Have you or a love one had a rough time these past years with making house payments? You may want to consider a loan modication or short sale as an alternative to foreclosure. What is a Short Sale? A Short sale is simply asking the bank to consider taking less than you owe on your loan than what the value may be due to a hardship in your life. In some cases the lender will forgo the difference you owe and the sales price. Check with your accountant and attorney about any tax consequences or liabilities that might accrue to you and your family if you do decide to short sale your home. Your local Realtor can help you in this process and paper work. Short sales used to be a curse word in the industry in years past but the lenders have nally started to get their act together and become more efcient in the process. My personal experience on the last four short sales I have done have proven challenging but closed in an average of 45 days. Fane Mae and Freddie Mack have also jumped in and have created systems to help agents expedite the process. Here is a quote from a Arizona Realtor using Fannie Mae’s new system “I was working on a short sale recently with a servicer who was not being responsive, so I used the HomePath for Short Sales site to escalate the case to Fannie Mae,” says Kelby Teer, a real estate professional in Phoenix, Ariz. “I heard back very quickly and within two days the sale was approved. My clients will now be able to avoid foreclosure.” Most of the time lenders will look at your nancial situation rst to see if a loan modication is an option. If you do not qualify for modication they will approve a short sale and possibly approve you for a government program that will pay you up to $3,000 for moving expenses or relocation. In some rare instances they might even offer you cash for a deed in lue.
