June 2012 was an important month for Simon Gerrard, Managing Director of Martyn Gerrard Estate Agents. On 14th June his wife gave birth to their third son and on Friday 15th Simon was
honoured to be elected as Vice President of the National Association of Estate Agents.
The NAEA is recognised as the UK’s leading body representing the estate agency profession. Membership of the Association is only possible through formal qualification. The NAEA membership requires new members to have passed the independently examined Technical Award which consists of 4 modules (i) Security and General Law, (ii) Law relating to the Sale of Property, (iii) Best Practice relating to Residential Sales and (iv) Property Appraisal and Basic Building Construction. NAEA member agents therefore have the knowledge and expertise to guide you through your property transaction as smoothly and painlessly as possible. They operate under strict rules of conduct and must meet certain standards of ethical practice.
Simon strongly believes that when buying or selling
a property, which is likely to represent most families’
greatest single investment, the public should be able
to rely upon their agent to be properly qualified. Many
believe that all estate agents are qualified and licensed,
this is unfortunately not the case, and there is nothing
to stop someone being a butcher one day and opening
as an estate agent the next! You wouldn’t go to an
unqualified dentist so why trust the sale of possibly
your largest asset to an unqualified estate agent?
For the greatest protection you should use a “Licensed Agent” which means that not only is the owner qualified but that there is a qualified NAEA Member located at each branch of that company.
In his role as Vice President Simon Gerrard brings experience, enthusiasm and a passion for property. He feels that it is essential for compulsory licensing
of all estate agents to be introduced to ensure that the public are protected and can be guaranteed a level of service and professionalism.
Martyn Gerrard Estate Agents are committed to raising professional standards which is why we expect and
financially support all our staff in their study and training, so that they obtain the Technical Award in Sales or Lettings and then become members of the NAEA or ARLA.
You can be sure you are dealing with an experienced and professional agency, by choosing a licensed NAEA member firm.

SALES
As we head into summer and the sun has at last made an appearance (for now!) the property market in our area of North and North West London continues to perform above expectations.
I have recently seen in the media, stories saying that late spring and early summer were quieter than normal. With many estate agents reporting a reduction in the number of sales they had agreed. I am pleased to report that Martyn Gerrard Estate Agents have bucked this trend and we saw record months in May, June and July for the number of sales we have agreed and the prices we have achieved for our vendors.
The year started with a rise in the number of serious buyers registering with us, and this has continued into the summer months, even during the Jubilee celebrations when everyone thought the market would be much quieter.
I am pleased to report that the first time buyer market remains strong with a quarter of buyers registering with us looking for their first home. However the greatest demand is for family houses. The total buying power of those registered with us is over £850m and the lack of property coming onto the market means that many of those who do choose to sell now will command a premium price.
LETTINGSAs you will see in this edition of the Property Review the letting market is also performing well. New property
that comes to the market is letting quickly and all our branches are receiving enquiries from tenants wanting to live in our area. It is clear that prospective tenants are prepared to pay top prices provided the property is of a good enough standard. If you are a landlord or are thinking about entering the buy to let market, any of our ARLA qualified letting staff will be happy to advise on the type of property and the standard of decoration and fittings that will achieve the best rent.
MARTYN GERRARD ESTATE AGENTS – Working even harder to sell and let your home
At Martyn Gerrard we understand the importance of
ensuring your property receives the biggest impact
when it comes to the market and is seen by as wide an
audience as possible, this is why we are increasing our
spend on our internet presence and
online marketing.
This is in addition to our professionally
filmed high quality HD video
presentations of the properties we are
selling. We are the only agent in your
area doing this and it greatly enhances
our ability to achieve the best price in
as quick a time as possible.
Over the next few weeks we are opening a new branch
and you will see a number of exciting innovations and
changes that we are bringing to Martyn Gerrard Estate
Agents each aimed at improving our service and making
us the agent of choice for home sellers across North &
North West London – but more about that in the next
edition of our Property Review in September/October.

Lettings Managers Comments
With a dedicated letting department licensed by the Association of Residential Letting
Agents (ARLA) in each of our branches we are continuing to see a good demand
for properties to rent. As rents have risen many people are seeing this as a good
opportunity to either add to their portfolio or to become a landlord.
When looking to buy a property to rent out that
well known property adage still applies – Location,
Location, Location.
Buy wisely in an area that is close to transport links and
good local schools and it should prove to be a good long
term investment. You should also identify your target
market. Are you aiming at professionals, couples, groups
or students, as this will dictate the type of property
you’re looking for and remember tenants don’t always
have the same needs or requirements as buyers.
Good sized flats and houses in the catchment area of
popular schools will always be in demand while 1 and 2
bedroom flats close to town centres and transport links
will be popular with both couples and sharers.
Our staff are fully aware of the demand in their areas and
are happy to give advice on the best type of property to buy.
We are able to offer a flexible range of lettings packages
to suit all our landlords’ needs from Let Only, Let and Rent
collection and legal back up, while our Comprehensive
Management service is designed to give you peace of
mind by knowing your property is in safe hands. For more
information please call your nearest Martyn Gerrard
letting office.
The latest news on the letting market in your area……..
Whetstone & Barnet –
Ken Popat MARLA:
We are seeing more property coming
onto the market particularly family
homes for which we have a big demand
especially those close to popular local
schools in Whetstone and High Barnet.
There is a shortage of 1 and 2 bedroom flats.
North Finchley & Woodside Park –
Julian Jacobs MARLA:
We’re having a very busy year and are
50% up on last year’s business. For good
quality properties, rent is continuing to
rise. There is a notable shift towards
the house market and demand is very
strong. For example we took on a 4 bedroom house on
Gainsborough Road which rented for the asking price on
the first day of viewings.

At Martyn Gerrard, we want our rental property owners to enjoy peace of mind, wherever you are.
We are so confi dent about the quality

Finchley Central –
Anthony Cooper MARLA:
Although enquiry is down demand
continues to outstrip supply at all levels
of the market. 1 and 2 bedroom flats
are letting well, while larger quality
homes are achieving excellent prices.
We recently rented a 4 bedroom house in Church End for
in excess of £1000 per week.
Mill Hill & Edgware –
Jatin Shah MARLA:
More potential tenants are registering
with us than ever before and we
have just had our best month ever. 3
bedroom houses are most sought after,
while 1 and 2 bedroom flats around
the Broadway and Mill Hill East station are achieving
good rents.
East Finchley & Hampstead Garden
Suburb – Greg Tsuman MARLA:
Because of the tube, these areas remain
as popular as ever with tenants. The
amount of good quality property coming
to the market to suit families, young
professionals and sharers continues to
be outweighed by supply, which means we are achieving
excellent rents for our landlords.
Muswell Hill & Alexandra Palace
Andy Christophi MARLA:
The Muswell Hill office has been very
busy. Tenants are more demanding than
ever and we are seeing good quality
property moving quickly at excellent
rent levels. A number of properties
which we have let in the past have now been sold which
has led to a shortage of large family homes, especially
those close to the local schools.
Crouch End & Highgate –
Anthony Spittle MARLA:
Crouch End remains popular with
young professionals 1 and 2 bedroom
flats in period conversions usually
receive multiple bids which means we
are able to secure better prices and
longer tenancies for our landlords. Family size houses
command a great premium as owners have brought
them to live in rather than to rent out.
Kentish Town & Dartmouth Park –
Jason O’Connell MARLA:
These areas offer such a diverse range
of property sizes and styles and we are
very active in all price ranges with a great
number of serious tenants registering
with us. As long as landlords don’t over
reach on the value of their property then property is
moving quickly to good tenants at good rents. The right
advice is essential.

the helium to make them fly. Each one
was individually tagged and had the

are reports of the balloons being found
as far away as Germany and Austria.

It’s been a very busy time for Martyn Gerrard Estate Agents………….
The Queen’s Diamond Jubilee
As a local agent we know it’s important
to be part of the community we live and
work in, so we were delighted to sponsor
a number of local street parties celebrating
the Queen’s Diamond Jubilee. Grove Avenue
in Muswell Hill, Eton Avenue and Fallow Court
Avenue in North Finchley and Dollis Park in
Finchley Central each held a party over the Bank
Holiday weekend.
Martyn Gerrard gave money towards the costs
of each party. For the Grove Avenue street party
we also provided the bouncy castle, which was
very popular with all the younger residents in
the street. Our Muswell Hill office Manager Chris
Kyriacou was involved with the Tug of War, and
our Managing Director, Simon Gerrard got stuck
in helping with the face painting. The weather
played its part and stayed generally dry and sunny
making the afternoon a fantastic success.
The Crouch End Festival
The Crouch End Festival ran for 2 weeks from 4th May. In all there
were over 170 separate events in over 60 venues. These included
music, dance, art and photography exhibitions, film, workshops
for children and a craft fair. A stage outside Hornsey Town Hall
on Saturday 5th May, where our East Finchley Branch Manager,
Mark Stern, performed with his band ‘Mixed Company’.
The festival organisers were delighted to have our support.
We have been in Crouch End many years, so we had no
hesitation in providing sponsorship when it was requested.
Discussions are already underway for a bigger and better
festival in 2013 and we have already confirmed our support.

September Sales
So you’ve decided to sell your home but here’s the big question, how can you make it stand out from the crowd so that it sells quickly and for the best price? Well, probably the first step is to choose an estate agent like Martyn Gerrard who use the latest marketing techniques to promote your home
in the most professional and eye catching way.
WHEN TO SELL
We all know that late summer, once the holidays are over,
is traditionally a time when many sellers put their home
on the market, but what about putting it on the market
now and avoid the crowds? Buyers don’t just disappear
because it’s the summer, and by going up for sale now
you can capitalise on the fact that every potential buyer
is more likely to be serious.
AN AGENT YOU CAN TRUST
If you’re thinking of selling your house or flat, then
you must contact an agent who has experience in the
property market and is licensed or regulated by one of
the professional bodies.
Martyn Gerrard Estate Agents have been selling and
letting property across North London for more than
48 years.
We are members of the TPO (The Property Ombudsman),
licensed members of the NAEA (National Association
of Estate Agents) and are regulated by the RICS (Royal
Institution of Chartered Surveyors) Each has strict rules
of conduct, so you know that you can trust our advice
whether it’s to do with pricing your home or any other
aspect of the house buying and selling process
THE PRICE IS RIGHT
Once you have chosen your estate agents, setting the
right price is perhaps the most important aspect of
marketing your property. It’s always tempting to price
it high and see what offers come in, but buyers have far
more knowledge and are able to easily compare prices so
it’s more important than ever to price it right.
An incorrect price at the outset will mean that your home
could linger unnecessarily as buyer activity will be greater
when you first put your home on the market. If the price
is too high, potential buyers just won’t look at it and you
will be wasting valuable time. So, take advice from your
agent, who is much more aware of the market and will
undoubtedly know what’s selling and at what price.
MAKE SURE YOU HOME IS SEEN
Once a marketing price has been agreed it’s important
for your home to be seen by as wide an audience as
possible. As one of the most recognised names in
North London property, Martyn Gerrard Estate Agents
receives hundreds of enquiries a week from prospective
buyers. The most suitable buyers on our database are
contacted immediately. A full description, floor-plans
and photos are posted onto our website (which has had
more than 13 million page hits so far this year!) and
onto the top property search websites. An HD quality
video of your home can also be produced to enhance
the presentation of your home.
We will organise and accompany all viewings and where
appropriate we can hold an ‘open house’ which can really
stimulate interest in your home.
For more information on how Martyn Gerrard can help
you move this summer please call your nearest office or

When You Are Ready To Sell...
The decision has been made, and the time has come to put your property on the market....
What do you do now? For many the next steps can seem daunting, but at Martyn Gerrard Estate Agents we are on hand to help guide you through each stage. We have previously talked about how to prepare and present your home for marketing, but here are some other matters you need to consider.
Independent Financial Advice The first thing you should do is consider how you are going to finance your purchase.
If you are going to need a mortgage, our approved independent financial advisors can help identify the mortgage best suited to your circumstances and will assist you through the lenders application form and follow up the application on your behalf. Instructing a SolicitorIf you do not already have a solicitor to carry out the Conveyancing for you, we can help by recommending good solicitors in your area. You could also go on line and check the Law Society website to find a suitable solicitor.
Instructing a solicitor at this stage will enable you to get the required paper work and forms completed in your own time. These will include: the property information form, fixtures and fittings form and Leasehold information form (if applicable).
Your solicitor will need details of any guarantees for works you have had done to the property such as re-wiring or damp courses and if you have had any building work done, copies of relevant planning documents may be needed. They will also need to know who the lender is if the property is mortgaged.
The more details that can be gathered at this early stage, the quicker the necessary information and documents can be provided to the other side’s solicitors once a buyer has been found.
As soon as a buyer is found your chosen solicitor will send all the documentation onto your buyer’s solicitor.
They will make enquiries and raise questions based on the local searches and the information that has been supplied to them.
Your buyer and/or their lender will require a survey to
be carried out on your property. The time it will take to
carry out the survey will obviously depend on the size
of your property and also the type of survey your buyer
has requested.
Removals You will need to find a reputable removal firm. We can
provide details of local companies or you can check the
British Association of Removers (BAR) website. Make sure
that the removal firm you do select has comprehensive
insurance cover against damage or loss of your goods
and confirm your specific requirements. Once you have
been given your fixed completion date contact your
removal company and start packing.
Exchange of Contracts Once your buyer’s solicitor is satisfied with the answers
and information they have been given, they will approve
the Contract and a date for Completion will be agreed
between you and your buyer.
Your solicitor will invite you in to their office to go over
the documents and to sign the contract. Exchange of
Contracts will take place, usually by way of a telephone
call between both solicitors.
Completion DayOnce all the legal paperwork has been finished and both
solicitors have confirmed that everything is in place, the
balance of the money will be electronically transferred
from the buyer’s solicitor to your solicitor and legal
completion will have taken place. This usually happens
early in the afternoon.
If we are holding the keys we will give them to the buyer,
only when we have confirmation from your solicitor that
completion has taken place.

Commercial
In our last edition we featured the ‘Mary Portas 28 point plan’ for saving Britain’s High Streets.....
It’s been widely reported how much
the UK’s High Streets have suffered
over the last few years both from a
decrease in potential tenants looking to take premises
and the disappearance of major names such as Game,
Woolworths and La Senza.
However, at Martyn Gerrard Commercial, over the
past year we have seen an increase in the number of
transactions we are handling on our local High Streets.
We are continuing to receive a healthy number of
enquiries for High Street premises
from potential tenants including from
established multiple retailers who want
to return, or extend their coverage, to
the affluent areas of North and North
West London that we cover.
With a number of empty units on the
High Street, competitive pricing and
effective marketing is vital. But not
only is it important to ensure that a shop is marketed
at the correct price, the ability to move speedily when
a potential tenant is found is key. This makes it more
important than ever to instruct a proactive solicitor
who will ensure that incoming tenants are provided
with required information as quickly as possible while
taking a commercial view in line with their client’s aims
and instructions.
Another area that continues to generate a high level of
interest from buyers is for FREEHOLD “shops with upper
parts”. We have a number of individuals and companies
who are looking to expand their property portfolio to
include a mixed use investment with both residential and
commercial property in one building.
There is particular interest in these properties where either
the residential parts may be suitable for development to
enhance value, such as by rearranging the layout to make
two flats from one, or where the commercial unit is let
to a multiple retailer with a recognised
name, which is normally able to justify
higher prices and in turn makes for a
better investment.
Martyn Gerrard Commercial
Department uses its intimate
knowledge of the local market to advise
our clients and help them achieve the
best price with the least disruption
and fuss. Then by bringing our experience to bear and
effectively liaising between both sides and their legal
representatives, we can help guide a transaction to a
speedy and successful conclusion.
If you are looking to dispose of a shop and upper part or
have premises on one of our High Streets you are thinking of
selling please call our commercial team on 020 8444 3445.

Having regularly won awards at the Estate Agency
of The Year, we have this year won at the Letting
Agent of the Year Awards.
We are delighted to have been
recognised as one of the best letting
agents in London winning silver as
best medium size agent.
These prestigious awards –
considered the Oscars of the property world – are backed
by the Times and Sunday Times, and are open to every
letting agent. The competition this year was very high
with agents from across the country entering.
Overseen by Christopher Hammer the Property
Ombudsman the judging panel, made up from the
industry’s leading experts, said,
“This agency prides itself on its open, transparent
and fair business practices… with all members of the
lettings team being friendly & knowledgeable… The
Judges praised the solid business practices and long-
standing success of Martyn Gerrard and its ability to
grow its lettings business in line with its high quality
agency ethos.”
