GBI Board aad Realtors Discuss Methods to Boost Home Sales Flautist V. NanzettU To Perform Sunday by Hopi Auori>Kb

Greenbelt Homes lncorpo. rated (GHI) General Manager Gretchen Overdurff invited several realtors who handle GHI homes to attend the December 18, 1997. Board meeting and offer ideas to' better promote lhe sale of GHI homes.

GHI President, Keilh·lahoda, asked realtors Kim Kash of ERA Five Star Properties, Jeannie Smith and Leonard Wallace, both ·or Really I, Shelly Wesl of Really Executives and Tim Uber or long & Foster to introduce lhemselves. Jahoda then opened the discussion with the observation that GHl has always taken pride in billing itself a.s an "owner-occu~ pied .. community.

Ubcr asserted lhal some kind of armngement thai allows potential buyers lo move into a home on a Jcmpnrary lease ba.<iis, until they arc at the "pun:hasc thresh· old," enahles sellers lo fill empty huuScs sooner. Reallors agreed that such an arrangement would help till vacandes fa.,ter. Deitch replied that, "There is no way we'll ever again have anyone move in before seulement," hecause uf an incident in which the lc!osor defaulted on the agreerrn:nt w huy. Deitch added thai houses arc also often damaged hy lcnanl)o.

Jahoda asked Wallace if, 1n hi' experience, rent-with-optinnto-huy arrangements tend to he suc.:ccssful. Under rent/option, a tenant moves into a property tor a specified period of time. pay\ a dcpo!iiit and rent to the owner. and if, at the end of the rcnta!' period, wants to huy the house, is able to do so. If not, the renter moves out.

Under lease/purchase~ anocher arrangement, a potential home huycr not yet able tn huy

gets approval from a bank for financing the house at a specified time in the future, contingent upon meeting financial· goals set forth by the lender. Jn the meantime, the future buyer moves into the house on a temporary lease basis until the time of purchase. Since a contract is signed. the lessor would be guilty of hrcach of contract if he or she fails to purchase the house at the lime agreed upon. Most realtors advise the ~cllers to require a large deposit from the lessor, which is forfciled in case of a default.

' Kash added that if clients arc able to move in before the purchase is final, they will sec how desirable GHI is and be more delermincd to buy here.

When Deitch asked about guarantees that a lease/purchaser will eventually go to "'ettlemcnt, Ubcr com.:cded that there isn't one. Deitch then re· spondcd, "(f we require them I<)

settle before they move in, the we know they will settl '

Board member Chu k Hess reported that 76 GHI home!o -or 5~. - are currently on the market (one of them since 1992). While admiuing 1ha1 defrrred settlement is "riskier,'' he said it is importani to fill the va1.·ancies "to protect our sense of community mure than our architecture."

Wallace said that vacant homes do nut present a prohlcn1 In the comm\JRity in Greenhell· certainly to the owner who is trying lo sell, hul nol IQ GHI.

Jahoda then asked how t() addre55 the perception that f \ expensive to live in GHI. wlcn a1.·tually the co-op fcc cover!-. taxe!-. and "i.·tmdo Icc" 10 one check. There were no !rlugge:-.tion:-. from the realcur~ prc)ocnt,

hut subsequent interviews rc· vealcd that at least two of them actually lhink the i.'O-op fee is too high.

Smith defended GHI Contract. Processor Kathy Linkenhoker from the accusation thai the membership process takes too long. "Kathy closes as fast a\ I can sell them," he said.

One suggestion in a letter from George Cantwell of American Realty, Inc. elicited agreement fr.om some of the realtors present Most concui'Ted that the administrative fee of $785 that sellers musl pay to GHI is an obstacle. Smilh said the fee GHI charges •lUI-going members makes them angry. Some home-sellcn have characterized it as a "h.IKlP'' they have to jump through in order to "get out." She felt it would he to GHI's. advantage In "try not to gel people so angry at GHI when they leave," and it wnuld help 1f there were at lca.\t an explano.~tion available to scl1er)o dctailm~ what the fcc is for.

Overdurff rc!~ponded that the S7K5 doesn't e\'l'n cm'cr the cust of admini)o\r;ltlvc time spent t>n ~ales. She !laid GHI mu~t inspect the hnmc fm "markel rcadincs)o ... whil·h alone typ1cally l'Usls S~7S. then get the member Lo a~.:tu.tlly ~.arry

A barrage of llk~l)o lor marketing GHI then ~~.,ucd forth from those attending the meet· ing. Kash s31d GHI infipcction should be more critical. She told of an inspection report that said some wallpaper should be "patched," when then: was no way lhat could look good, and lhat a,.JX>rtion of a metal fence

chanses could possihly happen but that school construction cannot, and a decrease in busing could not begin in 1998. During the retlullal. Nusshaum commented that there is no evidence that white parents arc fleeing black schools. Day

- care is the major issue. ln response to the issue of siting of new schools, he indicated that the schools were to be located close to the neighborhoods as requested.

In the final rehuttal. Liridseth countered the 1ssue of race and poverty by stating find1ngs that ~how that when poveny is accounted for, black students perform as well as white students, thus making educatiOnal quality a non~race 1ssue. If deficiencies cannot be linked to a vestige of segregation, then the court should leav!= remedies to the school system. The county once had 100.000 w~itc students. now there are only 20,000 with 1.500 l~aving the system each year. School distri~.:t:-. arc not supposed to he under court order in a democracy.
