    A/C CONTRACTORS ONLY ARE PERMITTED ACCESS TO ROOFING. Complete Application to Replace Air

    Conditioning Unit (see Architectural Guidelines on website for form) in its entirety PRIOR to commencement of

    work. All information MUST be completed including permit # or a copy thereof and submitted to Property

    Management Office. If form is not complete, work WILL NOT BE APPROVED.

    • Read and understand all Air Conditioning/Roofing Specs before installation (Refer to Architectural

    Guidelines on website).

    • Air Conditioner Contractor’s Responsibility - (see Architectural Guidelines on website for information). IT

    IS OWNER’S RESPONSIBILITY TO ENSURE CONTRACTOR IS AWARE OF SPECS, CRANE IS UTILIZED,

    • All electrical work in connection with any new installation of air conditioning equipment MUST be verified for

    compliance with all applicable Building Codes including new update, as required. This includes disconnects,

    wiring, conduits, connections, weatherproof assemblies and any and all related items. Refer to Architectural

    Guidelines on website.

    • In connection with this work, existing units MUST be removed with GREAT CARE, protecting roof assembly AT

    ALL TIMES, flashing, curbs, etc.

    • New unit MUST be a Rheem 2.5 ton and heat (or equal) unit with new thermostats. Refer to Architectural

    Guidelines on website. A/C unit MUST be maintained annually. Ensure tie-downs and curbs are replaced and

    secure and drainage from roof has been properly completed.

    • Air Conditioner MUST fit the original wood curbing. This requires a transition metal curb designed per the original

    unit to enable connection of the new unit in the transition curb. Utilize code-approved anchorage strapping. New

    wood curbs MUST be mechanically anchored into the concrete with minimum penetration of 1.5 inches. Refer to

    Architectural Guidelines on website.

    • Roof membrane MUST run up over the top of the wood base curb prior to transition curb mounting. Refer to

    Architectural Guidelines on website.

    • Seals MUST be kept in water-tight condition. Refer to Architectural Guidelines on website.

    • Offset draft air conditioning units ARE NOT permitted. They are considered hazardous with high winds and are

    subject to easier blow-off which could damage roof. Refer to Architectural Guidelines on website.

    • All roof repairs MUST be implemented with Johns Mansfield .060 mil PVC compatible products. Refer to

    Architectural Guidelines on website.

    • DO NOT USE ASPHALT PRODUCTS to seal any breach in the roof system. Refer to Architectural Guidelines on

    • As per Palm Beach County Inspector - tie-downs are MANDATORY for 175 mph winds; proper installation using 6”

    screws (4 on center) and metal strapping to curb is required.

    ANTENNAS AND SATELLITE DISHES

    • Antennae are not permitted.

    • Satellite Dishes MUST be mounted on to satellite dish pole within confines of Courtyard.

    APPLIANCES/DISCARDED

    • Discarded appliances, such as refrigerators, MUST have doors removed PRIOR to discarding at dumpster area

    BASKETBALL STANDARD

    • No portable basketball standard, backboard or apparatus shall be constructed, installed or maintained on the

    property including Courtyards. A basketball standard includes pole, base, backboard, net and rim that make up

    the play system.

    BRICK VENEER

    • Damage to brick veneer on exterior of building is prohibited. Repairs for damage will be charged to owner; owner will

    be responsible for charge incurred plus an administrative fee.

    • Re-grading of soil is prohibited. If there is a concern with grading, please contact the Board of Directors or the

    Property Management Office.

    BUILDING EXTERIOR

    • NOTHING is to be attached to building, railings, balconies, fencing, soffits or draped over fencing AT ANY

    TIME.

    • Fixtures, such as lighting (exclusive of building entry light fixture), cameras, hammocks, swings, canopies, banners,

    decorative lighting, etc. are not to be placed, hung or mounted to building exterior, which includes but is not limited to

    soffits, buildings, fencing, etc.

    • Owners are not to paint or otherwise decorate or change appearance of any portion of exterior without approval of

    Association. Owners shall be responsible for any damage to building exterior due to owner’s use or that of his/her

    lessees or guests. Owner nor Association shall make any alteration in the portions of a unit that are to be maintained by

    the Association or remove any portion of them or make any additions to them or do anything that would jeopardize the

    safety and soundness of the building, or impair any easement, without first obtaining approval in writing. Owners who

    have not obtained approval will be required to remove fixtures and restore exterior to its original appearance, at their

    expense. Failure to comply will result in Association restoration; owner will be responsible for charge incurred plus

    administrative fee.

    • Exterior building color must be same paint color as hurricane shutters (Sausalito 214-2/1209-2 satin) for color

    uniformity. Paint can be obtained from PPG/Porter Paints. For touch-ups, paint color must be a match to existing

    building color. If not, re-paint building exterior in Sausalito 214-2/1209-2 satin which can be obtained from

    PPG/Porter Paints.

    • Paint color variation will not be permitted.

    • Courtyard size is currently 13’ 10” x 22’ 6” as indicated in By-Laws and amended as per Article VII as 13’ 8” x 24’ 6”

    and must remain as stated.

    • Concrete patio structure can not be removed.

    • Concrete patio can be painted or overlaid with tile; enhancement is permitted as long as it does not jeopardize

    integrity of concrete or cause any maintenance issues. An ARC Form (found on website) MUST be submitted PRIOR to

    any work and approval MUST be obtained PRIOR to any alterations/commencement of work.

    • Concrete patio structure must be kept in good repair.

    • Monetary damage to Courtyard/Concrete Patio will be charged to owner; owner will be responsible for charge incurred

    plus administrative fee. If Courtyard tree is determined to be cause of damage to building, balcony (s), fencing,

    concrete/patio, owner will be charged for repair.

    COURTYARD EXTERIOR

    • In-ground solar/electrical lighting, potted plants, etc. are not permitted within Common Areas.

    • Plants are not to be removed from Common Areas.

    • Lawn expanse is not to be used as a play or recreational area (sprinkler system prevention).

    COURTYARD FENCING

    • Courtyard fencing MUST be same stain color as Storage Area for color uniformity (Douglas Fir 3566, Super Deck

    Enhanced, Waterborne Formula, Exterior Deck Stain, Semi Transparent, 6509-30860 Tint Base) obtained from

    Sherwin-Williams.

    • Courtyard fencing can not be dismantled.

    • Fixtures, such as lighting, cameras, Knox Rapid Access System boxes, hammocks, swings, canopies, tarps, pop-ups,

    tents, awnings, patio covers, portable shade structures, hanging plants, etc. can not be mounted to Courtyard fencing,

    balconies, railings, buildings, soffits.

    • Owners can not mount personal choice of numeric and alphabetical lettering to exterior of Courtyard area.

    list of contractors on file who can replace or repair fencing. Any work completed by owner or owner’s contractor is done at

    owner’s expense.

    • Any variation in stain color or dimensions is not permitted.

    • Courtyard fencing must be kept in good repair. Concerns must be brought to the attention of the Property

    Management Office immediately.

    COURTYARD/COMMUNITY FIREWORKS

    • Courtyard or community fireworks not permitted.

    • If Courtyard is not maintained in orderly fashion, owner will be held accountable for discard of items, clean up,

    repairs, rodent infestations, fence/concrete patio repair/replacement, etc. If left unattended, Association will

    perform work and charge owner for services rendered.

    If left unattended, Association will maintain and charge owner for services rendered.

    • During Hurricane Season, ensure trees are appropriately trimmed.

    COURTYARD STRUCTURES

    • Courtyard extended storage units (other than the standard Builder storage area) are not permitted. Questions and/or

    concerns must be directed to Property Management Office.

    • Utility storage units (purchased from Home Depot/Lowe’s) are permitted but MUST be below fence line.

    • Patio covers, awnings, tarps, portable shade structures, pop-ups, tents, canopies, etc. are not permitted in Courtyard.

    Umbrellas, without logo, are permitted.

    • Monetary damage to storage unit, building, soffits, balconies, railings, fencing, etc. will be charged to owner. If left

    unattended, Association will repair and charge owner for services rendered.

    DECORATIVE ITEMS (INCLUDING BUT NOT LIMITED TO BENCHES AND OTHER SEATING ITEMS, WATER FOUNTAINS/WATER FEATURES, ORNAMENTAL STATUARY, ETC.)

    • Fountains/water features MUST be contained within Courtyard. It is recommended that water be chlorinated. It is

    responsibility of owner/tenant to keep fountain/water feature well maintained and in good operating condition.

    Such items are not permitted in Common Areas and will be removed.

    • Benches/gliders and other seating items are not permitted in Common Areas; such items must be contained

    within Courtyard.

    • Other decorative items including but not limited to potted plants, ornamental statuary, artistic or craft work,

    figurines or ornamentation of any kind MUST be located within confines of Courtyard. Such items are not

    permitted in Common Areas and will be removed.

    • If you are leaving unit for extended period of time, TURN WATER SUPPLY OFF.

    • If you experience a leak, shut off valve supply to your unit. Make sure you know location of shut off valve. If you

    are a tenant, ask landlord to identify exact location.

    • Shutting off water could be the difference between a few small spots of water or extensive drywall, flooring,

    furniture, cabinet, clothing, etc. damage. CALL A LICENSED PLUMBER IMMEDIATELY. Notify Property

    Management Office after contacting plumber.

    • Common leak locations - pin holes in piping, tub/toilet seals, decaying tile grout, hot water heater, washing

    machine, A/C condensation drain lines, ceiling water spots/stains, garbage disposal unit, refrigerator water

    dispenser, drain traps, under floor water supply lines, deteriorated flex hose lines, hose bib.

    • IF THERE IS A WATER OR ELECTRICAL PROBLEM, TURN OFF WATER OR ELECTRIC, CONTACT

    LICENSED PLUMBER OR ELECTRICIAN IMMEDIATELY BEFORE CONTACTING PROPERTY

    ESA/SERVICE ANIMALS

    • ESA or Service Animal MUST be registered with Property Management Office. ESA and Service Animal

    information and form can be found on website. ESA Form MUST BE FULLY COMPLETED IN ENTIRETY

    PRIOR to receiving approval. Separate ESA Forms are required for multiple animals. If form is incomplete, there

    will be delays. ESA animals and Service animals ARE NOT permitted access to property/unit PRIOR to

    applicant receiving authorization and the “actual move in date” as noted on lease or purchase

    • Animals are ONLY permitted on pool deck; NOT in pool per the Department of Health.

    FINES/LEASE RENEWALS

    • $100 up to $1,000 per incident will be invoked for non-compliance of Rules and Regulations. It is the

    • Lease Renewals MAY NOT be granted depending upon severity of non-compliance and violations received by

    tenants. The Board of Directors can revoke tenant applications immediately.

    FLAGS/FLAGPOLES/ DISPLAY

    • One (1) portable, removable United States flag is permitted for display in a respectful manner and, on Armed

    Forces Day, Memorial Day, Flag Day, Independence Day and Veterans Day; may display in a respectful manner,

    portable, removable official flags, not larger than 4 ½ feet by 6 feet, that represent the United States Army, Navy,

    Air Force, Marine Corps, or Coast Guard.

    • One (1) flagpole is permitted on Courtyard fencing to be located within 1 foot of entry gate; can not interfere with

    accessibility.

    • Flags, when they are in such condition that it is no longer a fitting emblem for display, must be removed and

    replaced with new flag. If flag is not replaced, the flagpole must be removed from fencing.

    • In lieu of the American flag, seasonal/decorative/sports banners are permitted provided they are displayed on a

    staff attached to fencing and are properly maintained.

    THAT TIME. Violators will be fined for each incident and you will be required to dispose of your bulk items at

    Solid Waste Authority located on Swa Road, Jupiter, Florida, if you do not comply.

    • DO NOT block dumpster areas or bins.

    • Landscape trimmings MUST be put into dumpster.

    • If receptacle full or lid will not close, LOCATE ANOTHER DUMPSTER FOR DISPOSAL.

    • Construction debris MUST be hauled away by contractor. Dumpsters are for household items only. Construction

    dumpster MUST be parked in your assigned parking space.

    • CLOSE AND LATCH dumpster gate after using. If witnessed not closing/latching gate, you will be held

    accountable, $100 up to $1,000 fine will be invoked for non-compliance.

    • Hazardous waste (vehicle batteries, paint cans, tires, motor oil, etc.) MUST be disposed of at Hazardous Waste

    Disposal area.

    • Use proper receptacles for household trash and recycling (paper or plastic).

    • If non-compliant, items will be returned to Courtyard, violations given and fines invoked. Chronic violations will

    result in owner fining and/or lease non-renewals.

    • If trash has not been picked up after Waste Pro visits property, call Waste Pro (information is on every container).

    • DO NOT dispose of ANY trash on community grounds. Ensure that your guests, agents, contractors, children are

    informed and in compliance.

    HURRICANE SHUTTERS

    • Hurricane protection may not be installed without PRIOR written approval of the Architectural Committee.

    for color uniformity. Paint can be obtained from PPG/Porter Paints. For touch-ups, paint color must be a match

    to existing hurricane shutter color. If not, re-paint hurricane shutters in Sausalito 214-2/1209-2 which can be

    obtained from PPG/Porter Paints. Ivory is acceptable.

    • Paint color variation will not be permitted.

    • Four (4) types of hurricane protection are currently acceptable -

    • As per PBC Hurricane Guide, plywood panels DO NOT meet most Building Codes.

    • Owners and/or tenants are prohibited from attaching items to exterior of buildings. Hurricanes are not an

    uncommon occurrence in Florida. If owners prefer more than glass to protect them, owners must have one (1) of

    the above approved hurricane protection systems installed. We can not expect compliant owners to repair

    damages to exterior of buildings for non-compliant users of plywood. Failure to comply will result in Association

    restoration; owner will be responsible for charge incurred plus administrative fee and re-sale of unit may be

    delayed until approved hurricane protection is installed.

    • All hurricane protection systems must be in good repair.

    INGRESS/EGRESS OF UNIT/USE OF SIDEWALKS

    • Use sidewalks only when entering/exiting unit; DO NOT CUT THROUGH GRASS FOR INGRESS/EGRESS

    OF UNIT/PARKING AREA.

    • If path is created in grass expanse by misuse, replacement sod will be charged to owner.

    • If sidewalks are damaged because of misuse, replacement will be charged to owner.

    • All required documentation MUST be completed and authorizations received by applicant PRIOR to move in.

    Also applies to additional occupants taking up residency within unit. Refer to Unit Rentals section below.

    indicated, in parking spaces assigned to other residents, parallel/perpendicular to buildings or other vehicles.

    Ensure guests and contractors know the same procedure.

    • If resident vehicle or visitor vehicle will be using pool parking area for two (2) weeks or more, it is required that

    notification be made to Property Management Office.

    • There shall be no overnight (11 pm to 7 am) parking of trucks on the property. Trucks will be towed from

    property by All Hooked Up Towing. All Hooked Up Towing has list of grandfathered trucks; all others will

    be towed. Owners will be fined and tenant renewals will not be granted.

    • ROADWAY PARKING STRICTLY PROHIBITED unless loading/unloading vehicle (up to 15 minutes). REMOVE

    VEHICLE IMMEDIATELY THEREAFTER.

    • Roof-top vehicle storage compartments, surfboard, etc. ARE NOT to be stored on top of vehicle AT ANY TIME.

    PETS/NUISANCES/WILD ANIMALS/STORAGE CONTAINERS

    • 1 pet limit - 1 dog OR 1 cat, small domestic birds or fish. Weight limit of fully grown dog/cat is 20 lbs, no

    exceptions. If not compliant, over the weight limit dog/cat will be removed from property immediately.

    • No snakes or exotic animals.

    • Multiple pets ARE NOT permitted.

    • No commercial breeding permitted.

    • ESA or Service Animal MUST be registered with Property Management Office. ESA and Service Animal

    information and form can be found on website. ESA Form MUST BE FULLY COMPLETED IN ITS ENTIRETY

    PRIOR to receiving approval. Separate ESA Forms are required for multiple animals. If form is incomplete, there

    will be delays. ESA animals and Service animals ARE NOT permitted access to property/unit PRIOR to

    • NON-COMPLIANCE OF THE FOLLOWING CONSTITUTE ANIMAL REMOVAL FROM PROPERTY AND/OR

    FINES INVOKED :

    Excessive Barking - Determined to be noise nuisance. Unleashed Animals - As per Use Restrictions (MUST always be on leash or carried at all times) and FL State Law. Handlers MUST have control of animal on leash at all times when outside of Courtyard. Responsible Handler MUST have firm control at all times. Handlers MUST pick up after dog/cat. Handlers MUST NOT allow dog/cat to urinate on fencing. Dog MUST be supervised AT ALL TIMES including within Courtyard. CAN NOT permit dog to be left unattended in Courtyard disturbing other residents. Tethering of any animal to fencing is NOT PERMITTED. If animal determined to be dangerous, it MUST be immediately removed from property.

    • Animal’s owners and/or unit owner shall be liable for damages to others and property caused by animal.

    • Chronic violations will result in removal of animal and/or lease not being renewed.

    • If owner/tenant found to mislead, neglect to provide required documentation or does not acquire proper approval,

    $100 to $1,000 fines will be invoked for each incident and/or revocation of tenant lease.

    • Feeding of wild animal/feral cats NOT PERMITTED.

    • Pet food MUST be stored in a sealed container AT ALL TIMES; not stored within Courtyard.

    • Board of Directors has absolute discretion determining pets not in conformance with provisions.

    PLANTINGS/RE-GRADING OF SOIL

    • Plantings within confines of Courtyard area MUST NOT be allowed to grow through fence slats or against building

    AT ANY TIME. Landscaping Company will cut any plantings protruding through fence slats; owners will be

    charged for work plus administrative fee.

    • ENSURE PLANTS ARE NOT INVASIVE AND DO NOT HAVE A LARGE ROOT SYSTEM which will damage

    concrete patio structure, etc. You can find information regarding invasive plants on Property Management

    website.

    • PRIOR approval must be obtained before planting trees within confines of Courtyard area by submitting an ARC

    Form (found on website) indicating water usage, type and full growth size of plantings, etc. to Property

    Management Office for Landscaping Committee Review. Once approval is received, project can commence.

    Expense is owner responsibility.

    • Owners will be responsible for concrete patio replacement if it is determined that a plant, tree, etc. caused

    damage.

    • Removal of plantings outside Courtyard area is prohibited. Owners will be charged for replacement of removed

    landscaping.

    • Re-grading of soil is prohibited. If there is a concern, please contact Property Management immediately.

    • PRIOR approval must be obtained before planting outside of Courtyard area by submitting an ARC Form (found

    on website) with Landscaping Plan attached indicating water usage, type and full growth size of plantings,

    spacing, etc. to Property Management Office for Landscaping Committee Review. Once approval is received,

    project can commence. Expense is owner responsibility.

    PODS

    • Pods are permitted for a 24 hour period only. Notify Property Management Office immediately when bringing pod

    on to property.

    • Pods MUST be parked in one of YOUR assigned parking spaces.

    POOL RULES

    • Follow all posted pool rules at pool enclosure.

    • Swim at your own risk. No lifeguard is present at any time.

    • Swim diapers are required for all children who are not toilet trained.

    • Shower before entering the pool.

    • NO PETS are permitted in the pool or pool area/deck at any time as per the DOH.

    • One (1) pool key fob and two (2) restroom keys are available from the owner of the unit. If additional keys are

    needed, you can obtain from the Property Management Office at replacement cost of $75. If pool key fob is lost

    or stolen, you must report it to the Property Management Office. Replacement cost of $75 will be charged.

    • Pool is available for enjoyment of resident owners, tenants and their authorized guests only. Overnight unit

    guests may use pool in absence of unit owner/resident at any time during their visit ONLY after PRIOR written

    notification of their presence on property to the Property Management Office. All other guests MUST be

    accompanied by the unit owner/resident at all times when using pool facilities.

    • Large groups of 6 or more ARE NOT permitted.

    • NO FOOD, DRINK, GLASS OR ANIMALS in pool or on pool deck. No dogs or other animals allowed in pool

    area, dressing rooms, restrooms, other parts of pool enclosure. Does not apply to Guide Dogs wearing a

    harness and the presentation of credentials issued by an accredited school for training dog guides.

    • NO RUNNING, ROUGH PLAY OR DIVING is permitted in the pool or pool area/deck.

    • All owners, tenants, and authorized guests MUST clean up after themselves and return chairs/tables to proper

    positioning prior to leaving.

    • Damage to pool property will be responsibility of owner and pool privileges will be discontinued.

    • Suspicious activity is reported immediately to our Police Department.

    • If you are witnessed violating any of the above, pool privileges will be revoked immediately and fines will be

    invoked.

    RECREATIONAL/TOYS/BICYCLES/SCOOTERS/ETC.

    • Recreational items such as toys, bicycles, scooters, skateboards, etc. MUST be within confines of Courtyard

    when not in use; not left on sidewalks, grass expanse, Common Areas. Recreational items MUST NOT BE

    USED on grass expanse AT ANY TIME.

    • Children ARE NOT permitted to tow bicycles, skateboards, other mechanisms, etc. while on premises.

    ROOF ACCESS

    • ABSOLUTELY NOT PERMITTED by owner, tenant, family, guest, Property Managers, etc. LICENSED

    ROOFING OR A/C CONTRACTORS ONLY ARE PERMITTED ACCESS TO ROOFING.

    • Complete an ARC Form (see Architectural Guidelines), catalog sheets or photographs depicting proposed fixture,

    with type and fixture locations identified, size, color of unit and submit to Property Management Office. Once

    approval is obtained, installation can commence.

    SIDEWALKS

    • Original sidewalks cannot be removed or dismantled by owners/residents.

    • Contact Property Management Office or Board of Directors for repair or replacement.

    SIGNS

    • Signs which are visible from neighboring properties shall not be erected, maintained or displayed.

    • One (1) small sign for displaying security systems are permitted provided they do not exceed 8” x 12” in size and

    it is posted no more than 2” from the gate entry area.

    • Placement of any sign (s) on any perimeter, fencing, balcony, window display, is strictly prohibited. For Sale and

    For Lease/Rent signs are prohibited for display anywhere within the Tequesta Hills Condominium Association

    property.

    • Vehicle signs are prohibited. Magnetic signs MUST be removed from vehicle daily.

    SPEEDING/VEHICLE OPERATION

    • DRIVE SLOWLY. Observe speed limit within community (15 MPH). Strictly enforced.

    • Vehicles MUST comply with traffic regulations. Association has right and authority to prohibit violators from

    property.

    • No individual without valid license, proper insurance or is under age 16 may operate a vehicle on property.

    SPRINKLER SYSTEM/SPRINKLER HEADS

    • It is the responsibility of the owner and/or tenant to notify contractors, guests, family members, etc. that parking

    on the lawn expanse is prohibited. Repair of damaged sprinkler head charges plus administrative fee will be

    charged to owner.

    STORAGE AREA COVERING

    • Storage area covering is of clear, corrugated plastic (utilizing sunlight for storage areas to prevent mold/mildew

    growth). PAINTING OF STORAGE AREA COVERING IS PROHIBITED. If non-compliant, covering will be

    replaced and charged to owner.

    • Storage area covering overhang requirement is not less than ½” to ¾”.

    • If owner chooses to replace covering, a clear, corrugated covering can be purchased at Home Depot/Lowe’s.

    Utilize same pattern and dimensions as originally installed. Owner MUST notify Property Management Office

    PRIOR to construction by completing an ARC Form (found on website), meeting guidelines, and obtaining

    • Palm Beach County Fire Rescue Ordinance, Local Amendment to the Florida Fire Prevention Code 2008,

    Chapter 69A-60, states :

    • Approved numerical and/or alphabetical addresses shall be posted for all new and existing buildings in such a

    fashion that is plainly visible and legible from the street or roadway. All address related numbers and/or letters

    shall be posted on contrasting backgrounds and shall be consistently placed throughout. All building numbers

    • To be in compliance with the Palm Beach County Fire Rescue Ordinance, to assist in the guidance of emergency

    UNIT RENTALS

    • Leases MUST be forwarded to Property Management Office no more than 30 days PRIOR to lease

    commencement date. Applicants MUST wait for approval and move in date noted on lease PRIOR to moving in.

    Fines will be invoked for those moving into unit prior to move in date noted on lease; $100 daily until

    actual move in date noted on lease.

    • AFTER receiving approval and Certificate of Occupancy, tenant may move in to unit on the “actual move in date”

    noted on lease; NOT BEFORE THE MOVE IN DATE. OWNER CAN NOT PERMIT UNAPPROVED

    OCCUPANT (S) TO MOVE INTO UNIT WITHOUT PRIOR APPROVAL AND THE ACTUAL MOVE IN DATE

    SPECIFIED ON LEASE HAS ARRIVED.

    • Leases without move in dates WILL NOT be accepted.

    • Applies to all occupants, whether or not they were noted on lease and/or anticipate residing within unit for 30 days

    or longer. Occupants without proper authorization will be required to vacate premises immediately. If unit

    found to have unapproved occupants, fine of $100 daily will be invoked. Guests (including family

    members) occupying unit more than 30 days are considered residents and MUST submit application and

    receive approval.

    • Lessor/owner, investor or a representative of lessor/owner or investor MUST be present when tenants are move

    in or out of unit. While present, they can assist with likelihood of confrontations, damages to Association property,

    proper disposal of unwanted items, etc.

    • Tenants who chronically violate rules WILL NOT be permitted to remain on property. Depending upon severity of

    non-compliance, Board of Directors can revoke tenant (s) occupancy immediately.

    • Notify Property Management Office immediately of all changes regarding residency.

    VEHICLES - GENERAL

    • Vehicles ARE NOT permitted to park on grass expanse, in roadways, unmarked parking areas, parking lot

    entrances/aprons, within vicinity of unit where parking is not indicated, in assigned parking spaces belonging to

    other residents, parallel/perpendicular to buildings, units or other vehicles.

    • NOTHING stored on tops of vehicles. Bike racks are not permitted to be stored on vehicles; must be removed

    daily.

    • Vehicle operators causing damage will be required to pay for damages and fined for any violation thereof.

    • Approved vehicles MUST NOT be replaced with non-compliant vehicles.

    • Non-grandfathered resident trucks or motorcycles left on premises between 11 pm to 7 am will be towed from

    property and/or leases will not be renewed. Depending on severity of violations, lease will be immediately

    revoked. All Hooked Up Towing has been contracted and will be visiting property unannounced; non-

    grandfathered trucks or motorcycles will be removed from property. All Hooked Up Towing has list of

    grandfathered trucks/motorcycles; all others will be towed if parked on property from 11 pm to 7 am. STRICTLY

    ENFORCED.

    • Guest/visitor owning truck and/or motorcycle MUST comply with the No Parking Rule from 11 pm to 7 am.

    STRICTLY ENFORCED. Truck or motorcycle approvals WILL NOT be granted for guests.

    • Logo, magnetic signs or vehicle window signs are prohibited.

    • Association requires vehicle identification, registration and proof of insurance on all vehicles.

    • Board of Directors shall have absolute discretion to determine non-conformance with appearance of community.

    Board of Directors may grant exceptions to restrictions for medical reasons upon PRIOR written documentation.

    • If owner/tenant found to mislead, neglect to provide required documentation or does not acquire proper approval,

    VANS

    • Only if not used to transport cargo, not used for commercial purposes; vertical extension on roofline prohibited;

    • DO NOT display logo of any kind. If magnetic, remove and place within vehicle daily.

    • Vans are to be equipped with windows/seats; not to be outfitted with living quarter facilities.

    • Van replaced with another van, same regulations and procedures apply.

    • Resident grandfathered trucks and motorcycles permitted.

    • Exposed materials/supplies not permitted. Items MUST be below bed compartment, unseen, with the exception

    of service vehicles temporarily on property servicing units.

    • Loaner trucks ARE NOT permitted.

    • Non-grandfathered trucks and motorcycles parking on property are NOT PERMITTED from 11 pm to 7 am,

    no exceptions. Non-grandfathered trucks and motorcycles will be towed from property.
