Pellicer&Heredia legal services company was created by two ambitious experts of law. Mr. Ignacio Pellicer Mollá and Mr. Pedro Heredia Ortiz.

They both developed their legal notion by studying different subjects of law in several universities in Spain and England. International studies and environment gave them a chance to expand their perception of legal issues and to identify possible ways of solving new problems, in new ways.

The idea of creating this law firm was focused on the most important thing for the founding partners – to help people by solving their problems in the most convenient and comprehensible way. This is why Pellicer&Heredia founding partners, Mr. Ignacio Pellicer and Mr. Pedro Heredia, gathered a team with knowledge of both national and international law, and extremely wide competence and skills of several languages.

Pellicer&Heredia is a law firm based in Alicante municipality, and established in 2008. During these years we managed to bring the best lawyers into our team. Our experience and the confidence of our clients has let us expand our working areas, and now Pellicer&Heredia has 5 offices which are located in east-south coast of Spain (Alicante, Hondon de las Nieves, Petrer, Teulada Moraira, and Ciudad Quesada). Recently, due to modification of previous laws, and the creation of a new law commonly called “law of entrepreneurs”, the regulation for the concession of Visa permits has changed greatly inside our borders.

For members of third countries (Non-European Union members), now it’s possible to get a Visa permit of residence, and later, apply for the Spanish nationality, through investment operations.

It’s well known that buying real state with a worth of more than 500.000€ in Spain could grant you a near automatic Visa permit, if the correct legal procedure is followed, and the client meets all the previous requirements (That’s an extended practice of several countries within the European Union). But nowadays in Spain there are more ways to get the same rights, and, the acquisition of real state is not the only one. And the client should always take into account, that not all the countries within the European Union are equally safe, solid and reliable. For a business man, a company, or just an individual that wants to invest their savings, we can offer professional council about the best way to invest. „ Complete all necessary searches regarding the legal status of the property and the developer/vendor, informing the buyers of any issues discovered that may influence the decision or conditions of the purchase.

„ Liaise and agree with vendor/s and /or lawyers in respect of terms and conditions of the purchase, ensuring compliance with current laws. In the event that the vendors are non – resident in Spain, a lawyer ensures that any amount paid prior to completion is lodged safely with a resident party, preferably the vendor’s lawyer’s account.

„ Make preparations at the Notary Public for completion of the purchase or any further preparations required relating to the purchase such as preparation of Powers of Attorney for individuals abroad (duly legalized and translated) which give authority to a physical person/s to act on behalf of the buyers.

„ Assist in the completion process and ensure title deeds are properly registered in the appropriate local Land Registry, and that the property/ies is free from all charges and encumbrances, free from occupants and tenants, as well as payment of the relevant taxes associated with the purchase.

„ Assists in locating, negotiating and obtaining a mortgage loan to finance the purchase of the property. The obtaining of the mortgage loan may be in the form of an approval in principle prior to the signing of the private purchase contract and is understood without prejudice to any other mortgage facility provided by the developer of the vendor.
