This assisted living facility was designed from a building that in prior years had housed the Leelanau Memorial Hospital. Through market research in conjunction with the lender, the project was tailored to house 41 assisted living residents including 14 Alzheimer care residents. This facility was approved and funded through the HUD 232 rehabilitation program. Because of federal funding, this project had HUD specic requirements including being licensed as a home for the aged through the State of Michigan Community Health Department. David Boersma was the lead architect on this 140,000 square foot senior housing facility. Full ser-vices were provided to the owner from pre-planning to commission. Northpoint Village was devel-oped in conjunction with the City of Utica after it was determined that Utica was lacking any type of senior housing. Through focus groups with the community, city and developer; it was determined that a senior facility with accommodations for 40 assisted living residents and 80 independent living residents could be sustained within the community. David Boersma was the lead architect on this 155,000 square foot senior housing facility. This project was phased into two separate buildings. In conjunction with independent real-estate research groups, our initial pre-planning found an immediate need for independent senior living to subsidize existing developments within the community. Further investigation revealed the migration of independent living residents to assisted living and skilled nursing facilities. The fi rst phase consisted of a facility for 95 independent living residents with the complex core services to service the immediate needs found. The second phase of the project contained accommodations for 50 skilled nursing residents. Facility amenities included:

David Boersma was the lead architect on this 24,000 square foot addition to this existing nursing home. Beechwood manor had realized the need for affordable transition housing in their community. The owners made the decision to expand the current building with the addition of 25 assisted living apartments. Several hurdles were overcome to proceed with the plans for the project. The owners sought HUD fi nancing and were subject to the 232 rehabilitation requirements and most importantly, the UFAS accessibility standards. The original building was constructed prior to ADA standards and had to be brought up to the current accessibility requirements. In addition, zoning laws required special land use for the expansion. We worked with the city and the neighborhood residents to fi nd a solution that met the expectations of the owners and added value to the community. The city has honored the owners with a beautifi cation award for their efforts in improving the building and the neighborhood is very happy with the outcome.

This project involved the conversion of an existing elementary school into a Home for the Aged. The project as designed repurposed 24,500 square feet of school fl oor space into 28 assisted living residential units with 7 of those units dedicated to memory loss care.

The complex will be used for assisted living for members over the age of 50 and will contain resident units, commercial laundry, main offi ce spaces, staff room, community kitchen and dining room and a visiting medical/therapy/exercise room. The dedicated memory loss care units are separated from the other residential care units and have their own commons, secure outdoor space and offi ce.

The goals of the renovation is to make the facility inviting, elegant and comfortable. The project is scheduled to begin construction spring of 2014
