Conference Board reports spikes in both CEO and Consumer Confidence

• The Conference Board reports CEO Confidence spiked by 15 points at the Year End ’16 reading, up to the highest reading in six years. Consumer Confidence also increased to a 15-year high of 114.8 in its latest February reading.

• Overall, these data points may be the best news for continued growth in real estate fundamentals as increased spending and investment will likely push rents higher and vacancies lower for most commercial asset classes.

• Data from the FTSE/NAREIT All REIT Index showed that REITs beat the S&P 500 Index with a total return of 4.2% versus 4.0%; further REITs grew Funds From Operations (a measure of REIT cash flow) by7.4% in 2016.

• Overall, analyst have come to a semi-consensus that growth in property fundamentals and REIT capital structures will outpace most risks from cap rate rises due to interest rate moves. As a leading indicator of private real estate values and returns, this is a strong positive note for values of commercial real estate in 2017.
