R ademeyers restaurant, nestled in the picturesque Moreleta Kloof Nature
Reserve, offers a relaxing location to enjoy a meal. The restaurant is located in an olden-day farmhouse where diners are surrounded by the African bush, wildlife, and indigenous fauna and flora.
As you enter Rademeyers, the long passageway runs between dining areas on either side of it. At the top of the passage is an exit to the veranda section with a gorgeous view of the natural surroundings, wildlife and skyline of the reserve. It’s the perfect spot for catching a glimpse of game such as zebras, springbok or antelope.
Whether you choose to sit in the outside patio area, the inside dining areas, garden area or sports bar, this restaurant is a peaceful retreat away from the fast pace of everyday life. The bar, located in a separate building around the corner, offers a welcome respite after a long day where you can sip on a sundowner and admire the autographed sports paraphernalia on the walls.

to negotiate for a better interest rate.
5Calculate it: as interest is calculated daily, make use of a bond
calculator to assess how much you need to reduce your total repayment amount.

Derek and Tim, both professionals from Cape Town, and Flip, Pretorian at heart and rugby player currently living in France, combined their various business backgrounds and views to bring you their passion project. Q: Tell us about your roasts and what makes them special?
A: At the academy we currently serve The Academy of Coffee Blend, a smooth, delicious and creamy coffee, and The Number 4 blend, a more robust coffee, guaranteed to give you a kick yet impress the biggest of coffee snobs. The exact blend is a secret for now but you are welcome to find out during a Coffee101 session. What makes our roasts special is that they are all from our own continent and are Fair Trade certified and sourced. We are also proud to be in association with the Rainforest Alliance, which means our coffee is grown and harvested using environmentally and socially responsible practices.
Q: What would you recommend to an Academy first-timer?
A: Definitely our house favourite, the Cortado, and on a warmer day the iced coffee is a winner.
Q: Why did Academy of Coffee choose Pretoria to expand in?
A: The opportunity to have our name associated with the Cowhouse Market was too good to pass. It is definitely the new cool place in Pretoria. We also love the growing coffee enthusiasm in Pretoria and surrounds. We are also lucky to have the best team in Pretoria – anyone who wants to see passion at work, should go visit Reinhardt and Sello at the Cowhouse over the weekend.
Q: How does Academy of Coffee live up to it’s name in terms of sharing skills and knowledge?
A: All of us at the academy value education – we see education as the root of upliftment. We currently run the book exchange and Coffee101 in our stores as small ways of spreading wisdom and love for coffee.
Q: Any exciting future plans or events we can keep our eyes peeled for?
A: Expansion is our main aim at the moment. We’re planning to open up another campus or two in the near future as the demand grows.

Music afi cionados all over Pretoria have seen all their beloved hangout spots close
and change one by one until there wasn’t much rock-’n’-roll happening in the area. Waiting around for somebody to revive the scene to the good old days of Nile Crocodile wasn’t an option for four musicians and entrepreneurs – Vincent “Ziggy” Kruger, Warren Lloyd Frost, Finn MacKinnon and Brendon Daniel Levendig.
They took their inspiration from various places like the music scene in Washington DC in the ’80s where musicians took it upon themselves to get their music out to the public. Vincent, Warren, Finn and Brendan have made it happen by any means possible – for more than a year they’ve worked on making sure that the music scene in Pretoria is fl ourishing. Since September 2014 there’s been a storm brewing. It’s called Bobbejaan.

Bobbejaan brings you a new alternative music experience
All in oneNot only does Bobbejaan Productions promise to provide local patrons of the arts with great events, like the recent party titled Speed with Réunion Island band Kilkil, it also gives up-and-coming musicians a much-needed foot in the door. With collaboration and an immense love for music at the very heart of Bobbejaan’s vision, the guys manage and help various great South African bands under the label Bobbejaan Records. The label’s vision is to be a one-stop label where musicians can be nurtured from the point of inception to the point of exhibition.
Red Right HandLocated in the heart of Pretoria at the historical Belgrave Hotel is Red Right Hand, an exhibition space created by Bobbejaan Productions as a place where people can attend most of its events. The Red Right Hand has been open since June last year. Set up to be
nomadic, Red Right Hand is currently stationed at the Belgrave. However, events pop up all over Pretoria.

New classicsI t’s safe to say that, by and
large, interior design has been characterised by modern
minimalism over the last couple of years. While this will likely not change radically any time soon, we’re seeing some designers playing with the idea of what constitutes good taste by incorporating classical references into their products.
By drawing on Greek and Roman design through elements like columns, marble and statuary, they’re able to give their products a sense of history while still ensuring that they’re contemporary to fi t in with other modern decor.
Sometimes this classical inspiration draws on silhouettes and forms, transposing them across objects to give a sense of the unexpected. Marie Michielssen vases for Serax, for example, look like heirloom pieces of silver, but are actually paper slipcovers for ordinary jars. This contrast between the precious and the everyday is one way of elevating the trend from the kitsch, and ensuring that it’s not taking itself too seriously. Some designers, on the other hand, take classical materials as inspiration for contemporary pieces. Ronel Jordaan, for exampale, features upholstery that mimics the look of marble, but is juxta-posed with a construction that’s emphatically modern.
This cut-and-paste approach to history is a contemporary way of adding history to design without necessarily raising the price tag. While it can seem a little over the top to some, this hearkening back to classical design is a way of locating ourselves within a broader historical context. And that’s something that everyone can see the appeal of – curlicues and all.

Q: Do you have any expansion plans?A: We have a pop-up store in Clearwater
Mall and have gone permanent in East Rand Mall. We are in the process of fi nalising more stores as we speak.
Q: Do you operate online as well? A: Yes, our online retail stores
can be accessed through our website. We deliver nationally.
Q: What’s your most popular item? A: Our sexy court shoes are a stable
bestseller all year round. The Chantelle courts are also a best-seller, and the Madison heeled san dals are a hot item on most buyers’ shopping lists.
Madison – The Heart of New York, was founded by Shane and Pauline
McEvoy in December 2009. A new shop recently opened its doors in Woodlands Boulevard. Madison’s aim is to provide shoes to the young, modern and sophisticated woman.
Q: How did your business start?A: After falling in love with the city
of New York in 2006 we started to dream about bringing New York fashion to South Africa. After three years of pondering and dreaming we packed in our permanent jobs, threw caution to the wind and Madison – The Heart of New York was born.
Q: Why did you choose this area to set up shop?
A: Pretoria East and of course Woodlands Boulevard, being the aspirational area that it is, was the perfect area to launch Madison – The Heart of New York into the Pretoria area as a whole. With the boutique feel of Woodlands Boulevard and with
nomadic, Red Right Hand is currently stationed at the Belgrave. However, events pop up all over Pretoria.

For most people, buying a home means taking out a home loan. Very few individuals are wealthy
enough to just hand over the cash for property that costs hundreds of thousands or even millions of rand.
Unfortunately, though, very few of us consider the full implications of what it means to take out a 20-year mortgage. We are just so relieved to get the fi nance that we simply set up the minimum payments and let them roll out of our bank accounts every month.
However, it is important to appreciate just what we are committing to. Consider that if you took out a 20-year bond on a R2m home at an interest rate of 9,75%, your monthly repayments would be R18,970. Over the lifetime of the loan that means you would pay a total of R4,566,503, of which R2,566,503 is interest.
Anyone taking out a home loan should therefore think seriously about how they can pay it o� quicker, because it will ultimately save them large amounts of money. Using the above example, if you paid just R3,000 extra per month, you could pay o� the loan six years earlier, and save almost R900,000 in interest.
Of course fi nding that extra money is not a simple matter, but here are four easy tips for paying o� your home loan quicker:
1 Whenever you receive a salary increase, up your bond repayment
by the same percentage. That way you are still committing the same percentage of your income to paying o� the loan, but you are putting in bigger amounts.
2 Pay part of any bonus, tax refund or cash windfall into your bond. This
should at least be the same percentage of whatever portion of your salary goes into the monthly repayments.
3 When the banks lower their interest rates, don’t lower your
repayments. The extra amounts may seem small, but over the long run they can make a big di� erence.
4 After every fi ve years, apply for a new loan, and not just at your
own bank. You will have to go through all the admin and paperwork again, and there may be cancellation and penalty fees applied, but because the loan amount will be smaller and the loan period shorter, you are likely to get a better interest rate, and that will make it worth the trouble.

Newlands, an established family suburb centrally located next to the N1 highway, south-east
of Pretoria city, provides a pleasant lifestyle for its friendly residents with great schools, entertainment and medical facilities. The suburb falls between Garsfontein Road in the north, Anthony Street in the south, Matroosberg Road to the west and Corobay Avenue to the east, with streets meandering uphill and downhill, shaded by large trees.

Q: How has Newlands changed over the past five years?
A: Over the past five years, Newlands has seen a dramatic change in population demographics. Five years ago, white South Africans made up 90% of the residents and the remaining 10% of the population group was made up of black, Indian, Asian and coloured South Africans. Although there is still a large percentage of white South Africans residing in Newlands today, the percentage of black South Africans has definitely increased, to the point where one might speculate that demographics at this point may be closer to 40% white South Africans, 35% black, and 15% Indian, Asian and coloured South Africans.

A: Situated up on a hill overlooking a beautiful green city, Newlands is the ideal upmarket residential area for the young professional, offering sectional-title property as well as freehold properties. Its boomed-off security is one reason for its popularity as well as its convenient location close to Menlyn with quick access to surrounding areas and highways. The area is also ideal for investors who earn a good return on rental properties. Q: Who is buying property in the area and what types of properties are available?
A: In the upmarket suburb of Newlands property types consist mainly of houses and duets. There are 10 sectional-title complexes of which three are stacked simplexes and three full-title complexes, as well as two retirement villages. It is mostly younger people in the plus/minus 30-year age group who are currently buying properties in Newlands. This is due to the fact that not only do they have easy access to all amenities, such as shopping malls, excellent schools, churches and easy access to the N1, but also because of the very active neighbourhood watch.

Commercial property stood strong in 2015
In 2015, total transaction activity within the commercial property space came in at R118,5bn, an
impressive 12,8% increase from 2014, according to Lightstone.Ndibu Motaung, head: commercial property, Lightstone, highlights transactions by a private buyer in KwaZulu-Natal for potential development opportunities in Ezakheni C and Umlazi A, totalling over R940m in value, as being a key contributor to this rapid increase. Despite this being
the largest single transaction, there were a few notable deals by prominent funds, including Investec Property Fund’s acquisition of Zenprop’s portfolio (R7,1bn in value) and Liberty’s 25%-acquisition of Melrose Arch.When looking at transactions by geographical spread, Gauteng’s three biggest metropolitan municipalities accounted for 57,4% of the trans ac-tion values and, collectively, were the largest contributors to the overall sales activity in 2015.
Residential property transactions climbing despite weakening economy
The total value of sales in the SA housing market has been steadily increasing, with an 8,3%
increase in the value of residential-property transactions from 2014 to 2105. This is despite gross domestic product growth remaining very low, new-vehicle sales plummeting, and an increasingly aggressive upward interest-rate cycle. Fifty percent of residential properties are located in the Western Cape and Gauteng, accounting for more than two-thirds of the total residential-market value. Sandton and Parkmore in Joburg, Green Point and Rondebosch in Cape Town, and Rua Vista and Monument Park in Tshwane – as well as La Lucia and Mount Edgecombe in
eThekwini in KwaZulu-Natal – were among the high-value suburbs with strong capital growth last year.
“Although the money supply of asset-buying consumers is lessening, property investment remains a top priority for many South Africans, with the City of Cape Town witnessing spirited growth in the housing market over the last five years,” said Paul-Roux de Kock, analytics director, Lightstone, which provides information, valuations and market intelligence on all properties in SA. The UDZ tax incentive is a scheme that was announced in 2003 to promote investment
by the private sector and encourage investment within certain demarcated urban areas. It allows investors who purchase apartments to let the ability to claim a depreciation allowance or capital deduction.On new developments, the purchaser is allowed to write off 55% of the cost (VAT inclusive purchase price) of their investment over an 11-year period, with 20% of that deductible amount being written off in year 1, and the balance spread evenly over the following 10 years.
According to David Sedgwick, development specialist, Horizon Capital Residential, the major benefit to investors is that the large capital deduction is not automatically ring-fenced and creates a substantial tax-loss situation for the investor. This tax loss is allowed to be offset against other taxable income (for example, a salary or other trade income) which can result in an attractive situation where the investor initially receives PAYE/tax back upon filing their tax return. This is useful to fund any negative cash flow requirement during the first few years of a buy-to-let property.
