Cytonn Real Estate is a leading real estate developer in the region with over Kshs. 50 billion of projects under

mandate. The company has several projects spanning from both the high end like Amara Ridge and the low to middle

income such as The Alma in Ruaka. In addition to its own development, the company undertakes other services e.g

Project Management, Research and Facilities management.

Amara Ridge Breathtaking, Distinct and Luxurious

Amara Ridge is a luxurious gated community at the heart of Karen in Nairobi Kenya comprising of 10 villas offering comprehensive lifestyle amenities with a state of the art clubhouse. Amara Ridge features two signature architectural styles – a classical and a contemporary design to cater for diverse tastes. The development is situated opposite Bomas of Kenya, which is set to host the largest conference facility in East Africa.

The project broke ground on the 28th of September 2015 and expected to take about 72 weeks to

completion. So far the project has been ongoing for 29 weeks and below are some of the site pictures.

Construction Progress

Over the past 7 months, we have seen tremendous construction progress. For the Classical units, we

have progressed to roofing.

For the Modern units, we have moved to first floor slab casting and first floor walling

We have also began the external works in that construction of the boundary wall is in progress.

Modern Units Construction Progress – Preparation of First Floor Slab Casting

Sales and Marketing Updates

So far the marketing efforts have been very successful having sold 7 of the units and only 3 to go, of

which, there are very active conversations ongoing. We expect to close these in the next few weeks.

Each unit has increased in value since the inception and is currently selling at Kshs. 105 mn from the

initial Kshs. 95 mn – an impressive 10.5% increase in half a year. Letters of offers have been sent out

to the clients and some have been received back. One client has signed the sale agreement.

On the marketing front, we have a billboard upon Mombasa Road, at the Nyayo Stadium roundabout.

We continue advertising on property websites and carrying out mall activations. We showcased this

development in the Homes Expo in April 2016.

We are also running our brand campaign, which has increased our visibility in the market. The

campaign is on all media platforms i.e. Television, print media, billboards and radio advertising.
