In Collaborate, you can save search-es for yourself, which is an excel-lent way to create efficient template

searches. If you concentrate on certain areas, why not save these locations so that you can reuse them? Don’t use any-thing but the most basic criteria, like in this example, a map shape. Save the search for Myself with no notifications.

It will be stored in your Saved list, which is conveniently located in the same location as new searches. To use this saved search, click on it, enter your client’s criteria, set the appropriate no-tifications, and save it for the client. In this way, you can very quickly use the same basic search for many clients without having to start from scratch each time.

CCI Videos Available in the Condo Corner

The Canadian Condominium Institute (CCI) offers many informative videos for clients interested in purchasing

a condominium. The videos are under five minutes in length and deal with important topics such as reserve funds, condo finances, status certificates, and more. Hosted in YouTube, they are easily sharable with your clients. Check out our link to CCI’s education videos in the Articles and Videos section of the Condo Corner.

Professionalism in Real Estate In this regular column for Across The Board, we will feature tips focusing on REALTOR® professionalism. This month’s edition is the first in the se-ries of the Three Cs – Common Sense, Courtesy and Communication.

Common Sense• Urge the Buyer to get pre-qualified. Showing homes that Buyers cannot af- ford, or that do not meet their needs, is an exercise in futility for all parties, including you.

• Learn the facts about a property be- fore showing it. If you do not know, say so. You may be legally responsible for misrepresentation of a property or facts.

• Exhibit honest, ethical behavior when showing another Firm's listing.

• Allow only registered persons to con- duct showings on your behalf. Having an unregistered friend or spouse "cover"

for you is in violation of the Real Estate and Business Brokers Act.

• Undertake to provide professional services only in the areas of expertise that you are most familiar. If you need assistance, ask for it.

• Be clean and neat in your personal appearance. Keep your car clean as well, to ensure your client's/customer's comfort. Drive carefully at all times.

• Upon cancellation of an Agreement of Purchase and Sale, deposit monies must be promptly disbursed in accordance with the Real Estate and Business Brokers Act and any mutual releases.
