Locality
The subject property is situated within an established agricultural setting east of Krugersdorp and south of Lanseria Airport.
The cemetery borders to the land allocated for the development and expansion of Cosmo City, an affordable housing development
and highly populated area along the old Hans Strijdom/Malibongwe Drive towards Kya Sands industrial area, Northriding and the
N1-freeway. Malibongwe Drive is parallel with the R511 Diepsloot Road towards Pretoria between Dainfern and Hartebeespoort Dam
off-ramp at the N14, known for the large low medium and highly populated Diepsloot informal settlement. There are other local
cemeteries, but in view of local growing developed areas for affordable and informal settlements, the Memorial Hill Private Cemetery
is considered a conveniently located cemetery.
Malibongwe Drive (R512) is the main road between Lanseria Airport and the north-western outskirts of the Randburg and Fourways
area. The subject property however falls within the municipal area of Mogale City (Krugersdorp). The surrounding area in general
features an agricultural setting with small farm portions used for domestic purposes, small scale farming activities and mixed
business.
Malibongwe Drive has been recently upgraded. Along Malibongwe Drive in close proximity towards the south is the well-known Kya
Sand industrial area as well as North Riding Business Park. There are various retail and business developed along this route towards
the N1-freeway and other decentralized business nodes. Other near trademarks identified is the Lion Park on the corner of the R114
and R512 (Malibongwe Drive) and the Coca Cola Dome further towards the N1- freeway which is visible form the subject property.
Directions
Travel north on the R512 (Malibongwe Drive) past Cosmo City, turn left at the four-way traffic intersection towards Muldersdrift
(R114). Proceed ±1km past the Shell petrol filling station and turn left at the first tar road known as the M67 (road sign indicates
Ruimsig M67). Another 200 meters on the left is a signboard indicating Memorial Hill Cemetery. The Memorial Hill cemetery is
accessed via a registered “right of way”, approximately 300 meters from the tar road (M67).

Primary Uses Cemetery
Topography The subject property is situated on a hill with almost a 360 degree view setting, but relatively level
with slight slopes. There is an informal settlement on the eastern boundary of the cemetery, with
a concrete fence between the settlement and cemetery. The other boundaries are not fenced (a
condition of the cemetery consent is that the property must be fenced to the satisfaction of the
municipality).
Improvements There are no permanent structures erected on site except for a disused water reservoir. There is
an informal settlement just outside the eastern boundary of the cemetery, with a concrete fence
between the settlement and cemetery. Access is via a gravel road turn-off the R67 main tar road.
Boundary fencing requirements (as per consent conditions) still need to be established.
Capacity The subject property has a layout plan for 26 500 graves. The Seller advised that there are more
than 25,000 graves remaining. A third is allocated for children graves. Refer to the attached
layout plan of the Memorial Hill Private Cemetery.
Effective Useful Lifespan The effective lifespan and consistent income flow of the cemetery may vary, but we have been
advised by the Seller that the Memorial Hill Private Cemetery has an estimated remaining lifespan
of between 15 and 20 years with an average funeral count of between 110 and 145 per month.
We were further advised that a popular and established cemetery sells approximately 80 to 130
graves per month, but it all depends as well on marketing exposure to local funeral parlour's.
Current Rate Charges The current ratings for the Memorial Hill Private Cemetery vary between R1500 and R2500 per
adult grave on average, with the optional benefits and applicable costs for stacking graves.
Children graves are in the region of R600 per grave. An additional term of condition is that the
Memorial Hill Private Cemetery will claim an additional fee of R300 for each tombstone placed
on a grave by the family member/s.
Expenses The normal municipal expenses such as rates and taxes, municipal levies and maintenance
would be applicable. Provision will be required for establishing the required infrastructure.
Provision for a trust fund needs to be made for the on-going maintenance of the cemetery once
the effective useful lifespan is over.
