained the China Compulsory Certification mark (the 3C mark) to prove the safety of its products. Besides, Kukel products have been graded with The Hong Kong Voluntary Water Efficiency Labelling Scheme by Hong Kong Water Supplies Department. Kukel instantaneous hot shower is graded as Level 1, whereas Kukel instantaneous heat faucet is graded as Level 1.

    CT? Existing ConservationNew Development : The Central Oasis

    In the Chief Executives Policy Address 2009, the URA has been tasked to revitalise the ex-Central Market building. The URA announced in October 2009 a preliminary plan at an estimated cost of about $500 million to renovate and refurbish the building as well as to provide greenery, a public rest and leisure area amidst the hustle and bustle of Central. A month-long roving exhibition on four conceptual designs of the Central Oasis revitalisation project of the Urban Renewal Authority (URA) is kicked off today (Friday) and will be held at different locations throughout the territory until 1 May 2011 to facilitate public discussions on the way forward for the building. By the opinion poll in early 2010, public do not want to see an over-commercialised Central Oasis with lots of brand-name shops. The respondents would like to see the Central Oasis refurbished with ample greenery, sufficient space for cultural and art activities, retail shops for cultural products and organic food, open-air dining and affordable specialty eateries for members of the public. While the majority of respondents supported turning the rooftop of the building into a greenery public open space, they also considered it necessary to refurbish the exterior of the ex-Market building and conduct internal modifications and installations to enhance the attractiveness of the building. The respondents also want accessibility and mobility enhanced between different floor levels within the building, plus barrier-free access for people with disability. Given the high density and the need for better air ventilation in busy Central, URA proposes to adopt Central Oasis as the theme for this project. The objective would be to introduce more greenery into Central and to create an amenity space for the public, especially the working population in Central, for their enjoyment of a variety of leisurely and relaxing activities throughout the day.

    The Chairman of the Central Oasis Community Advisory Committee (COCAC), Professor David Lung, and the Managing Director of the URA, Mr Quinn Law, officiated at the launching ceremony. Professor Lung said the COCAC has been listening to people in the hope that the future building lives up to public aspirations since the project was announced in 2009. "We attach a great deal of importance to the views of the community on the way forward for Central Oasis. In this regard, we have conducted a series of consultations and studies including an opinion poll, community workshops, structural survey and character defining elements study. Mainstream opinions are in support of the Central Oasis as the theme for the building. "We have invited four architectural firms to come up with conceptual designs based on the interpretation of the mainstream public views collected. Professor Lung said the exhibition is being staged with a view to enhance understanding of the design concepts of the consultants through visual elements such as models, displays and videos so as to facilitate in-depth contextual discussions. He emphasised that the exhibition on display is absolutely not to choose one among the four designs. A final proposal will be drawn up with reference to public views collected in the exhibition, which can be described as a process focused on public opinions and facilitated by professionals. Ms. Suki Ng, Chief Editor of THE LOCAL, spoke with the four architects for learning their separate design concepts and the challenges they met.     The Central Market presents an opportunity to create a Central Gateway to the iconic escalator walkway system in Central. This gateway is created in the form of a green wall, yet far from being a simple physical link, it also forms an entrance to the adjoining public spaces and symbolizes a connection to the history of Hong Kong through the adaptive reuse of the iconic Central Market. By injecting the building with a number of new cultural and leisure activities, people can enjoy movie screenings in the atrium, appreciate the work of artists in a Pottinger Street inspired setting, as well as hang out in the green pocket spaces defined by the historic market stalls. Through an emphasis on connectivity, community and conservation, the design strengthens the building's relationship to the surrounding and to the people of Hong Kong by the introduction of a symbolic gateway which anchors the Central Mid-Levels Escalators. Through a ramp system which takes its inspiration from nearby Pottinger Street, the raised escalator network is connected to the ground through a seamless path that takes people through the building, via historic market stalls which recall the history of Hong Kong. At street level, the building opens up onto surrounding streets by removing the perimeter concrete walls, all of which combines to create a building that coherently strengthens the concept of connectivity, community, and conservation. As the building was built over 70 years ago, the design solution had to overcome many of the constraints that were imposed by the age of the building. From a design point of view, the Bauhaus elements which define the character of the building had to be integrated into the design concept, while simultaneously, the structural integrity of the building had to be considered. In order to preserve the character of the building, the Bauhaus-style elements such as its rectilinear form, the horizontal stripe openings and the rounded building corners are preserved. Other character defining elements including the grand staircase facing Queens Road Central, the representative market stalls, the general layout on various floors, the internal footbridges and the central atrium are also preserved. These elements combine to define the character of Central Market and it is vital that they are preserved in the design while adapting them to the new requirements of contemporary society in order for the building to be significant in the future developments of Hong Kong. The grid structure, which is another defining element of the building, is also preserved but strengthened to allow structural support of the new design. Central Gateway is not a simple architectural renovation or design. It is an architectural intervention; one which brings the building into contemporary society and the future development of Hong Kong through a delicate conservation of the building's heritage. By opening the building to the surrounding context, the design bridges the building to the urban scale, creating much needed public spaces which would serve to alleviate the congestion of Central. The building also becomes a stage for cultural performances, strengthening the community while conserving the key elements of the building.

    This is a design driven by the general consensus built on over 6,000 questionnaires that ample greeneries & public amenity spaces should be provided and the future market should not be commercialized like a mall while the characteristics of the Central Market should be preserved. Thus, the designer team proposes the U.F.O. (Urban Floating Oasis), a volume hovering above the Central Market where people could enjoy swimming, jogging and organic farming while providing a maximized 2 layers of greenery, above and underneath the UFO. Moreover, Centrals unique vitality and diversity would be extrapolated to the New Marketplace, where people could interact by strolling through small scale stores selling local products and exhibition galleries showcasing HK artists or enjoy egg waffles and milk-tea in Dai Pai Dong at affordable prices. Meanwhile the elegance of the Central Market would be revived carefully. The horizontality of windows, the sunshade overhangs, the rounded building corners, the grand staircases, the aura & proportion of the central atrium and market stalls of high authenticity etc. are all preserved and restored. Moreover, the team believes that the differentiation of original and additional is important, therefore the U.F.O. is dressed up in a delicate skin in complete contrast with the Central Market. The faade facing Des Voeux Road Central, which was reconstructed in Mid 1990s for link bridge connections, would also be replaced by the skin same as the U.F.O.     Themed Urban Cocoon, the concept takes the metaphor of a transforming change, through which the revitalized design could expand vertically upwards and downwards within the retained faade, into a city health station housing a multifunctional amphitheatre, cultural and design retail, green deck on roof floor and a butterfly cone. It is hoped that this innovative design would cleanse the existing dogmatic beliefs on revitalization and raise the bar in the publics understanding of conservation. The architectural designer for Urban Cocoon Barrie Ho believes that any design concepts or directions should be based on a flexible idea of revitalization, rather than just mummifying the architecture and preserving just for the sake of it. Modernist architecture, the design style of which the Central Market belongs, emphasizes on timelessness and flexibility. Indeed, Hong Kong has gone a long way in the journey of conservation the public sentiment and knowledge to historical buildings have evolved from the earliest stages of indifference to the currently prevalent active across the board preservation. It is about time the people of Hong Kong moved on to a more visionary stage. Around the world there have been many interesting interventions on historical buildings that creatively re-energise the buildings and opens up new possibilities for the future. It is on similar basis that Urban Cocoon is designed. On the basis of retaining fully the faade, "Urban Cocoon" proposes the concept of green living and a city health station throughout the renewed architecture supported by a new structure. It also aims to achieve sustainability on various levels. The design extends the building height by 2 floors above and 1 below, enlarging the floor area to some 160,000sq.ft. to meet the expanded need of the district as a result of times. Themed to provide a green living, there would be an amphitheatre for free performances on the LG/F, up above are green living shops, workshops and galleries. The atrium is also widened in the scheme, for a visual connectedness among the floors as much as introducing maximized sunlight. The streets surrounding the former Central Market is also proposed to be pedestrianised on holidays for a better sense of community within the district as well as for a maximised free public open space. The concept of sustainability stretches from the renewed structure to the many green features. The new Upper Roof Floor is a green garden open to the public 24/7, equipped with rain collectors, photocells, wind turbines, bicycle pedal power generators, etc. The top most Solar Roof Floor is the Green Techno Trail, where visitors could go up observe and be educated about the green technologies on Upper Roof Floor at close range. The design is also green in the sense that only fresh air inlets to be installed for the atrium, rather than air conditioning.

    The heritage value of a building cannot be quantified through its architecture alone. The activities, memories and historical events that take place in and around a building, form a collective and living history that we come to associate with that building. This collective memory defines the buildings heritage value. Buildings such as Central Market provide the built environment with context and historical continuity. Architectural and cultural heritage are mutually important with regards to conservation. It is the memories that we associate with buildings like the Central Market that contribute to a sense of identity and as such are objects of pride. The Approach to adapting historic buildings for new uses draws on the existing historic fabric, imbuing it with modernity and freshness. Through reversible adaptation we safeguard the atmospheric quality of the existing building whilst creating a dynamic space that is relevant to its new inhabitants. Through adaptive reuse, the scheme preserves and reinstates a majority of the existing buildings character. These include the linear and corner glazing, which are design features that contribute to buildings uniqueness. Also, by retaining the market stall partitions and adapting the spaces between them we create versatile areas for use as public seating, dining booths, food kiosks, commercial and exhibition space. The design strategy ensures that the character of the market street is retained throughout the building. To strengthen this we propose to reinstate a working market on the second level, which would allow visitors to experience the character, colours, smells and atmosphere of the diverse market that once thrived within. The activities that take place within the building are divided by floor levels. At the ground level there is an atrium within the existing courtyard area which provides space for public events such as performances and exhibitions. As well as an internal public space there is also an external courtyard area which is landscaped to provide an external sitting out area adjacent to cafes. On the first level of the building are restaurants, a food hall and shops selling local delicacies. At level two we have located a gallery alongside the mid-levels escalator link and reinstated a market with stalls selling organic vegetables and fruit as well as local arts and crafts. Activities at roof level are focused on leisure with landscaped areas for exercising and relaxing. These are complemented by cafs, bars and a restaurant, all of which have internal views across the courtyard openings and views out across the surrounding streets. For a more elevated view we have added an additional level of access to an observation deck on the upper roof which looks out across Queens Road Central. It is the belief that the Central Market building is a highly adaptable space which provides a great opportunity to create a vibrant and dynamic place within the fabric of this historic buildings existing framework. Total commitment and tremendous efforts dedicated from each project team member are required to help enhance standards of buildings. The Awards have been established since 1965 and has been well recognized as the most important architectural award given in Hong Kong.

    Jury Report: The project encom-passes four individual houses in an integrated design setting in the development. The jury considers that, by sitting the four houses on series of platforms instead of a vast scale of site formation, site planning of the project is a careful and respon-sive solution to the site condition. The project demonstrates high design sensitivity to natural land-scape and topography. The jury is impressed by the sense of humane proportion and cozy atmosphere created, which too often is lost in high-end residential development. The materials employed are well-articulated and carefully detailed.

    HKIA Merit Award of Hong Kong - Residential Building Awarding Project: Valais Clubhouse Architect: Ronald Lu & Partners Jury Report: Clubhouse is a common element for private residential developments in Hong Kong. This project calls for a stand-alone private recreational and leisure space. The design demonstrates respect towards the surrounding environment through the progression of well-proportioned and intimate spaces. The jury is also impressed by the sense of tranquility and harmony delivered through the careful detailing of tectonic, form and materials. It reflects on how private residential clubhouse in Hong Kong can be reconsidered.

    HKIA Merit Award of Hong Kong - Community Building Awarding Project: Additional Columbarium at Diamond Hill Architect: Architectural Services Department, HKSAR Government

    Jury Report: The project is an extension of a columbarium with ancillary facilities. While the provision of public space at the ground floor could have been better designed with higher sensitivity in the urban context, the jury was delighted to see the skillful balance between functional requirements and spiritual ambience. The project shows an intelligent spatial planning by making use of bai-shan customs (the Chinese Tradition in paying respect to ancestors) to incorporate the programmatic needs.

    HKIA Merit Award of Hong Kong - Community Building Awarding Project: Siu Sai Wan Complex Architects: Architectural Services Department, HKSAR Government

    in association with Ronald Lu & Partners Jury Report: This project consists of leisure and recreational facilities for local residents. The functions are organized in two building blocks connected by an atrium in the middle, which becomes an uninterrupted urban connector for the community. It demonstrates sensitivity in defining the role of a civic project in the context. The jury is pleased to see the introduction of urban activities into the design via the invention of the semi-enclosed atrium, which allows and encourages public interaction. The sense of place can be further reinforced by adjusting and articulating the atrium to make it less of circulation nature.

    Special Architectural Award - Urban Design Awarding Project: The Village at Sanlitun Architect: The Oval Partnership Ltd Jury Report: The project shows how architectural intervention impacts on urban sustainable growth in Beijing. The linkages to the surrounding fabric through series of event spaces capture the urban dynamics and make a continuous lively experience. It demonstrates how urban spaces could be created through careful massing disposition, solid-void relationship in the rapidly-developing Mainland China City. The jury is impressed by the pocket spaces created for social intermingle as well.

    Jury Report: The alteration and addition works are important for sustaining the life of architecture, especially in Hong Kong where buildings are tended to be demolished quickly. The scale of the project is relatively small, but the architects attention shown in the project is not small. The Jury hopes that with this carefully-delivered example, Hong Kong will encourage more projects of this kind for revitalizing and adding value to old buildings.

While we are still chilled by its classics, VOLA is presenting another masterpiece the Towel Warmer. The Towel Warmer, won GOOD DESIGN award, is innovative for the built-in unit where all the technical units are hidden behind the wall. Its built-in cable allows customers in Hong Kong to use more easily. As the brands local agent, the famous furniture select shop ViA invited the Area Sales Manager of VOLA, Mr. Carsten G.Hartmann, to come to the town sharing the joy of design and brand history.

    A party in bathroom The cocktail party was held in the ViA showroom, which was furnished by bathroom accessories. Surrounded by VOLAs bathroom products, the guests found themselves having fun in an extensive bathroom setting. Accompanied by ViAs Director Kevin Tse, Mr. Carsten G.Hartmann outlined the advantages of the Tower Warmer and recounted the brand history to the guests. After the sharing session, Carsten had a nice chat with guests and all of them spent a delightful evening meet in bathroom.
