What we do
Morgan Capital Partners LLP is the evolution of Morgan Consulting from January 2010. It is a specialist asset manager and investment advisor for Central London
commercial property. We provide strategic asset management of property to drive performance in line with client requirements, alongside advice on
investment acquisition & disposal and transaction facilitation. Over the past four years the firm has advised on in excess of £1bn of transactions.
Morgan Capital Partners is a founding member of the St Bride’s Business Alliance.

Who are our clients
Our clients are property investors. For most, property is their primary business, but for some it is a place to invest the equity they have made elsewhere.
Our clients all have one common goal – to protect and enhance their equity investment. To do this they require comprehensive asset plans, clear objectives,
and effective execution. This needs to be backed up by a detailed understanding of the property asset, its environment and its marketplace.

Managing Partner
Trevor Morgan FRICS: Trevor has worked in the central London office market for over 35 years. He has specialised in leasing,
investment and development advisory, and is renowned for his skills in negotiation and deal-making at the highest level. He has
personally advised clients on over £2bn of investment transactions, development schemes with combined GDV of over £1bn, and the
letting of over 4m sq ft of central London office buildings.

Partners
Robert Houston BSc FRICS:Robert has 40 years of property experience and was formally Global Chairman and CEO of ING Real Estate
Investment with Assets under Management of €65bn. He has specialised in Fund and Asset Management since 1980 and is one of the
most trusted and respected figures in the UK property industry.
Ken Edwards BSc (Hons) MRICS: Ken specialises in investment and asset management and has experience in professional services. He
has been working in the central London property market since 2002, initially for Prudential Property Investment Management, and
latterly for Morgan Consulting. Ken has been involved in the acquisition and disposal of in excess of £800m of investment and
development properties.
Alex Morgan BSc MA MRICS: Alex specialises in asset and development management. He was previously Development Director at a
private property company, overseeing every aspect of the company’s development portfolio. Prior to that Alex worked at Drivers
Jonas specialising in national office and industrial investment where he was involved in circa £250m of investment transactions,
including significant corporate acquisitions on behalf of Morgan Stanley.
Richard Bennett BSc MSc RIBA: Richard specialises in interior architecture, project management, space planning, office design,
workspace design, and fit-out. Most of Richard’s career has been spent dealing with the design, specification and refurbishment of
office space within Central London. He has a deep understanding of all building issues.
Consultants
Colin Hyder FRICS: Colin specialises in the enhancement of property values. His main focus is on rent reviews, lease renewals and
surrenders, dilapidations, and all Landlord & Tenant matters. He is regarded as one of the top rent review specialists in London.
Richard Harraby FRICS: Richard specialises in property management, encompassing all aspects of running and optimising
performance of each building. This includes service charge budgeting and expenditure, rent and service charge collection, services
contract management, Health and Safety compliance and all aspects of tenant liaison.

Having negotiated a surrender premium from HSBC of 5 years’ rent, Trevor Morgan, Ken Edwards and Richard Bennett advised
Lapur Investments on splitting the two buildings to rationalise the floor plates of the larger office building to improve lettability
and rental value.
A difficult planning consent was obtained to convert the top floor of the principal building into three penthouse residential flats
as well as convert the adjoining smaller building into full residential use. A separate approach to the penthouses was created via
the adjoining building. To accommodate the residential, the plant and machinery was moved from the roof to the basement.
A change of use of part of the ground floor of the principal office building to retail was then obtained, adding further value. All
the refurbishment and reconstruction work for both buildings was project managed by Richard Bennett.
When finished the offices were fully let by Trevor Morgan and Ken Edwards on a floor by floor basis and the residential was sold
at record per sq ft prices for the area.
5 St. Brides Street, London, EC4
MC sourced and acquired the property off market for Robert Houston with the intention of owner occupation. Once refurbished
the building will form the headquarters for St. Bride’s Strategic Advisers, Boost Charitable Trust and the St. Bride’s Business
Alliance.
The property provided short term income offering time in which to work up a strategy for the building.
Richard Bennett is currently working with Robert Houston to deliver a high quality office refurbishment.
