While Joburgers are strapped for time, they still demand high-quality produce and healthy eating options. It was this trend that saw Brad Meiring and Tamryn Dicks join forces in 2014 to create TheMunching Mongoose, a weekly delivery service of fruit and vegetables along with things like artisanal bread, fresh farm milk and gourmet cheese. The idea was to o er the experience of shopping at a produce market to busy people who may not have time to do it themselves.
We source our produce from small-scale farmers and gastronomic artisans around South Africa, says Brad. Our aim is to partner with like-minded people who produce their goods following ethical, sustainable and organic principles. He hastens to add that although some producers may not be certifi ed organic as theyre too small to be able to fund the certifi cation process, they do follow the required principles.

west of Northriding. Brad told me that the cows and chickens are free to roam and there are no chemicals, hormones or antibiotics given in their feed.
Most of the fresh fruit and vegetables are sourced from small-scale farmers in Midrand, the Magaliesberg and Lanseria, which is where my apples, courgettes, butternut and sweet potatoes came from.
The service is o ered on a subscription basis, where you pay a monthly fee for weekly deliveries of your chosen box. Conveniently, you can pause the service if youre going away or change your box option at any time. There are three size options: the mini bag aimed at singles or couples, a midi box for small families and a maxi box for larger families.
I loved the box I was sent not only for the taste experience but also for the careful thought behind its contents. And it appears Im not the only one.Its fun to get di erent things every week and everything tastes better than shop-bought, says Laura from Sandton. A fter watching Alvin Ailey American Dance Theater perform recently, my thoughts wandered to our local arts scene. We have a lot to celebrate in terms of dance, drama and arts in general. But I think that our biggest challenge is getting people to attend the bums-on-seats necessity that keeps performance alive.

Anti Establishment: the most cosmopolitan bar in the city

From rugby fans to urban hipsters, this bar with a difference wants you all to unlearn
When Paul Shafer, Adam Levy, Nathan Reddy and David Cohen brainstormed the idea of opening a new bar, they wanted to create a space where everyone could fit in.
It was really just a little bit of madness that manifested itself in abar, comments Paul. We all came from different creative fields but wanted to open somewhere that would challenge outdated ideas.
What does that mean? All the drinks served at Anti Establishment (or Anti Est.) come from small producers with a story behind them. There are no beers from the brewing giants sold here, nor do any mainstream whiskies, brandies or tequilas feature. Our philosophy is to highlight brands with character and to always challenge the status quo, says Paul.
The decor fits in with this theme, with its clashing colours, exposed concrete beams and copper pipes; as does the menu, with purposefully misspelt words. Jocasta von Merveldt, a firm Anti Est. fan, suggests sampling its extensive and creative cocktail list: Try out the Dijon and Coriander Bloody Mary or Basil and Naartjie Gin Fizz, and then fuel up with Belgian fries or square pizza before venturing on to the dance floor.
Anti Est. benefits from foot traffic leaving the Neighbourgoods Market, weekly regulars and the odd tourist interested in experiencing the true Braamies. The crowd is a mix of cultures, ages and backgrounds, and it ebbs and flows depending on events happening in the area or types of music being played. Anti Est. calls on Music Concierge to create customised playlists based on its brand and has become known for its interesting line-up of guest DJs on the decks every Saturday.
Reserve a table for a birthday or other special event, or simply rock up for a drink, a bite to eat and a chance to mingle with a wide mix of people, from rugby fans on their way to Ellis Park to the sharpest-dressed of urban hipsters. Paul sums it up best when he says, We like to think that we are a vignette of the city that Joburg is becoming.We like to think

Comedian, actor, author and most recently current a airs commentator, Russell Brand, will be in South Africa for the fi rst time in October for three shows as part of his international Trew World Order tour. Although it will be his fi rst visit, it isnt his fi rst attempt: Russells South African shows as part of his 2013 Messiah Complex tour were cancelled after he was refused entry due to passport issues. S imply put, the term smart home refers to the idea that devices within a home can all be connected not only to each other but also to the internet, thus allowing homeowners to control them through central interfaces.

Homebuyers are often caught o -guard by the additional costs associated with buying a home, but growing awareness of these expenses means many buyers are taking a more conservative approach to home buying. A recent FNB Estate Agent Survey estimates 13% of sellers are selling their property to downscale due to fi nancial pressure. John Loos, strategist: FNB, says an individual can reduce costs such as home maintenance, rates and tari s bills, insurance and furniture by limiting the size and value of a home.
Many potential homebuyers overcommit fi nancially, taking out a 100% loan-to-value bond and more debt to fi nance transaction costs or furniture and appliances for their new home, Loos says. However, the smaller the home, the less space for material items and less electricity consumption, and the lower the value of the home, the lower the rates bill should be, with the garden and swimming pool having lower water, maintenance and insurance needs, he says. Properties, says with the introduction of stricter lending rules the number of homebuyers purchasing properties beyond their means has drastically decreased in the last 10 years, with fewer properties repossessed as a result. However, around 3% to 5% of homeowners are still unable to make monthly payments. He says buyers should be prepared for costs, such as paying a deposit if the fi nancier doesnt grant a 100% bond legal fees, and bond registration and transfer costs. Allowance should be made for additional expenses, such as maintenance costs, monthly bond repayment increases and bank charges, that might arise once the property has been purchased. Saving 25% of the purchase price of the property should cover extra costs, says Mooka. David Rebe, CEO: Sandak-Lewin Property Trust, says costs that are often not factored into the price of home-buying include movers, insurance premiums, security and increased costs in rates, taxes and maintenance. He says if the buyer moves into a property and theres a delay in transferring the
property into their name, there will also be occupational rental to pay as they will be living in someone elses house. Buyers also need to take into account utilities such as phones, electricity and water, carpet cleaning, hanging curtains or painting. If buyers are purchasing a sectional-title property, they need to pay the monthly levy but should ask about special projects that may result in a special levy. Individuals should buy property with a bu er for economic changes, increases in interest rates, utilities bills and being unemployed for a while, says Rebe.

Q: How did you fi nd your property? A: We were looking for a beachfront
property around Shakas Rock and Wendy McMurray put in a lot of e ort to meet our brief.
Q: What do you wish youd known before you started looking?
A: We really wish we were aware of how much the prices of homes in that area had increased in recent years.
Q: What do you love about your home?
A: This particular sectional-title property has few apartments and they are all on one level. There is also very easy access from the garage. The bathrooms are all en suite, and the maintenance on the interior is minimal. And then theres the patio with its uninterrupted views of the ocean ideal for the fabulous alfresco lifestyle thats made possible by the wonderful weather on the North Coast. Both of us also love watching the moon rise. And the tropical storms that play out over the oceans horizon are truly spectacular.
Q: Did you know exactly what area you wanted to live in?
A: Yes. We were quite particular about that and it was certainly one of the main requirements of the property we would buy.
Q: Whats your favourite thing about your area?
A: We love the village atmosphere and the friendliness of everyone around here including the holiday-makers! Its such a special thing about South Africans, our openness and willingness to chat, and we have that in abundance here.

Q: How do I know what property I can afford?
A: To assess what you can a ord to pay on a home purchase, it is important that you take into account all the costs of managing a home.

The R100m Market Theatre expansion, due for completion in December, is expected to bring new life to the Newtown cultural landscape
Historical landmark and home of protest theatre in South Africa, The Market Theatre is expanding its footprint in Johannesburg with a multimillion-rand arts and theatre centre. Its representatives hope that the expansion will breathe new life into the area around the theatres historic buildings and secure their participation in the revitalisation of the inner city.
The redevelopment is being funded by the Department of Arts and Culture (DAC). The new three-storey building, named simply The Market, will overlook the eastern side of Mary Fitzgerald Square, bounded by Bree Street to the north, Miriam Makeba Street to the east and Jeppe Street to the south.
The Market will house the Market Theatre Foundation, an agency of the DAC that includes its admin office, the Market Theatre Laboratory drama school and the Market Photo Workshop photography school. It will also contain a new 150-seat theatre, rehearsal rooms, a training room, gallery space and a library.
Developing NewtownThe hub is expected to be completed by December and, according to Christine McDonald, chief financial officer: the Market Theatre Foundation, it will cost around R100m. This means that all the space stretching from Newtown up to Sci-Bono will come alive with continuous developed space. That block was a rotten apple, but will now be the focus of new life in the area, she says.
Christine adds that the Market Theatre Foundation management team felt it was vital to find a new home, as Newtown is developing around the original Market Theatre and they feared that they might be pushed out if they didnt find a space in the city.
Its a good area for them to establish their permanent home, as an Earth and Space educational centre is also being developed in the nearby old Blue IQ building, contributing to the cultural and educational expansion of the area.

The foundation has also taken special care to preserve the heritage buildings involved in the development, including Schloms Eating House and the Graffiti Building. When everyone wins
Infrastructure is a key part of any functioning economy. Essentially, its the foundation on which everything else is based. If you dont have the proper requirements in place, your economy struggles. There is no better example of that than South Africas current electricity supply problem.
If you turn that on its head, however, building new infrastructure has a multiplier effect on economic growth. In simple terms, every R1 spent on infrastructure results in more than R1 being added to economic output. The perfect example of this is modern China. The huge growth story that has played out there has been based on massive amounts of fixed-capital spending, sometimes to the extent of building entire cities from scratch.
That is why infrastructure is such a key part of the National Development Plan (NDP). South Africa recognises that it has to increase spending on infrastructure, both to resolve existing shortfalls and to stimulate future economic growth. The challenge is that the government doesnt have enough money to meet the requirements on its own.
The NDP has set a target level of infrastructure spending at 30% of GDP to achieve economic growth of 5,4% by 2030, but figures from Stanlib show that infrastructure spending last reached these levels 40 years ago.
The government also has a record of underspending its budgeted infrastructure allocation. Estimates show that in 2012 to 2013 it spent only 85% of the R255,6bn it had set aside. This is a problem, but it is also an enormous opportunity for the private sector. Public-private partnerships (PPPs) offer a potential solution where risks, responsibilities, resources and skills are shared between the government and private investors.
South Africas renewable-energy programme has already shown how well this can work. A total of 92 projects, all privately funded, built and managed, have been approved since 2011. This represents a total private-sector commitment of R193bn. The private sector hasnt come forward with this money out of a sense of obligation or charity: it has been eager to participate because of the potential returns it can earn.
The result is that the country as a whole benefits from private-sector technology, innovation and knowledge. This improves efficiency and enhances public services while taking some of the strain off the government.
It only works, however, when the private sector sees the potential for enticing returns on its investment. That is where the government has to play its role. If it can create the right incentives and the right framework, the potential for symbiotic relationships with the private sector can be a win-win for everybody.

Sectional-title: more popular than everDemand for sectional-title properties is growing both nationally and within Gauteng
Affordability, security and convenience these are just some of the reasons why demand for sectional-title properties is surging in South Africa, according to the recent Pam Golding Properties Residential Property Index. The index, which looks at property trends across the country, found that while only 10,9% of residential building plans passed in South Africa in 2000 were for sectional-title properties, this figure increased to 38% in 2015.
Within Gauteng specifically, this trend is notable in several residential suburbs, according to Jonathan Davies, manager: Pam Golding Properties Hyde Park. Within the suburb, he says, sectional-title properties make up 30% of all properties sold, but this form of ownership is growing further afield in suburbs such as Woodmead, Randburg and Soweto. Its also popular in upmarket areas such as Sandhurst and Bryanston, where sectional-title developments allow residents to own more affordable homes in affluent areas.
Besides affordability, Davies says, there are several contributing factors to the trend. Sectional-title properties are convenient, low maintenance and meet the desire for a secure lifestyle, he explains. Davies also notes that the increase in the transfer duty threshold earlier this year has strengthened activity in this market, as it has allowed buyers looking for lower priced properties more financial leeway.
Charles Vining, managing director: Seeff Properties Sandton, says that sectional-title properties also offer peace of mind in terms of maintenance and upkeep. Generally the body corporate maintains the building and grounds and facilitates the security services and billing of utilities, which eliminates much effort on the part of the owner, he says.
Vining cites examples such as Rosebank, where 80% of properties constitute sectional-title living, while Douglasdale and Craigavon now consist of 57% and 74% of sectional-title properties
respectively. Another key driver in suburbs such as Morningside is buy-to-let investors looking to rent to professionals working in and around Sandton.
Given the current economic climate, it makes sense that demand for sectional-title properties is growing. With initiatives such as the rejuvenation of the Johannesburg city centre, more areas are becoming viable for creating new sectional-title properties in older buildings, and in so doing, beginning to meet this demand.

Home buyers do not simply invest in a piece of land and the bricks and mortar on it. They also buy into the quality and ambience of the neighbourhood. It has not been unusual in the past for Johannesburg buyers to reject a property out of hand even before they set foot on it.
The reason has been patently poor maintenance of the surrounding infrastructure. Or, even worse, no visible sign of any recent maintenance prior to the view to buy.
That is why it is most encouraging for the residential property sector that the City of Johannesburg recently handed an increased budget of R2,3-billion to its Johannesburg Roads Agency (JRA) for 2015/16.
The combination of an operating budget of R943-million, and a capital budget of R1,4 billion, will go a long way to restoring and uplifting the suburban roads, bridges and storm water drains that have been crumbling in the past from lack of maintenance.
It will also accelerate the tempo of new infrastructural development in residential areas.
Political cynicsWhile it is true that political cynics may well perceive a link between next years local
government elections and the JRAs increased budget, residential property owners should nevertheless be pleased by its value-adding implications.
Political nuances aside, this elevated level of service delivery bodes well for homeowner property values. Not only that, it also provides an opportunity for the often much-maligned JRA a well run, but seemingly constantly under-funded agency to show its true capabilities.
As I have said before, even the most astute buyers who visit homes on roads blemished by potholes and crumbling surfaces, broken and blocked kerb inlets, and poorly constructed pavements, subliminally devalue the properties before they even get to look at them let alone make any offers.
Provided JRAs 2015/6 budget is fully utilised, the increased property value implications of these and other scheduled projects will be welcomed by homeowners not least in the current receding market.
