ECONOMIC TALKING POINTS

Private, institutional real estate investment returns close to 8% for 2016• According to NCREIF, its main index (NPI) returned 7.97%

for 2016 and 1.73% for the 4 h quarter; the annual return consisted of a 4.74% income return and a 3.10% appreciation return; the 4th quarter return was broken out as 1.14% income and 0.59% appreciation.

• Overall, returns are slowing from past years (average for last five years was 10.92%) as appreciation slows as prices indicate a mature cycle; growth in 2017 is largely expected to be driven by increases in fundamental demand driven by the economy and less by capital markets influencing cap rates.

• CoStar states that their equally-weighted and value-weighted US commercial price indices rose by 6.6%and 6.8% respectively in 2016; however, both dropped by 1.3% in December ’16.

• Given the recent rise in interest rates, there remains open questions of what will happen to cap rates and prices in 2017; at present, it is still too early to tell. CoStar does note shifting demand from major markets to secondary markets, this trend should continue in 2017 regardless of interest rate forces.
