• An estimated nine million people currently live in the Private Rented Sector (PRS)

• 2011 figures – nationwide, accounts for 15% of the population

• Higher in cities – particularly in London – estimated 24%

• The sector is rapidly growing – almost doubling in size in the decade to 2011

• Expected to house 20% of all households by 2020

• An estimated 35% of homes in the PRS do not meet the Decent Homes Standard

• One in Five Homes in the PRS had one or more category 1 hazards according to the HHSRS

• One in eleven renting families are living in a home with electrical hazards

• Large amount of anecdotal evidence showing widespread poor conditions and concerns

• Mandatory inspections of installations and supplied appliances for the PRS

• Period not exceeding five years

• Visual inspections more regularly – and on change of tenancy

• Supply proof to the tenant that the property has been inspected and is safe

• Help councils introduce Selective Licensing

• Improve data collection and sharing

• Promote self regulation & accreditation schemes

• Improve guidance on rights and responsibilities
