We have been blessed with new members; both principal and associate members have been added to our organization in the last few months. I understand the economic situation that we are all faced with today. I am encouraged to see our numbers growing as these new members see the benefits and opportunities that are associated with a BOMA membership. There is a lot of excitement going on with Dayton BOMA! We have been blessed with new members; both principal and associate members have been added to our organization in the last few

months. I understand the economic situation that we are all faced with today. I am encouraged to see our numbers growing as these new members see the benefits and opportunities that are associated with a BOMA membership. Charlie Hartshorn has worked for ESI Electrical Contractors for ten years as Vice President and General Manager of the Dayton, Ohio office. Charlie graduated from Bowling Green State University in 1972 with a B.S.B.A. degree and in 1974 began the four-year apprenticeship program in the electrical trade. In his 36 years in the electrical trade industry, he has served many different capacities. His hands on experience with field operations and installations, along with his business

sense and people skills provide a well-rounded background and knowledge of the business, which is an asset to ESI and to the Western Ohio NECA Board of Directors, where he serves as Treasurer.

Over the last few years, ESI has grown and experienced success in a tough market by establishing goals to be competitive, efficient, and have a can do attitude. Safety, customer satisfaction, and the hiring of qualified employees in the field and office, have been paramount in achieving these goals. ESI’s most recent success has been the nearly completed Human Performance Wing BRAC project at WPAFB.

In his spare time, Charlie’s hobbies include fishing, dabbling in farming at his Warren County farm, and constantly repairing (working on it) his 185-year-old historical home. One of his greatest pleasures has been the good fortune of working with his two sons in the business every day, and staying close to his five grandchildren, also situated fifteen minutes from his home.

Sharon Rislund is a Client Service Manager for Miller-Valentine Commercial Property Management, where she is currently responsible for one office building and seven industrial buildings. She has been in property management for 12 of the 22 years she has been with Miller-Valentine and her main focus is to provide excellent customer service to MV’s clients on a daily basis.

Miller-Valentine owns and manages properties throughout Ohio, South Carolina, Kentucky, Arizona, Florida and Indiana. Miller-Valentine not only provides property management and brokerage services, but also provides construction (build-to-suite buildings and tenant fit-up , as well as a host of other repairs for existing clients), development, and interior design services. MV Realty, Inc., an affiliated company, manages and leases properties for third party owners, both within and outside the state of Ohio.

Sharon grew up in a small coal-mining area in Ohio. Many of you may have grown up in the same type of town (no red lights, 4-room school house, no stores). After graduating from high school she enlisted in the U. S. Navy where she served seven years. Sharon was stationed in “exotic” places such as Dallas, TX; Virginia Beach, VA; and Camp Smith, HI. While in Hawaii, she met and married her husband, Ron, who was serving there in the U. S. Air Force. He retired from the military after serving a few more years in California. In California, Sharon was an executive secretary at the Dow Chemical sales office where she was employed for seven years. After Ron retired from the military, they moved to Phoenix, AZ and she became an administrative assistant at The Greyhound Corporation, in the Real Estate Department, hence, the beginning of her career in real estate.

When first moving to Dayton, Sharon became an administrative assistant in the Realty department at Miller-Valentine Group. While in this capacity, she obtained her real estate license. In 1998 she moved into the property management department, where she continuously provides excellent customer service to the Miller-Valentine Headquarters and several industrial properties in the Dayton area. Sharon is also the main contact for the customer service Help Desk, where she provides assistance to all the clients and managers requesting service from the maintenance techs and/or vendors. Many of the associate Dayton BOMA members have probably dealt with Sharon on numerous occasions.

Sharon joined Dayton BOMA in 1999. She obtained the RPA designation in 2005, and became a Board Member in 2007 and secretary in 2009. She enjoys working on committees and discussing a wide variety of topics with the members during the meetings and after hour events.

She has two grown daughters of whom she is very proud. She enjoys spending time with her family and friends, watching movies, shopping (window or otherwise), and being an Avon representative.

Employers can improve employee comfort and reduce injuries by applying ergonomic principles in their workplace. Ergonomics is the science of arranging and adjusting the work environment to fit the worker. For employees who type a great deal or spend a large portion of their day on computer-related tasks, here are some items to check:

• Monitor – The top should be at or below eye level, slightly lower for those wearing bifocals. The screen should be 18 to 24 inches from the eyes. • Document holder – Place at the same height and distance as the monitor to reduce head movement and eyestrain. • Chair height and back – Adjust so that feet are flat on the floor. • Keyboard – Place directly in front of the monitor at the proper height to keep wrists straight and relaxed on a padded wrist rest. Forearms should be parallel to the floor. • Lighting – Use indirect lighting to avoid screen glare and use a glare shield if necessary. Place monitor at a right angle to the window and use shades to block sunlight. • Other equipment – Place phone, notepad and mouse in easy reach. • Under desk – Provide enough room to stretch or change leg positions.

Most of the recommended changes require simple adjustments to existing equipment and work areas. A new or different chair may be required but the expense will be worthwhile if you can avoid injuries and improve productivity.

Safety Focus – Use Ergonomics to Reduce Injuries

The Foodbank, Inc.For more than three decades, The Foodbank has served as the link for food relief in the Miami Valley. The Foodbank – the only one of its kind in the area – nourishes the hunger relief efforts of the community through the acquisition and distribution of food to the hungry throughout Montgomery, Greene and Preble counties. Ronald McDonald House CharitiesThe Ronald McDonald House is one of two programs offered by Ronald McDonald House Charities of the Miami Valley Region. Opening their doors in February of 1980, RMH of Dayton has been providing a home-away-from-home to families of critically ill, hospitalized children for three decades. The RMH of Dayton is here for families who must travel a long distance from home for specialized medical treatment for their child. Families will find that the RMH of Dayton is a place where they can eat a home-cooked meal, take a shower, do laundry or just relax in their private guest room. Hannah’s Treasure ChestWhile many families are fortunate to provide for their babies, toddlers and children, many parents struggle in raising their children with sufficient resources. Hannah’s Treasure Chest responds to these needs by providing social service agencies in Montgomery, Butler, Greene and Warren Counties with clothing, furniture, toys, books and other essential items for their clients. To maximize the speed and effectiveness of their outreach, Hannah’s Treasure Chest partners with more than 50 respected social service agencies like Artemis Center, Daybreak, Family and Children First, Montgomery County Children Services, just to name a few. Marine Corps Reserve Toys for Tots ProgramToys for Tots began in 1947, when Major Bill Hendricks, USMCR and a group of Marine Reservists in Los Angeles collected and distributed 5,000 toys to needy children. The idea came form Bill’s wife, Diane. In the fall of 1947, Diane crafted a homemade doll and asked Bill to deliver the doll to an organization, which would give it to a needy child at Christmas. When Bill determined that no agency existed, Diane told Bill that he should start one. He did. The 1947 pilot project was so successful that the Marine Corps adopted Toys for Tots in 1948 and expanded it into a nationwide campaign.

Over the 62 years of the U. S. Marine Corps Reserve Toys for Tots Program, Marines have distributed more than 400 million toys to more than 188 million needy children. This charitable endeavor has made U. S. Marines the unchallenged leader in looking after less fortunate children at Christmas.

In the late 1980s, the Marine Corps determined that a non-profit charity was needed as an integral part of the overall national Toys for Tots program. Based on this need, the Secretary of Defense, in August 1991, authorized the Marine Corps to recognize and work with a charity committed to supporting Toys for Tots. Based on this approval, the Marine Toys for Tots Foundation became an operational organization in September 1991 and has been the fundraising and support organization for the U. S. Marine Corps Reserve Toys for Tots Program since that date. Over its 18 year life span, the Marine Toys for Tots Foundation has supplemented local toy collections with more than 81.3 million toys valued at more than $487 million; plus has provided promotion and support materials valued at over $6.3 million. Everyone always asks us...how can we avoid gaining weight during the holidays? The answer is simple, don’t over-indulge! However, that is much easier said than done, right? Here are five sure fire ways to help you stick to your nutritional and fitness goals over the next few months. Good luck – be strong and have a happy, healthy holiday season!

1. Eat Lean, Be LeanMeat is simply a must for holiday meals. Just choose to use leaner cuts of meat. The good news is that turkey, a holiday favorite, is one of the leanest types of meat. Always choose white meat, which is leaner than dark meat (for instance, choose chicken breast rather than a drum stick.) Always trim visible fat off of meats and take the skin off poultry. Oh and stay away from the turkey fryer!!

2. Have a Game PlanYou need a game plan for avoiding the typical high-fat, high-calorie items like the appetizers, processed meats (bologna, Vienna sausages), fried foods, cream-based soups, casseroles, and desserts. Plan to fill up on lighter fare, such as fruit and veggies, or bring your own healthful snack to munch on before the meal. Better still, offer to prepare and bring a healthy dish so you and other weight-conscious guests will have an alternative if the host’s offerings are less-than-healthful. You don’t have to say no to your favorite items, just limit them!

3. Don’t Go HungryWhether it’s your office party or your aunt’s house, arriving at any holiday gathering with a growling tummy is a sure-fire way to make the wrong choices and overeat without even realizing it. Never “save up” your calories during the day by not eating; it will only backfire and cause you to eat more in the end. You want to keep your metabolism working throughout the entire day to help burn those calories more efficiently. Have a snack, such as an apple or a cheese stick, before you leave the house -- you’ll still be hungry enough to enjoy eating the holiday meal, but not so hungry that you will overdo it.

4. Don’t START a new dietThis could be the worst time of year to try a diet. It’s virtually impossible to start -- and stick to -- an entirely new way of eating while attending holiday functions or visiting relatives. Focus instead on simply not gaining any weight by watching your portions, making healthier choices whenever possible, and getting in regular physical activity.

5. Eat your Veggies! Not only are veggies naturally low-fat, low-cal and chock-full of nutrients, they help you feel fuller longer than other types of foods. By filling up on veggies, you will be filling up on fiber. This will cause your stomach to feel fuller, and you will have a greater sense of satiety (satisfaction) throughout the day, which will help you stay on track. Eating raw veggies as snacks, appetizers, in salads, and side dishes is a great way to keep both your waistline and appetite in check. Just be careful of full-fat dips, or adding butter or sour cream, and avoid fried veggies or cream soup- or cheese-based vegetable casseroles.

In October 2009, Healthcare Trust of America (HTA), completed a national agreement with CB Richard Ellis - Asset Management division to oversee various office properties, mostly medical, of which had recently been acquired through an ownership transition.

During the transitional phases of the agreement, Asset Managers from HTA completed extensive review and tours of their newly acquired portfolio in order to lay out detailed assignments that would ultimately improve each property according to their goals and expectations.

The Dayton area Park Place properties included in the new portfolio are most noted for their location directly across from Fraze Pavilion, which hosts a number of first class entertainment and musical acts of national caliber as well as its campus-like setting among mature trees, ponds and walking trails. While still highly regarded as premier office space, it was not without a number of challenges. It was quickly losing its tenant base as a result of a lack of previous investment with years of deferred maintenance and capital improvement. These issues have only been compounded by an ever increasing number of new and competitive properties on the market. Park Place was fortunate to be among HTA’s portfolio of properties which came hand-in-hand with the benefit of their commitment to invest a significant amount of necessary funding to improve the site to its previous Class “A” status, reversing its state of decline, and a terrific win for the Dayton market.

Beginning in April 2010, Park Place began a series of improvements to correct long overdue deferred capital projects with the completion expected to be near year end. Not at all a small task, we have relied heavily upon exceptional contractors that have seen us through a majority of the exterior improvements as our focus will soon shift to interior capital improvement later this month. Exterior improvements consisted of a complete redesign of the twenty-plus year old landscaping, all new exterior awnings which surround the first floor windows, pressure washing and sealing of the building exteriors, resurfacing of exterior façade, window sealant repairs, sprinkler system rerouting and efficiency upgrades, french drain installation and perimeter ground cover removal for proper drainage, exterior painting projects, pond repairs, turf restoration, sidewalk and sidewalk paver repairs as well as other various maintenance improvements. Interior repairs will consist of a complete renovation of all common areas including carpet, ceiling, lighting, wallpaper, sprinkler and fire system upgrades, elevator cabs, signage, furniture and restroom renovations to give the properties a modern, first-class feel and image.

While not always the easiest management assignment, it is exciting to be involved in and see through a transition of this magnitude. We will be honored to showcase the complete property make-over with a “Grand Re-Opening”event at Park Place. The event will take place for select members of the community, brokers, as well as all of our Dayton BOMA members in the first quarter of 2011 with details to follow shortly. It is sure to be an event not-to-miss, and I very much look forward to seeing all of you there!
