CAVE CREEKCave Creek is a town in the Sonoran Desert totaling 28.2 square miles of land,
according to the United States Census Bureau. It is adjacent to the town of
Carefree and shares local landmark Black Mountain with Carefree. As of 2017,
Cave Creek’s population was 5,423 according to Census estimates which marks
a 10% increase from 2010. Median Age for Cave Creek is 57.5, significantly
higher than Phoenix MSA’s 35 median age. Median Household Income in Cave
Creek is also significantly higher than the Phoenix MSA at $91,500.
There are two notable streams known as Cave Creek in Arizona. One flows
through the Town of Cave Creek and into Phoenix. This may be the origin of the
Town’s name. The other Cave Creek (Cave Creek Canyon) is in the Chiricahua
Mountains, 200 miles to the southeast.
Just off Cave Creek Road is Gateway Desert Awareness Park. With the hum of
traffic muffled by desert trees and the rolling topography, civilization seems to
disappear, though hints of it remain with scattered housing and, more on the
scene, a children’s playground, ramadas and barbecues for picnickers.
Two self-guided trails through Desert Awareness Park pass a variety of
naturally occurring desert plants, which are identified by signs. The Desert
Heritage Center highlights natural and cultural history of the area in a unique
building which also serves as a gathering place protected from the harsher
elements of the desert.
From its western lifestyle, rural development patterns, dramatic views, trails,
open spaces, and wildlife habitats, Cave Creek offers an array of attractions
for both residents and visitors. O utdoor recreation includes hiking, road

SCOTTSDALE MARKET OVERVIEWCITY OF SCOTTSDALE
The city of Scottsdale is located in the northeast portion of the Phoenix-Mesa-Glendale metro area. The local population in the city totals more than 250,000 residents, and is expanding at a pace of nearly 2 percent annually, faster than the state average as a whole. The city is the seventh largest in Arizona by population, trailing only Phoenix, Tucson, Mesa, Chandler Gilbert and Glendale. Scottsdale has three distinct districts. South Scottsdale, which encompasses Old Town Scottsdale, is the premier entertainment and tourism segment. South Scottsdale features dozens of restaurants and bars, the 1.6 million square foot Scottsdale Fashion Square Mall (whose tenants include Neiman Marcus, Nordstrom, Tiffany, Macy’s, Coach and Louis Vuitton) as well as approximately 5 million square feet of office space. These attractive amenities and a growing live/work/play culture is prompting multifamily development in South Scottsdale, where projects totaling nearly 1,500 new units were in the development pipeline as of mid-2015.
Central Scottsdale is more of the residential hub in Scottsdale, with master-planned communities such as Gainey Ranch and McCormick Ranch that have thousands of residents, primarily living in single-family housing. Many of the residents in Central Scottsdale commute to the nearby employment corridors to the north and south, but the area also has a significant and growing office
environment. The Central Scottsdale submarket features approximately 7 million square feet of office space - buildings are located along Scottsdale Road, Hayden Road, Shea Boulevard and the Loop 101 - and the primary expansion areas surround the Salt River Pima-Maricopa Indian Community. Recent developments on the reservation have included the 496-room Talking Stick Resort, Top Golf and the Salt River Fields sports complex. These projects surround one of the larger retail projects in Scottsdale, the 950,000 square foot Pavilions shopping center located at the Loop 101 and Indian Bend Road. The area is amenity-rich, with a number of local restaurants and bars that cater to the needs of both the local residential population as well as the daytime employees that work in the area during the week. The area is also is well-suited to accommodate the high-end business or recreational traveler. In addition to the Talking Stick Resort, Central Scottsdale also includes the 493-room Hyatt Regency Scottsdale Resort & Spa at Gainey Ranch.
North Scottsdale is the primary business district in Scottsdale. The area includes the Scottsdale Airpark, which has nearly 12 million square feet of office space and 6.7 million square feet of industrial/flex space. The area is home to several hundred businesses employing more than 40,000 workers. Multifamily construction in the Airpark is beginning to materialize, with projects totaling more than 900 units currently under way.

MAYO CLINIC PHOENIX CAMPUS EXPANSION
The capital improvement project will include, among other elements, a six-story patient
tower that will increase the number of patient beds from 280 to 374 by 2023. The expansion also will add a new emergency department, an outpatient surgery center and a 1,000-space underground patient parking garage, among other improvements to its 210-acre campus located near Loop 101 and 56th Street in North Phoenix. In total, the project will add 1.4 million square feet of building space to the existing 1.7 million and add an additional 2,000+ jobs.
AMERICAN EXPRESS (AMEX) NORTH PHOENIX EXPANSION
American Express is creating a fourth building on its 90-acre
Desert Ridge campus at 56th Street and Mayo Boulevard in North Phoenix. The new four-story, 300K SF-plus building will be located on the north side of the campus, closest to Mayo Boulevard and “will have four wings, an outdoor common area and a modern and collaborative work environment.” There are currently three buildings on the campus. When finished, roughly 3,000 employees move from a leased facility on North 31st Avenue and occupy the new building.
NATIONWIDE INSURANCE REGIONAL HEADQUARTERS
Nationwide Realty, the real estate investment arm of Nationwide Insurance, purchased 134 acres from the State Land Trust in September 2018 at auction for $83 million.
A 134-acre development focused around a regional headquarters for insurer Nationwide will break ground around the middle of 2020 in Scottsdale. The mixed-use complex at the southwest corner of Hayden Road and Legacy Boulevard north of Loop 101, will feature office buildings, apartments, stores, restaurants, a parking structure and two hotel sites.
Nationwide, the first anchor tenant of what will be known as Cavasson, will move roughly 2,200 employees to the facility, starting in late 2020, with room to expand. The facility will consolidate more than 1,700 Nationwide employees currently working in various offices in and around Scottsdale. Most additional workers will be new hires in the area.
The site will feature 1.8 million square feet of commercial office space, 1,600 apartment units and $30 million in infrastructure investments including roads, sidewalks and flood-control improvements.

The Scottsdale Airpark is the primary business district in the city of Scottsdale. The Scottsdale Airpark features more than 30 million square feet of commercial real estate, including nearly 13 million square feet of office space.
Discount Tire, which is the world’s largest tire and wheel retailer, has been headquartered in the Scottsdale Airpark for more than 15 years, and recently purchased the company’s headquarters building, ensuring that the company will maintain a large presence for years to come. Another local company with a headquarters in the Scottsdale Airpark is Axon, which was formerly known as Taser International. The company’s headquarters and manufacturing are operated out of the Scottsdale Airpark, where the company has had a presence for approximately 20 years.
Financial companies have long played a large role in the Scottsdale Airpark. Financial giant Vanguard has nearly 2,000 employees in a company-owned campus in the Scottsdale Airpark, and the company has expanded its local employee base by approximately 20 percent over the past five years. Other prominent financial and insurance companies operating in the Scottsdale Airpark include: Morgan Stanley, New York Life and Mass Mutual.
The area received an economic boost in 2016, when North Carolina-based manufacturing company Carlisle Companies announced plans to move the company’s corporate headquarters to the Scottsdale Airpark. The Fortune 1000 company moved 40 jobs to Scottsdale and will ultimately bring about 120 jobs from North Carolina.
The Scottsdale Airpark has traditionally been a popular area with local homebuilders, which could be a source of growth in the years to come as the local housing market gains momentum. Pulte Homes, Meritage Homes and Maracay Homes are all located in the Scottsdale Airpark. Many lenders and title companies also operate within the submarket.
The Scottsdale Airpark is an amenity-rich area, featuring more than 8 million square feet of retail space. The Kierland area is a high-end area for retailers. The mix of top retailers, 5-star resorts, and upscale restaurants truly make Kierland a luxurious destination. There is over 720,000 square feet of retail space in this neighborhood, featuring the 150,000 square foot lifestyle center called Kierland Commons. Significant retailers in this shopping center include Tommy Bahama, Michael Kors, Z Gallerie, Crate and Barrel, and Allen Edmonds. Mastro’s Ocean Club is also located in this high-end lifestyle center.
Not located directly in Kierland, but located within walking distance from Kierland is the Scottsdale Promenade. The Scottsdale Promenade is a 78-acre shopping center located at Frank Lloyd Wright and North Scottsdale Road. This shopping center has a wide variety of tenants ranging all the way from Living Spaces Furniture to Saks Fifth Avenue. Other large tenants in this shopping center include Nordstrom Rack, Michaels Arts and Crafts, Steinmart, Pier 1 Imports, and OfficeMax. Some up-scale dining options include The Capital Grille, Maggianos, and Benihana.
The Scottsdale Airpark features a mix of power centers, neighborhood, lifestyle and community centers. The Scottsdale 101 power center is located at the Loop 101 and Scottsdale Road. The center features a Harkins Theatre, an Ashley Furniture, a Dick’s Sporting Goods and several other retailers. In addition to traditional retailers, there is an auto mall for luxury autos including Porsche, Land Rover, Audi and Jaguar. The 41-acre site includes nearly a dozen franchises.
The Scottsdale Airpark features hundreds of hotel rooms, at luxury resorts such as the Westin Kierland resort, the Fairmont Scottsdale Princess and several others. Scottsdale is a travel destination for both business and leisure travel, and is the home to the PGA Tour’s Waste Management Phoenix Open, which is the most heavily attended professional golf event in the U.S.

The city is growing at an annual rate of approximately 1.5 percent per year, slightly faster than the statewide pace of expansion. This pace of growth has been driven by the well-educated local workforce and companies that continue to target Scottsdale as a favorable location to do business. More than 95 percent of adults in Scottsdale have at least a high school diploma (compared to 85 percent statewide) and more than 50 percent of Scottsdale residents have a bachelor’s degree or higher (compared to 27 percent statewide). Businesses looking to establish a presence in Arizona due to the state’s pro-business climate and affordable cost of living consistently target Scottsdale to attract the talent they need to run their enterprises.
Demographics in Scottsdale are favorable, with a median household income of nearly $85,000 per year
more than 40 percent higher than the statewide median. Elevated incomes have resulted in two housing-related outputs: elevated home ownership (nearly 70 percent of households) and high home prices (a median of nearly $471,800, more than double the statewide figure). These trends also impact rental housing, as apartment rents in Scottsdale average approximately $1,377 per month.
Scottsdale has a diverse economic base and elevated incomes. The city is the premier tourism destination in the Phoenix metro area, with high-end resorts such as The Phoenician, The Camelback Inn, the Four Seasons and the Fairmont Princess. Annual tourism volumes top 7 million visitors for the more than 15,000 hotel rooms in the city. The city is home to the Waste Management Phoenix Open each winter, which annually sets records
for attendance of more than 500,000 for tournament week and the Barrett-Jackson Collector Car Auction.
The healthcare industry is a large and growing segment of the local economic base. HonorHealth, which is the new name of the combined Scottsdale Healthcare and John C Lincoln Health Network, is the largest employer in Scottsdale. The five-hospital organization boasts approximately 10,500 workers, making the company the seventh largest employer in the state of Arizona, immediately behind semiconductor giant Intel. Other prominent healthcare employers in Scottsdale include CVS Caremark’s Corporate Office (2,200 workers) and the world-renowned Mayo Clinic (2,100 workers), which was named by U.S. News and World Report as the top-performing hospital in Arizona.
