The trouble with mortgages is that they tend to last up to 30 years, un- less you move, get a 15-year mort- gage or figure out a way to pay down your debt on a monthly or yearly ba- sis. If you don’t pay down your debt or sell your home, you’ll be paying your lender a monthly payment for the next 360 months in a row. That’s not such a big deal if you’re 30. But when the housing boom turned into a bust and property val- ues began to collapse, it became clear that millions of Americans had over-extended themselves and are now trapped in homes that were less than the amount owed on the proper- ty. But even though those homeown- ers still have equity in their proper- ties, they’re saddled with 15- and 30- year mortgages that are set to run for at least another decade or two. Many baby boomers, the first wave of whom were born in 1946 and will start turning 65 next year, are having trouble making monthly mortgage payments that seemed easy when priced on interest-only loans featur- ing below-market teaser rates. The Pew Research Center recently found that 55 percent of all Americans are earning reduced income, thanks to layoffs, forced furloughs and limited bonuses. A lot of baby boomers who ought to be in their prime earning years fall into this category. And it doesn’t help that real estate property taxes are rising even as housing prices are falling. Higher property taxes, insurance premiums and maintenance costs are squeezing homeowners who can hardly make their payments as it is. In fact, baby boomers are having trouble paying many of their living expenses, including their mortgage. The theme of this year's Love-land-Berthoud Association ofRealtors Annual Installation

and Awards Dinner held Thursdayevening was Rebuilding the AmericanDream.

After being presented with the gav-el, incoming president Billie Jo Down-ing recalled how she was at the podi-um nine years ago for the same eventafter 9/11. Everyone was in shock,she said. “No one was selling real es-tate.”

At that speech Downing said shechallenged members to help peopleachieve homeownership and that theyhad met that challenge. Now, with thecountry in economic crisis their help

was needed again.Downing spoke about her beliefs in

personal property rights and a freemarket society and encouraged mem-bers to protect those rights.

“We believe every man and womanshould have the opportunity to ownthe dirt beneath their feet,” she said.

“Your community needed you nineyears ago, and they need you again,”she said.

“You are the reliable source to yourfamily and friends in regards to realestate,” she said.

These trying times will not last for-ever and there will always be peaksand valleys in the industry, Downingsaid, and the board can work with youin the tough times.

The outgoing president RenaeHupp reported on the events of thepast year including LBAR’s many phi-

lanthropic efforts. Hupp recognizedthe 2009/2010 committee chairs andboard of directors.

Hupp also recognized the multipleRealtors being honored for their morethan 25 years of Realtor membership.Jim Deis with Deis and Associates,LLC and Don Riedel with The Group,Inc. were recognized for over 35 yearsof membership. Jerry Crawford withRe/MAX Action Brokers was recog-nized for 40 years of membership andHarold Moore at Re/MAX Alliance wasrecognized for 45 years of member-ship.

Oliver Frascona, the association’slegal council, installed the board ofdirectors for the coming year.

Lifestyle Real Estate, the hardest de-cision she had made all year, she said.Hupp chose McCrary because he hadbeen a mentor to Hupp since she firststarted in the business. “Wi t h o u tScott McCrary, I would not be stand-ing here as president on the way out,”Hupp said.

Jack Atchison with Exodus Movingand Storage was named AffiliateMember of the Year, Bob Skillman wasnamed Rookie of the Year and KurtAlbers was named Realtor of the Year.

Kurtz also presented LarimerHomeownership Program with a$10,000 check, grant money receivedthrough CAR from NAR grant fundsthat go to state Realtor associationfoundations to increase housing op-portunities for working families.

CAR used their $100,000 in grantfunds to assist people in downpay-ments on their homes. LarimerHomeownership Program providesdownpayment assistance to house-holds in Loveland and Larimer Coun-ty earning less than 80 percent areamedium income, Kurtz said.

Annual Installation and Awards Dinner Thursdaynight.

Last year's Rookie of the Year, Realtor, MattThompson also with The Group, Inc., presentedthe award to Skillman.

“It's definitely an honor to be selected by yourpeers, over the past year just trying to get into

this field and working hard and to be recognizedis just an awesome feeling, very humbling,”Skillman said.

Thompson said Skillman's life reads like agood book, each chapter building onto the next.

Throughout Skillman’s life he has continuous-ly been connected to building and developmentin one way or another, working on constructionin college, as an industrial arts teacher at WaltClark Middle School Middle School, protectinghomes as a firefighter and fire inspector andworking as Safety and Security Manager atPoudre Valley Water Authority.

In between all of this, Skillman had beenworking on getting certified to be a licensed Re-altor and one day, long-time friend and local Re-altor, Ceri Anderson, stopped him on the road inher car as Skillman was walking his dog, decid-ing what to do as a grown up, he joked. Sheasked him why he didn’t get that real estate li-censed finished up, and “here I am,” he said,

“loving every minute of it.”Skillman said hard work and

continued involvement in thecommunity and with LBAR, andworking to turn this business in-to a profession, is why he waschosen as Rookie of the Year.

Skillman said he loves thework because he gets to helppeople. “Helping people findtheir dream is very gratifying.”Skillman said the tools he haslearned have also allowed him tohelp those facing foreclosuresand other issues.

Skillman grew up in FortCollins and has been in Love-land since the start of his professional career in1984. He said he feels fortunate to be able tocontinue working in Loveland and a part of theLoveland and Northern Colorado community.

decided this is where he wantedto hang his hat. The best part ofhis job, he said, is handing ahomeowner the keys andknowing you’ve done your jobproperly. “It’s all about theclient.”

As for the future, Albers saidhe’s going to continue workinghard for his clients and fellow Re-

altors, including undergoing con-tinuing education. He said thereare new challenges and advan-tages as a Realtor today. Whileselling in the current market ismore difficult, the technologicaltools afforded to Realtors hasmade the process more efficient.

Albers will serve the comingyear as LBAR treasurer and in

October will be the CAR North-east District Vice President.

If you’re refinancing your mortgagenow to take advantage of new lowerinterest rates, you may want to try tocut the term of your loan. Every yearyou shave off the term will save youthousands of dollars over the life ofthat mortgage.

For some in the Sandwich Genera-tion, taking out a 15-year mortgageand being done with the mortgage be-fore retirement may make the most fi-nancial sense — as long as they canafford the higher monthly mortgagepayments.

We’ve all been there. Afterall, we were rookies onceand planted a few extra

seeds because they look so smallin that cute little hill. Then theygrew. And grew. Then they setfruit, and the circus began.

Squash for dinner, squash forlunch. Squash in breads, muffins,pies, relishes, soups, ratatouille,and casseroles. Year after year,memories of the “zucchini inci-dent” are shared at family gather-ings until you swear that whenthe day comes for them to in-scribe your tombstone, they’llwrite “Here lies a gardener,squashed in her prime.”

Were it only the zucchinis andcrooknecks you might be OK, rid-

ing out the season of plenty untilfrost kills the plant. But no, thecucurbit family is large, and whenyou’re an inquisitive gardener youeventually expand your horizonsand plant winter squash.

Perhaps it starts with a pump-kin, the orange globe that bringsa smile each fall. Then it could bean acorn or two, or possibly a but-tercup, to go with a savory porkroast. Eventually you try spaghet-ti squash, delightful with a bit ofpesto (if you try nothing else thisfall, try that). Finally, you branchout into the butternuts and deli-catas, with sweet potato flavorthat’s perfect mashed with a dabof butter, brown sugar and nut-meg.

Then you’re hooked, and grow-ing the mammoths: Hubbardsand banana squash that top out

at 25 to 30 pounds. These don’tgrace your counter; they beachthemselves on it. Try choppingthem with a cleaver, and you’llsoon discover that the best way toopen a hubbard is to climb a lad-der and hurl it to the ground.Once roasted their flesh can befrozen into recipe-sized amountsand feed you until spring.

If you’re growing winter squash,fall is the time to gather your har-vest. Speed ripening by cuttingback the water to the plant, butdo this slowly over a few weeks soyou don’t interrupt growth ofyoung squash. Pluck blossomsfrom the plant about mid-monthto allow the plant to pump energyinto the larger ones on the vine,and use the blossoms stuffed,fried or sautéed for pasta.

Harvest your winter squash

when the skin toughens and isn’tdented by pressure from a finger-nail. But before this happens theskin is tender, so avoid woundingyour fruit with a clumsy nail slashby watching for other signs of ma-turity, such as the stem dryingout or the rind turning a deepcolor (some exceptions apply).

Cut the squash from the vinecarefully, leaving at least two-and-a-half inches of stem attached tothe fruit. If you’re growingpetite squash and don’t havethat much stem, do the bestyou can and don’t worry.The important part is tokeep from snapping thestem from the squash orbruising the fruit in harvest.

When first picked, wintersquash is a creamy, starchyvegetable, but if allowed to

stand for a month or two, thestarches convert into sugars,making squash more delectableat thanksgiving than at harvest.But if you’re growing pie pump-kins, the reverse is true: use itwithin a month, or the sugarsconvert into starch. Store squashin dry, cool conditions and de-pending on the variety, wintersquash will keep one-to-sixmonths.

Tasty winter squash provides fall delight

• The ripening stages of tomatoes are immature, ma-ture green, breaker, pink and red. Mature green stagefruits have a white to yellow star at the blossom end.Most supermarket tomatoes are picked at the maturegreen stage and ripened with ethylene gas. The breakerstage is when the blossom end is pink and the tomatoesat this stage will ripen naturally. Tomatoes at the break-er or pink stage will ripen in five-to-seven days at 65-68degrees.

• Oregon produces nearly all of the hazelnuts (fil-berts) in the United States. The trees are biennial —one year each fruit cluster will produce a single nut, andthe next year the tree will have more than one nut percluster. The nuts drop from trees in fall. In larger or-chards nuts are harvested with a vacuum that picksthem up and blows out any debris. Hazelnuts are eatenraw, roasted, covered in chocolate, made into hazelnutbutter or gianduju — a hazelnut, chocolate spread.

• Composting requires the right combination of“greens” (nitrogen-supplying material) and “b ro w n s ”(dried plant material that supplies carbon). Thinklasagna. The brown layer may consist of dried leaves,dried hay and straw, paper and lint. You'll need twice asmuch brown material as green. The green layer will havefood scraps (but no meat), garden waste and grass clip-pings. Sprinkle on a little soil to add microorganismsand repeat the layers. Keep moist, turn after a week andthen once a week until the pile freezes. By spring youshould have beautiful compost to incorporate into yourflower and vegetable gardens.
