Welcome to the Green Globes for Sustainable Interiors Training Program Presenting today is myself, Dianne Elliott, I have been with the Green Building Initiative for five years as a Customer Service Project Manager. I manage projects through the assessment process and create and provide training to clients and for our Personnel Certifications. I also assist in the product development process. Presenting with me today is Kevin Stover. Kevin please introduce yourself.

Sustainable design is about creating long-term, cost-effective solutions that deliver excellent performance and results. It involves designing, or redesigning products, services, processes or systems to avoid or repair damage to the environment, society and the economy.

Millennials Impact on the Workforce

Part of sustainable design is understanding the type of work that will be done and the hours or operation. Discussing hours of operation and tasks to be completed will help make the space most efficient for each occupant. In addition to the type of work and hours of operations, designers need to understand the workforce that will be occupying the space. More than one-in-three American workers today are Millennials (adults ages 19 to 35 in 2016), and in 2015 they surpassed Generation X to become the largest share of the American workforce, according to new Pew Research Center analysis of U.S. Census Bureau data. http://www.pewresearch.org/fact-tank/2015/05/11/millennials-surpass-gen-xers-as-the-largest-generation-in-u-s-labor-force/ By 2025, a significant amount of the workforce will be millennials. The Wall Street Journal estimates that number to be 74 million.

Part of understanding the workforce, is understanding their preferences, likes, dislikes and what they deem to be important. A 2010 study conducted by Johnson Controls found that 22 percent of young workers are open to sharing desks with their co-workers. Seventy seven percent said they would prefer to hold meetings in informal areas instead of actual meeting areas. Young workers are attracted to a “bright, light and open working environment.”

Millennial workers want their work to mean something; how do they fit into the big picture. They also want to work in an environment that aligns with their personal values. Building spaces with sustainability and flexibility in mind will attract the best of the millennials to your buildings. In most cases, the attributes of smart sustainable interior design doesn’t just get employees motivated, it can also make them more productive. To management and a design team, this presents an opportunity. [Add in pieces from below as you see fit] Notes: If millennials buy into the big picture, then their drive is boundless. Helping them understand the bigger picture is the best strategy for motivating them. They become excited, passionate, hard—working and energetic. A good way to provide such a balance is through workplace flexibility. Offering flexible schedules is a great motivator for millennials. For millennials, work—life balance isn’t some distant pipe—its an expectation. Rather than demanding that they work from 8 to 5, offer them an opportunity to leave early if they complete their tasks. They will work like crazy.

What is the best way to ensure the newly designed spaces meet the needs of the company and its occupants? Using an integrated design process. As called out in the Green Globes for Sustainable Interiors Tech manual and cited from the Whole Systems Integrated Process Guide, the basic elements of integrated design are: Assemble the right team Fully engage client in the design decision process Align team around basic aspirations, the core purpose, and the core values Identify key systems to be addressed that will most benefit the environment and project Commit to specific measurable goals for key systems Optimize the design of systems Follow through during the construction process Commission the project, as appropriate for a Sustainable Interiors project Maintain the systems Measure performance and respond to feedback – adjust key aspects of the systems accordingly In addition to using the IDP, designers will take into account four other considerations in sustainable interior design: Bold Colors, Natural Scenery, Mobile offices and Productivity. Each will be discussed in the coming slides.

Bold colors are often the sign of modern office. Color in conjunction with lighting, artwork, texture, windows/daylighting can improve the interior environment, emphasize branding, and improve way finding. Color, texture, art, lighting and furniture play a role in interior branding. According to Lynn Baker of Ascent Architecture & Interiors, “We can use colors to literally communicate the brand to our clients’ customers, potential customers, stakeholders, employees and community. An example of environment branding includes repeating colors from your logo in your space. Additionally, we use color to communicate a feeling or quality associated with your brand. If a brand prides itself on being “fun,” for example, a designer might select bright or energetic colors. Google is a company that famously communicates its “fun and playful” brand identity into its interior by using the brand’s multiple colors and showcasing unique design features, such as an indoor slide or mini-golf course. In today’s design world, they often shape the path to the conference room, break room or coffee bar. This type of “way finding” is a unique approach to helping businesses define their interior spaces and create an efficient flow through the office. This helps employees and visitors move through the space effortlessly and can eliminate confusion for visitors. If you’ve ever circled through a client’s office looking for the “large conference room,” you’ll understand the need for way finding. The solution is to create paths that are accented by colors, designs or shapes. A red horizontal paint stripe running along the middle of a wall can provide the visual direction, leading you from the reception area to the red conference room. Exposure to natural elements has been proven to increase morale and productivity. To create a more out-doorsy space, consider purchasing plants like English Ivy, Boston Ferns and Red-Edged Dracaena (pronounced drasina) , which improve air quality of the office. “Slate walls or floors” or “blue that mimics the sky,” per AAA Business Supplies & Interiors are two additional elements that simulate the outdoors. Another idea is to place furniture on an outdoor patio or roof area to encourage working in the fresh air. Of course, you can always add large windows for more natural light, too. On screen is a an image of the Ater Wynn (pronounced with long A) offices in Portland Oregon that use natural features in the office space, floor to ceiling sliding glass doors that leads to a patio that has multiple meeting tables and chairs.

Why is lighting important??? Safety – lighting must be adequate to eliminate workplace trips and falls. Health – Two illnesses, Sick Building Syndrome (SBS) and Seasonal Affective Disorder can be caused by poor lighting. They can cause people to become extremely lethargic, irritable and generally lack energy, which is very disruptive in the workplace. Both illnesses can and often lead to depression, which can in turn lead to long periods of time where the affected are unable to work. Productivity – High cubicle walls, yellow incandescent lighting and the lack of natural light has been proven to lower productivity. And Occupant comfort/satisfaction

Lighting design should consider all of these factors in addition to the type of work being done. For example, occupancy sensors make a poor design choice when it is important for astronomers to work in the dark. In an office space, with the increased use of computers and the decreased use of paper, daylighting and lighting controlled at each individual workspace are preferred over fluorescent overhead lighting. It gives each employee more control to adjust lighting to their comfort level.

The GBI is an ANSI Standards developer since 2005. The American National Standards Institute approved the formal process the GBI used to define a national standard for green building assessment & certification. Over 105 people participated in the development process and the technical committees to create the standard. Four federal agencies were represented along with the AIA and the USGBC. We developed Green Globes for NC from the ANSI standard…… The GBI is currently in the process of revising the standard using ANSI’s continuous maintenance process. The revised Standard, designated BSR/GBI 01-201X according to ANSI protocol is currently under review. The committee is currently reviewing comments from the first public comment period. According to GBI’s published Schedule for Maintenance, this is one of at least two public comment periods under ANSI’s periodic maintenance requirements. GBI plans to maintain the Standard under continuous maintenance to allow for annual or biannual updates.

Green Globes is… North America’s first interactive design guidance, environmental assessment and rating tool It traces its origins to a system started in the United Kingdom called BREEAM, Building Research Establishment Environment Assessment Method. BREEAM is a widely used environmental assessment method for buildings and one of the first systems used globally to rate existing buildings. It set the standard for best practices in sustainable buildings and has become an important measure in describing a buildings environmental performance. More than 250,000 buildings are certified under BREEAM and 4000 under Green Globes in US and Canada.

GREEN GLOBES IS ACCEPTED AS EQUAL TO LEED BY NATIONAL AUTHORITIES and has achieved recognition by the U.S. federal government. In 2012 a report commissioned every 5 years by the GSA found that GBI’s ANSI Standard version of Green Globes for New Construction met more of the requirements of the federal government than any other program. In 2013, recognition came in a letter to the Secretary of Energy in October 2013 where the GSA recommended agencies use Green Globes and LEED certification systems. In 2014, the Department of Energy adopted a RULE for all Federal agencies that if they want to use a green building rating system for new construction, it has to be either Green Globes or LEED.

Green Globes has been used to certify a wide variety of sustainable buildings in both in the public and private sectors. As of May 2016 over 800 have been certified in the United States. Private sector users of Green Globes include Whole Foods Market, Price Chopper, Fidelity Investments, Internap, and Drexel University. Public sector clients include federal government agencies such as Veterans Affairs, GSA, NASA, NIH, and the Forest Service. All of our programs within the Green Globes Rating system include the following features: Interactive online evaluation Saved responses update the score Online tooltips area available for many criteria Survey is based upon a maximum 1000 point scale Weighted Criteria: The Green Globes 1000 point scale allows for weighted criteria. What this means is that the assigned number of points for individual criteria reflects their relative impact and/or benefit on the sustainability of the building Energy has the highest value in all programs Weighted criteria emphasizes truly sustainable design while minimizing unnecessary “‘point chasing” for criteria that are outside of the project scope or provide relatively little environmental benefit. Animation No Pre-requisites Weighted criteria also negates the need for pre-requisites. Pre-requisites prohibit buildings from measuring any level of sustainability. They are excluded. By utilizing weighted criteria and no pre-requisites, Green Globes provides a more holistic view of a building providing credit for sustainability measures rather than penalizing for lack of prerequisites.

Non-applicable provisions The online survey has an NA option for many of the criteria. Even if the survey doesn’t allow an NA response, the assessor has the authority to award an NA. Management, Energy Performance, and Water Performance criteria are ineligible for N/A designation. (Energy and Water performance are not part of the SI program) No penalty for NA. In most cases, NA points deducted from the overall applicable points which lowers the denominator when calculating the project score. Essentially it makes other criteria worth a higher percentage. Assessors must use professional judgment to verify technically compelling reasons for NA based upon the following circumstances: Jurisdictional (local jurisdiction not allowing irrigation for landscaping) Occupancy related (Data Centers – thermal comfort criteria) Regional circumstances (HVAC cooling equipment for very high altitudes, regions where passive solar can meet the majority of domestic hot water and heating needs) Project type – (Core & Shell – Highest number of NA, Major Renovation - Green Globes treats major renovations under the Whole Building approach which lowers potential NA, but likely more NA than standard NC project) *************It is important to clarify if a client chooses not to do something, and it is possible within the project to do so, the response should be “No”, not NA*************** Animation Thresholds for incremental recognition Some criteria provide points based upon a threshold value, higher points for higher achievement levels

Green Globes is designed to guide and assess building sustainability through design, construction, and occupancy. The Green Globes for New Construction and Green Globes for Sustainable Interiors rating systems help users identify targets and goals for creating a green building, provides recommendations for improvement prior to construction, and assesses intended building performance. The Green Globes for Existing Buildings rating system assesses actual building performance and operations by helping building owners and facility managers benchmark their progress, track return on investment (ROI), and avoid performance slippage. The “Green Globes Continuum”, refers to the continuous cycle of a user evaluating their performance, undergoing a formal third-party assessment, and then implementation of improvement recommendations to monitor and enhance sustainability throughout the building service life.

Eligibility for all Green Globes programs are defined in our Eligibility Guidance document. All projects must be in the U.S. or in a U.S. territory. A Green Globes SI project is typically: General An enclosed structure or a space within an enclosed structure, separating an inside from the outside, with no sides regularly open to the outside. Has a contiguous project boundary and its site – no separation or isolation of project areas (islands) between project site or building elements. Interior spaces must not be a “checkerboard” group of offices for example, with non-certified spaces in between. However, a collection of separate spaces or floors fit-out in a building on the same tenant improvement schedule may be considered as a single project. Size Is a minimum of 400 square feet. Permanent Location, Fixed Configuration Is constructed as a fixed structure on a permanent site. The occupied, interior space must be a fixed amount of square feet. Building and Project Types Is included as a commercial building within the CBECS database Occupancy and Conditioned Space Is typically designed for human occupancy Has been occupied less than or equal to 18 months Energy Systems Typically contain HVAC systems that are controlled within the building or space for maintaining space conditions, subject to adjustment or management by occupants themselves. Water Systems Typically contains water systems designed for human occupancy. Special Considerations Special assessment guidance applies for SI projects that are major renovations, additions, or core/shell or projects that comprise a group of similar buildings.. Separate (non-contiguous) spaces must be certified as individual projects unless part of the same project renovation in the same building. Site and building criteria might apply to each interior space within a building or among a group of buildings, on a college campus or retail strip mall, and be evaluated for credit collectiv Whether a project-specific or a whole-building/entire-site perspective is used to assess a criterion as NA, the same approach must be used for all credits in the project. Projects cannot selectively choose whole building/entire site perspective as non-applicable for some criteria, but not for other criteria. This principle applies to subordinate spaces in a parent building. Core/shell projects are not eligible for Sustainable Interior certification. However, core/shell projects may be certified under Green Globes NC and subsequently the build-out spaces may be certified under Green Globes SI.

Our Sustainable Interiors program also know as (SI). Includes Tenant improvement projects, fit-outs and remodels It guides the integrated design process and measures intended performance Three Online Surveys Pre-Design – Optional and does not contain any scoring Construction Documents – Required Post-Construction – Required. Only available after the construction There is no schematic design survey in this program. The first survey, Pre-Design (PD), is optional and does not contain any scoring. It is designed to help project teams early in the construction process understand the Green Globes assessment requirements. The next two surveys, Construction Documents (CD), and Post Construction (PC) are identical. Unlike the PD and SD surveys, they are scored and required as part of the assessment process. Each of the CD and PC surveys has two versions that are retained part of the project record; one for the client and one for the assessor. There are two paths to certification Final CD Assessment & Certification Includes one mandatory document review post-construction If the final cd assessment certification path is selected, only the Post Construction Survey is required. GBI will complete both the client and assessor version of the survey. Design Review and On-Site Assessment & Certification Includes two mandatory reviews Stage I Design Review Stage II On-Site Assessment If the design review and site visit certification path is selected, just like with our NC program, the Construction Documents, and Post Construction surveys are required as part of the assessment process.

Information flows between versions surveys during the assessment process. Only one survey is accessible for edit at any given time, but other versions are available to view. Once the user completes and submits their CD survey, the GBI releases the assessor CD survey to the assessor for edits. All client responses from the Construction Documents survey flow to the assessor version, and the user no longer has access to edit their responses, but they are still available to view. After the assessor completes and submits their CD survey, the GBI will release the client Post Construction Survey to the client which includes the assessor’s Construction Documents survey responses. Once released, the assessor no longer has access to edit. The completion and submission of the PC surveys works the same as the CD surveys.

A project manager will be assigned to you after entering your assessment order. The GGP – or Green Globes Professional – works as an independent agent to assist building owners and design teams to facilitate the green design and delivery process. They are authorized to review documentation, perform site visits to interview key personnel and tour the building to determine point awards. They write the final building report and recommend a certification rating based upon the verified number of points achieved.
