TAKING the stress and hassle out ofhome repairs has been made a littleeasier with the launch of the new HomeOwners Utility Services (HOUS).
For as little as a dollar a day, propertyowners can have an electrician andplumber on call 24 hours a day, sevendays a week for any breakdowns fromthe meter to the outlet. The service usesplumbing and electrical contractors withno call-out fee, no hourly rate and onlypayment for parts.
The idea for HOUS began eight yearsago when founder Todd Allender wentto a pensioner’s home to fix a badlywired airconditioner.
Without even charging the after-hoursrate, the bill for the repair was stillalmost the amount of the homeowner’sentire pension cheque.
Mr Allender thought there should be afairer way for home repairs and, after agreat deal of background research andbrainstorming, HOUS was founded.
The service will be available to bothinvestor landlords and home owner-occupiers in the Perth metropolitan areafrom July 1.
Former Fremantle Dockers captainPeter Bell was so impressed when he firstheard about the service that he has nowbecome an integral part of the company.
“I had a good, hard look at the serviceand the company as a whole and I just seeit as becoming the norm for everyproperty owner,” Mr Bell said. “It is thebreakdown service for property.”
Professionals Real Estate Group hasbeen quick to support the innovativeservice and Professionals Fremantleprincipal John Alberti is excited about the
prospects of introducing it to hisproperty clients. “It provides peace ofmind for investment property owners aswell as tenants,” Mr Alberti said.
“HOUS is now part of both ourproperty management and salespackages, so that in the future, all of ourproperties will have the benefit of 24/7electrical and plumbing on call.”
HOUS is also providing a membershipand safety product installation package,with pending new State legislationexpected to see a legal requirement bythe end of the year for properties to havetwo safety switches and two mains-powered smoke alarms installed.
Once the legislation is enacted, ahouse will not be able to be sold or re-leased until it is compliant.
Professionals state office training anddevelopment manager Jenni Wood hasbeen involved with industry input for thedrafting of the new legislation andsupports the HOUS service.
“While the legislation has not yet beengazetted, I believe it is a commonnecessity for all of us to be protectingour homes, as well as those that havebeen entrusted with our care andmanagement,” Mrs Wood said.
There is also a 10 per cent discount onoffer for those who purchase a HOUSmembership before July 1.

HOMEOWNERS are rushing to lock intheir mortgage rates, fearing interest rateshave bottomed and will rise again soon.
Mortgage brokers and comparisonwebsites have been inundated with fixed-ratemortgage inquiries in recent weeks – mostnotably after the Commonwealth Bank raisedits variable rate by 0.1 per cent. That surpriserise, the first variable rate rise from a majorlender since March last year, was followed bya collective raising of bank-fixed rates thatalarmed many new buyers and homeownerslooking to convert to a fixed-rate mortgage.
For the second consecutive month, brokerMortgage Choice noted a sharp increase infixed-rate home loan applications in May, atrend that has continued into June.
In just a week, comparative website HelpMe Choose had a dramatic turnaround in linesof inquiry that suggest variable mortgageswere being shunned.
The website, which receives severalthousand hits a day, claimed 50 per cent of allmortgage inquiries focused on fixed-rateproducts, compared with just 15 per cent forvariable products.
Less than two months ago, borrowers whoshopped around could lock in a three-yearfixed-interest rate mortgage of 4.99 per cent.
The cheapest three-year fixed rate on offernow is 5.35 per cent from Satisfac CreditUnion. While the lowest variable rate of themajor banks remains at 5.74 per cent, theirthree-year fixed rates have shot up to as high as6.69 per cent. ■
