New Listings - A measure of how much new supply is coming onto the market from sellers. Pending/Under Contract - A count of all the listings that went Under Contract during the reported period. Sold Listings - A measure of home sales that were closed during the reported period. Average Sales Price - A sum of all home sales prices divided by total number of sales. Days on Market - A measure of how long it takes homes to sell. Active Listings - A measure of the number of homes available for sale at a given time. The availability of homesfor sale has a big effect on supply-demand dynamics and home prices. Months of Inventory or Absorption Rate - A measure of how balanced the market is between buyers and sellers. It is expressed as the number of months it would hypothetically take to sell through all the available homes for sale, given current levels of home sales. A balanced market ranges from 20 to 30 months of supply. A buyer’s market has a higher number, reflecting fewer buyers relative to homes for sale. A seller’s market has a lower number, reflecting more buyers relative to homes for sale.

The construction of the Moffat Tunnel in 1928 brought additional visitors by train and economic growth to Grand County. Hide-away Park (which later became Winter Park) was founded by L.O. “Doc” Graves in 1932. It quickly developed into a tourist destination with cabins, restaurants, and a service station. The town’s picturesque terrain soon led to the introduc-tion of downhill ski slopes and cross country ski trails. Located within Hideaway Park, the Idlewild Property became Ski Idlewild in 1961. It included a base camp, bar, ski shop, and ski patrol.

After Ski Idlewild closed in 1986, the property still played host to camp groups, and the Idlewild Lodge re-opened to visitors in the mid-1990’s. It partnered with Devil’s Thumb Ranch, located between Granby and Tabernash, to offer a place for cross country ski-ing between Fraser and Winter Park. In recent years, the Idlewild Property was annexed into Winter Park. The structures have been demolished and the site made ready for redevelopment.

The Idlewild Property has played a unique part inColorado’s long standing ski and mountain recreation history.
