IT is the time of year people startthinking about their summer holidayplans, making it the busy season forinvestors with holiday homes.

“While most guests will do the rightthing, even the most careful holiday-makers can take a more casualapproach to looking after a rentalproperty when in holiday mode,” TerriScheer Insurance Executive Manager,Ms Carolyn Parrella, said.

“People who rent their holidayhomes can expose their property tospecific risks including theft, mali-cious and accidental damage and legalliability issues arising from holiday-makers injuring themselves on a prop-erty.

“This can also lead to loss of rentalincome while damages are repaired.

“The risks can be significant whenyou consider that a holiday home maybe rented out a number of times ayear.”

Presenting the property“Before the holiday season begins,

it’s important for landlords to preparea well-presented property for theirguests,” Ms Parrella said.

“A fresh coat of paint or attending togardening maintenance can helpensure the property remains well caredfor.

“Landlords who offer an attractivehome set the standard and may bemore likely to be rewarded with ten-ants who take care of their propertyand pay their rent on time.”

Ms Parrella offered the followingadvice to holiday homeowners:

Safety Landlords should inspect holiday

homes regularly to ensure lights,whitegoods, appliances and smokedetectors are working and the proper-ty is safe and habitable.

A detailed condition report shouldbe completed which can include pho-tos and videos of the property and anyvaluable furniture.

By providing guests with a safe envi-ronment to live in, it may also reducethe possibility of injuries taking placewhich could potentially result in a lia-bility claim for the landlord.

Security Some guests may become casual in

their approach to security while onholidays.

Often the warmer weather meansdoors and windows may be left openduring the day or at night.

Landlords should ensure they haveappropriate security measures in placeto deter would-be thieves, includingsecured locks on screen doors andwindows, sensor lights outside, a keybox with a PIN to store the key for andfencing around the property.

Welcome pack It is a good idea to prepare a wel-

come folder for the holiday home thatcontains important information.

This may include the terms andconditions of the occupancy, such ascheck-in and check-out times, the

rental rate, the maximum number ofoccupants and vehicles to be housed atthe property, and after-hours emer-gency contact details.

The folder can also include adetailed inventory of the furnishingsincluded for use and a list of keys,remotes and key cards.

This will enable tenants to check thelist and replace anything that may havebeen broken or misplaced before theyvacate.

You may also like to include infor-mation about the general area such asgarbage collection times, local restau-rants and popular spots to visit.

Leaving a small welcome package ofbasics, such as teabags, coffee, sugarand biscuits for the tenants can helpencourage tenants to treat the proper-ty as if it were their own.

Appropriate insurance Short-term rental holiday insurance

can provide reassurance that propertyowners won’t be left out of pocket iftheir rental property is damaged orrobbed over the holidays.

Landlord insurance policies for hol-iday homes generally provide insur-ance for short-term rentals of up to 12weeks.

Landlords who protect themselvesfrom the risks associated with rentinga holiday home can then make themost of their time during the busy hol-iday season and help ensure their ten-ants have an enjoyable stay this sum-mer.

SOUTH Aussies can take a few simple stepsto keep cool whilst curbing their electricitybills this summer, according toEnergyAustralia product and sales managerGavin Lewis.

“Forecasters are predicting another long,hot summer so it’s important to find ways tokeep cool,” Mr Lewis said.

“While running an air-conditioner fullblast all summer will keep the housetemperature low, it will inevitably cost you afortune when the energy bill arrives.”Ways to save energy this summer include:

1. Set temperatures on the air-conditionerbetween 24 and 25 degrees. Setting anair-conditioner just one degree warmer thanyou normally would can cut cooling costs by10 per cent.

2. Only cool the areas people are in byusing zoned cooling or alternating betweenseparate units.

3. Add window coverings such as drapesor roller blinds that fit snugly aroundwindows. This can reduce seasonal heatexchange by almost half. Blinds withlight-coloured backings on window-facingsides deflect heat.

4. Get in early on a hot day and closewindows, lower blinds and close off roomsnot in use to reduce heating inside.

5. Plant shade trees, wall vines and thickshrubs. Think about shade covering for notonly windows but walls and roofs as well.Planting smart for summer can cool a homeby up to 12 degrees.

6. Add exterior shades or awnings. Thiscan decrease the temperature in a room byup to 3 degrees.

7. Open windows both sides of the houseto allow cool breeze to flow through

8. Use fans to cool down. Fans are cheapto run, evaporating moisture from the skinand creating a cooling effect.

9. When buying a new air-conditioner,consider the size of the room. A unit toosmall for the space will need to runconstantly but one too big will run in shortcycles, causing extra wear and tear.

10. Ensure air-conditioners are in goodshape by regularly cleaning or replacing thefilter, keeping outdoor equipment for thesystem free of dirt, leaves and other debris,and covering the external part of the systemwhen not in use during cooler months.

11. Check the insulation in ceilings andwalls. The better the insulation, the morelikely cool air will stay where it’s needed.

12. Draught-proof your home if you usean air-conditioner. This will further ensurerefrigerated air stays inside to cool yourhome efficiently.

Stone cottage with THE Reserve Bank of Australia hasonce again left rates on hold, mean-ing the official cash rate has notchanged once throughout the courseof the year.

At its board meeting earlier thismonth, the RBA said poor consumersentiment, teamed with sluggishbusiness confidence, was enough towarrant leaving the cash rate on holdat 2.5 per cent.

This is the 16th consecutive month that the cash rate has been left on hold.

Mortgage Choice spokespersonJessica Darnbrough said, while theReserve Bank indicated it was in aposition to cut interest rates again,the board had obviously decided toerr on the side of caution and leavethe cash rate untouched.

“It would appear the Reserve Bank believes a further rate cut is not nec-essary at this time,” she said.

“According to National AustraliaBank’s latest Monthly Business Survey,business conditions jumped inOctober, marking the largest monthlyincrease in the history of the survey.

“But while business conditionswere good, business confidence suffered a further fall in October suggesting firms remain uncertainover the near-term demand in theirindustry.

“At the same time, the MelbourneIndex of Consumer Sentiment roseby just 1.9 per cent in November to96.6, meaning pessimists continuesto outweigh the number of optimists,a fact the Reserve Bank is acutelyaware of.

“So while some areas of the econo-my are improving, others are strug-gling and the Reserve Bank feels asthough the best course of action is toleave rates on hold.”

Ms Darnbrough said with ratesstill on hold and set to stay that wayfor the short term, now may be agreat time for potential property buy-ers to jump onto the property ladder.

Alternatively, now is also be a goodtime for those with a mortgage toreview their current home loan situa-tion and see whether or not there is abetter deal out there for their needs.

“Australia’s lenders are competingaggressively for business at themoment, so if you haven’t refinancedor reviewed your mortgage in recentyears, now may be a great time to doso,” she said.
