– The MotorCenter concept is simple: it brings together all of the services required by motorists in a central location, along daily commuting and shopping routes. For the businesses located at MotorCenters, this means cost-effective and custom-tailored business premises as well as high customer traffic. These are the main factors behind the concept’s success, says Juha Mustakangas from YIT.

Location is key to success

The design of a new MotorCenter begins with finding a suitable plot of land. As location is essential for the suc-cess of a MotorCenter, only the best will do. It is important to have a high utilisa-tion rate for the business location. – Our most important criteria for iden-tifying a suitable plot of land for a MotorCenter are high traffic volume, good transport connections, sufficient purchasing power and a prominent location. The location must also support the cost-efficient implementation of the business premises. We also make sure that there are large supermarkets in the area, Mustakangas adds.

In MotorCenter projects, YIT takes full responsibility for the entire concept,

including the search for the plot of land, choosing cooperation partners, con-structing the business premises and finally selling the complete concept. From the investor perspective, YIT is undeniably the most competent and experienced partner in the market, and it has the resources required for very large projects.

Carefully planned offering

The concept-based implementation of MotorCenters is unique in Finland. Strong growth

The concept has seen very strong results. Despite the weak economic situ-ation of recent years, the MotorCenters already completed in the Helsinki metropolitan area have achieved full occupancy, in many cases before con-struction was finished. The centres have been very well received by customers, and trade has been brisk. MotorCenter Konala, Herttoniemi and Avia are cur-rently serving customers at full capacity. They will soon be complemented by the Suomenoja and Espoonlahti Motor-Centers, which are currently under construction in the Helsinki metropolitan area. After that, the concept will be intro-duced in major districts of Helsinki as well as other growth centres: Tampere, Turku, Oulu and Jyväskylä. The concept will be developed and improved further, centre by centre.

– The result of mutual trust is the suc-cess of the MotorCenter concept. Our business partners deserve a great deal of credit for this. Despite the tight eco-nomic conditions, we have exceeded all expectations. This is undeniable proof that there is demand for MotorCenters as well as room for growth, Musta-kangas concludes.

“Our way of working is an excellent match with YIT”

XXL, the Nordic region’s fastest-growing chain of department stores selling sports and outdoor equipment, is making a strong entrance into the Finnish market this year. According to Toni Stigzelius, Managing Director of XXL Sports & Outdoor Oy, the Suomenoja MotorCenter was an obvious choice.

– This was our first choice in Espoo. It has the best location in Suomenoja, right at the roundabout, making it hard to miss. The area is a traditional yet contemporary location for retail.

A much-needed concept

In just a few years, XXL has become the leader in the Norwegian sports retail market. The company has also seen strong and profitable growth in Sweden. Expanding to Finland was the natural next move for this growing company.

– Finnish consumers are very price, quality and brand conscious. Our con-cept meets those demands, Stigzelius explains.

XXL challenges its competitors by pro-viding an extensive range of products at competitive prices while also pro-viding the level of customer service one

might expect from specialty stores. Stigzelius says XXL department stores will offer sports and outdoor enthu-siasts Finland’s most comprehensive selection at the best price on the market. The stores have special shops for each individual sport.

– We are a large player, but we have a strong focus on personal service. Our employees have a great deal of expertise in the products in their respective departments. We also con-tinuously provide further training to our salespeople. They know how to help customers, Stigzelius says.

The company’s willingness to invest in the professional competence of its personnel also motivates employees. Stigzelius received a whopping 2,700 job applications for the first stores to be opened in Finland this year.

Speed requires skill

As the Managing Director, Stigzelius has ambitious plans for XXL in Finland. The goal is to open an XXL depart-ment store in all major growth centres in Finland, some 15–20 stores in total. This rate of growth also means cer-tain requirements with respect to the design and implementation of the retail premises. Stigzelius says YIT and XXL

work very well together.

– Working with YIT has been efficient. Both companies focus on action and results. Our partnership has been clear and straightforward, both in the planning phase and now in the design of the premises themselves.

Stigzelius appreciates the customer having an active role in planning and design meetings. The customer’s wishes are heard and put into prac-tice. Stigzelius also values the effec-tiveness of communication between XXL and YIT. As a Managing Director at the helm of a company that is cur-rently in a very busy period, it is essen-tial for him that all matters related to business premises can be handled with a single contact person.

– YIT’s professionalism is reflected at every stage of the project. Everything is carefully considered, all the way to the smallest detail. The retail centre is easily accessible from the road, and there will be parking for 200 cars.

“MotorCenter is the concept we have been looking for” – You would be hard pressed to find a better partner, says Hannu Vuorela, CEO of Tallberg-Kiinteistöt, about coop-eration with YIT.

The Suomalaistentie retail centre in Suomenoja is the second MotorCenter developed by YIT for Tallberg-Kiinteistöt. The first one was completed in Konala in 2011. Vuorela says the company saw the potential of the MotorCenter concept early on, in the very first nego-tiations.

– Genuinely caring about the cus-tomer is an approach that produces good results. YIT designs the business premises in close cooperation with the customer. They look for tenants that are the leading players in their fields. The companies get tailor-made busi-ness premises in a prime location. We hand them keys to new growth, Vuorela explains.

A concept that fits the portfolio

In the Konala MotorCenter project, Tallberg-Kiinteistöt was impressed by the location, good transport links and the added appeal of the companies that were already operating in the area. Even more importantly, YIT had found long-term tenants for the site despite the challenging economic conditions. According to Vuorela, for an investor that is the undeniable sign of a suc-cessful concept.

– MotorCenter is exactly the fresh and promising concept we had been looking for to add to our property portfolio. We want to increase the proportion of busi-ness premises in our property portfolio and grow our lease portfolio.

Vuorela points out that one of the prin-ciples of Tallberg-Kiinteistöt is to always own its properties fully. For many, the name Oy Julius Tallberg Ab, a company that dates back to the late 19th century, brings to mind the Three Smiths Statue in central Helsinki. Tallberg-Kiinteistöt owns industrial and retail premises in the Helsinki metropolitan area. The property portfolio comprises a total of some 120,000 square metres in retail, office and warehouse space.

A site located in a busy commercial area

According to Vuorela, Suomalaistentie retail centre, much like the one in Konala, has all the ingredients of a successful site.

– The location is excellent, as it is surrounded by a growing customer base that has high purchasing power. This rapidly developing area already has many strong users of business premises operating in it. We also had unused building rights that we wanted to make use of to turn properties previously used for warehousing into retail space that better suits this area, Vuorela explains.

The CEO of Tallberg-Kiinteistöt adds that the traffic infrastructure in the area will improve even further in the near future. First, the current Suomenoja roundabout will be improved, and later, a new bridge will be built over the Western Highway. The potential future extension of the West Metro line would also improve the area’s accessibility.

– The conditions for a successful retail centre are in place and will only improve in the coming years, Vuorela says.

Historical investment

Although Tallberg-Kiinteistöt owns several significant properties, at approximately 8,200 square metres, the Suomalaistentie retail centre is a major project for the company. Thanks to long-term leases, the lease portfolio of Tallberg-Kiinteistöt will reach the highest value in the compa-ny’s entire history. According to Vuorela, projects of this magnitude require busi-ness partners to take a long-term view. Situations are bound to change, particu-larly in long processes.

– YIT’s way of working has once again been very flexible and open. YIT is quick to react whenever there is a need to make a change. The company’s diverse know-how and expertise is reflected in practice.

Vuorela is pleased by the fact that the line-up of tenants at MotorCenter Suomenoja has been put together with synergy in mind. This will allow customers to find everything they need related to motoring, technical specialty retail as well as sports and outdoor products and services in a single one-stop location.

– Tallberg offers the tenants of Motor-Center not only custom-tailored premises in a busy and valued location, but also a reliable and financially solid platform for growth. We are a lessor that takes users’ needs into consideration, Vuorela promises.

At Suomenoja, communication between tenants and Tallberg-Kiinteistöt will be even easier than at other properties, as the company’s own office is located on the same site.

MotorCenter Espoonlahti – your display window to the Western Highway

from MotorCenter are located the homes of 120,000 residents with high purchasing power. Many homes in the area have two cars. MotorCenter Espoonlahti will be seen by 70,000 motorists per day, and the traffic volume is estimated to grow by 25–50 per cent within the next two years.

In the near future, the area will be at the heart of Espoo’s local services. The Western Metro Extension to Espoo will open in 2016. This will result in the current automotive after-market businesses moving west to create space for residential develop-ment near the new metro stations. The changes to the urban structure will make Espoonlahti a new hub of retail and service business for the local population, which is expected to grow by more than ten per cent by 2020.

The Espoonlahti retail centre will also be easily accessible to customers using public transport. The location is convenient to come to and leave from, any time of day, all year round. The necessary infrastructure is already in place. Public transport stops, for example, are located right next to the centre. A site for growing trade

In addition to having an effective, well-known and successful concept, MotorCenter Espoonlahti has an addi-tional key strength: the same site will also be home to a large supermarket. This will further increase MotorCent-er’s attractiveness, making it a retail hub that is difficult to pass by.

MotorCenter Espoonlahti will be built over three phases. The second phase involves the construction of a large supermarket, the services of which ensure that the centre will be a lively retail location every day, all year round, regardless of economic cycles. The presence of the supermarket will substantially strengthen the site’s customer flows. Construction of the second phase will begin in 2014. The third section of the centre will house premises for wholesale companies.

– We have heard many positive com-ments about the other MotorCenters. The interesting concept was attrac-tive to us. We decided to put in a bid, and luckily YIT approved it, says Timo Sotavalta, Head of Real Estate at Etera, explaining how Etera became an investor in MotorCenter Espoonlahti.

Etera Mutual Pension Insurance Com-pany is one of Finland’s largest property investors with a total portfolio in excess of EUR 900 million. The majority of these are direct investments in Finnish retail, office and residential properties as well as housing cooperatives. According to Sotavalta, Etera primarily chooses newly constructed buildings in central loca-tions as its investments. However, the MotorCenter concept, which is focused on the automotive aftermarket and active leisure services, is a move into new territory for Etera. While the MotorCenter concept rep-resents new territory for Sotavalta and

Etera, YIT is an old and familiar partner for the company.

– YIT is a strong player in its industry. A large and financially solid developer is a safe partner for an investor. With YIT, we can be sure that all promises will be kept.

Over the past decade, Etera and YIT have partnered in a number of property development projects. Sotavalta points out that Etera pays special attention to the environmental impacts of its prop-erty investments. Jukka Hannuksela, Managing Director of IKH Konala, was intrigued by MotorCenter Konala as a business location from the very first time he heard about it. The centre and the area surrounding it is home to a diverse hub of automotive aftermarket businesses, but there is clearly a demand for a full-service shop selling tools and spare parts.

– I knew our company would be a good match with the other tenants, and that we could increase each others’ customer traffic. Motor-Center Konala is in a prominent location, just off Ring I near central Helsinki. Over 40,000 cars pass the busy intersection of Vihdintie and Konalantie, which means that our shop at MotorCenter Konala consti-tutes effective advertising in itself, Hannuksela explains.

– We have over a hundred distribu-tors across Finland, but we are not yet well known in the Helsinki metro-politan area. This makes the location of our store even more significant.

IKH imports tools, machinery, work-wear and personal protective equip-ment, tractor spare parts and sup-plies, fasteners, as well as tyres and batteries for agricultural machines from over 30 countries. IKH exports its products to 20 countries, and the number of export markets is growing. According to the Managing Director, the 40-year-old IKH combines the best aspects of a forward-looking family business.

– We do what we promise and we do it well. Our aim is to create long cus-tomer relationships based on trust.

High-quality business location is essential for success

At the end of 2012, IKH Konala opened a full-service flagship store at MotorCenter Konala, comprised of 2,400 square metres of retail space and 300 square metres of storage space. The store serves both con-sumers and businesses. The largest groups among corporate customers include infrastructure builders, con-

struction companies as well as transport and property maintenance companies.

– The retail premises are tailored to our needs. For example, there are two automated spare part machines on the premises. The automated solution frees up some two hundred square metres of floor space in the store. We have received a lot of positive feedback from customers, particularly regarding our convenient location along Ring I, Hannuksela says.

IKH’s Managing Director was familiar with YIT and its way of working even before this project.

The definition of YIT’s new company culture began with a blank slate after the recent demerger. More than 500 members of YIT’s personnel participated in open discussions on the company’s values.

The new President and CEO of YIT, a company that has been in operation for more than a century, is convinced about the power of conceptualisation. MotorCenter Lauttasaari will be built in the busiest area of Lauttasaari. The new MotorCenter being developed in Lauttasaari, a prestigious and vibrant neighbourhood of Helsinki, will be a retail and service centre tailored specifically for its location.
