EDITORIAL
In dieser Hotelbaujournal Ausgabe haben
wir erneut spannende Projekte für Sie aufbe-
reitet. Was mir aber in den folgenden Zeilen
besonders am Herzen liegt, ist der Fokus auf
die Menschen, die hinter all dem stecken.
Deshalb handelt das Vorwort vom M&P Team
in Vahrn und Wien, die sich gemeinsam den
unterschiedlichen, aufregenden und heraus-
fordernden Aufgaben stellen. Mehr sogar
noch, eine besondere Idee von ihrem Tun
und Handeln haben – einen Plan – und das
in der Arbeit ausdrücken.
In diesem Magazin haben wir besonders
schöne Projekte – die wir begleitet haben –
zusammengetragen, wo diese Idee umgesetzt
wurde und wir final jetzt da sind, wo wir hin-
wollen: Projektende!
Die Retrospektive führt uns vom Alpin & Spa
Resort Schwarzenstein im Südtiroler Ahrntal,
ins Falkensteiner Hotel Wien Margareten,
danach in den Baby & Kinder Bio-Resort Ul-
richshof, in das Park Hyatt Wien, zum Hotel
Verwall, das Restaurant Seespitz im Falken-
steiner Schlosshotel Velden und final zum
Hotel Adler. Vielleicht kennen Sie das eine
oder andere Hotel noch nicht. Nach der Lek-
türe und dem Betrachten der Fotostrecken
wird sich das aber garantiert geändert haben.
Genießen Sie die kommende Herbstzeit.

In this issue of the Hotelbaujournal we have
once more prepared exciting projects for you.
What I want especially to do in the follow-
ing lines is to focus on the people who are
behind all this. Therefore the foreword deals
with the M&P in Varna and Vienna, who are
jointly confronted with the diverse, exciting
and challenging tasks. And even more, I want
to give you an idea of what they produce – a
plan, which is expressed in their work.
In this magazine we have compiled some
particularly fine projects, on which we have
assisted, where these ideas have been im-
plemented and which have brought us in the
end to the place we want to reach – the end
of the project!
The retrospective takes us from the Alpin
& Spa Resort Schwarzenstein in the Aurina
Valley in South Tyrol, to the Falkensteiner
Hotel Wien Margareten, then to the Baby
& Children ecological resort Ulrichshof, to
the Park Hyatt Vienna, to the Hotel Verwall,
the Restaurant Seespitz in the Falkensteiner
Schlosshotel Velden and finally to the Hotel
Adler. Perhaps you are not yet acquainted with
one or the other of these hotels. Once you
have read the articles and studied the photo-
graphs this will most certainly be remedied.
We wish you a pleasant time in the approa-
ching autumn season.

Vom Hotel zum Alpin & SPA Resort.Wellnessurlaub der
Premiumklasse.Seit Juni 2014 erlebt das Pustertal eine neue Dimension der
Ferienhotellerie. Das Alpin & SPA Resort Schwarzenstein in Luttach/Ahrntal überrascht mit erfrischend alpinem Lifestyle
und Wellnessvergnügen auf über 5.000 Quadratmetern.

Innovativ, einladend und überaus großzügig.
Über Monate hinweg wurde mit großer
Sorgfalt die umfassende qualitative und
quantitative Erweiterung des Schwarzenstein
vorbereitet. Der Philosophie der Hoteliers-
familie Zimmerhofer folgend, entwarf das
Architekturbüro Köck & Bachler ein anspre-
chend-stilvolles Interior Design im Einklang
mit der panoramareichen Ahrntaler Bergwelt.
Auf gekonnte Weise wurden dabei die Be-
standsbereiche des Hotels integriert und auf
das neue Design abgestimmt.
Innovative, inviting and extremely spacious.
The expansion of the Schwarzenstein com-
plex took many months and great care was
taken to improve both quality and quantity. In
accordance with the wishes and ideas of the
Zimmerhofer hotelier family, the architect‘s
firm of Köck & Bachler devised an attractive,
stylish design for the interior, in harmony with
the mountain world of the Aurina Valley with
its breath-taking views. The existing parts of
the hotel were skilfully integrated and blended
into the new design.

Since June 2014 the Val Pusteria has been experiencing a new dimension in holiday catering.
The Alpine & SPA Resort Schwarzenstein in Lutago in the Aurina Valley is an astonishing facility offering the
pleasure of a refreshing Alpine lifestyle and wellness on an area of more than 5,000 square metres.

Eingangsbereich.
Fast wie in einem Wohnzimmer empfängt das
neue und offen gestaltete Entree die Gäste
mit kreativen Elementen, dem schwarzen
Steinbrunnen, sonnengegerbtem Altholz und
Naturstein. Angrenzend weiter zieht sich der
Restaurationsbereich mit den neuen Stuben im
modern-interpretierten Stil. Hier wurde Kupfer
spielerisch in Form von kurios abhängenden
Töpfen eingesetzt.
Entrance area.
The new entrance, with its open-plan design,
gives guests the impression of being received in
the hosts‘ living room with its creative elements,
its black stone fountain, and sun-mellowed
mature wood and natural stone. The adjoining
restaurant area, with the new Stuben or snug-
geries in a modern interpretation of traditional
style, draws you further in. Here the light-hearted
theme is copper in the form of quaint pots,
suspended from the ceiling.

Interior Design.
56 neue Superior-Zimmer wurden für nach-
haltigen Komfort konzipiert und ergänzen das
Wohnangebot im Alpin & SPA Resort Schwar-
zenstein. Die Architektur sorgt für Staunen:
Rau gespaltenes Massivholz verbindet sich
mit stylischen Glaselementen. Die behaglichen
Boxspring-Betten sind zur großen Fensterfront
hin ausgerichtet und öffnen den Blick auf die
Naturlandschaft. Das funktionell eingebun-
dene Badezimmer ist ebenso hochwertig in
der Ausstattung und mit getrenntem WC-Bidet.
Interior Design.
56 new Superior rooms have been designed
for lasting comfort and expand the accommo-
dation available in the Alpine & SPA Resort
Schwarzenstein. The architecture is really
unusual. Roughly cleft solid wood is combined
with stylish glass elements. The comfortable
box-spring beds are positioned to face the
large windows and open up a view over the
natural landscape. The functionally integrated
bathroom, with its separate bidet, is fitted
out in equally luxurious style.

Wellness-Oase.
Highlight des Resorts ist zweifelsohne der
Nature SPA. Nach dem Umbau noch weitläu-
figer, zeigt er sich mit über 5.000 Quadratme-
tern als größte Wellness-Oase im Pustertal.
Das 25 Meter lange Outdoor-Sportbecken
mit Einstieg im Innenbereich wurde aus Inox
gefertigt. Whirlpools im Außenbereich sowie
der zum Naturwasser-Bad umfunktionierte
Teich komplettieren das Schwimmvergnü-
gen. Von den insgesamt zehn Saunen wurden
vier neu errichtet: die Bio-Zirm-Sauna, das
Sole-Dampfbad, die Infrarot-Stollen-Sauna
sowie die Dress-on Biosauna. Der Wasser-
Erlebnisweg, die Quellduschen sowie ein
in den Badeteich integriertes Tauchbecken
schenken erwünschte Erfrischung nach dem
Saunabad.
Wellness oasis.
The highlight of the resort is the Natural SPA.
Even more spacious since the conversion, with
an area of over 5,000 square meters, it has
the distinction of being the largest wellness
oasis in the Aurina Valley. The 25 metre long
outdoor sports pool, which can be entered
from indoors, has been produced in stainless
steel. Whirlpools in the outdoor section and
the pond converted to a natural water swim-
ming pool make your pleasure in swimming
complete. Four out of ten saunas have been
refurbished: the bio arrolla pine sauna, the
brine bath, the infrared sauna grotto and the
dress-on bio sauna. The water experience path,
the spring water showers and the plunge pool
integrated into the swimming pool offer the
refreshment you seek after taking a sauna.

Entspannen.
In der Planung besonders berücksichtigt wur-
den die Ruhemöglichkeiten. So sind sieben
verschiedene Ruhezonen entstanden, welche
sich wirkungsvoll dem Thema der Elemente
widmen und Räume zum Erlebnis werden
lassen. Die Installation einer Feuersäule ist
ein ebenso beeindruckender Hingucker wie
der große Bildschirm, welcher zum visuellen
Träumen verführt.
Relaxing.
The facilities for peace and quiet were given
particular consideration in the planning
process. Thus, seven different rest zones
were created, devoted to the theme of the
elements with striking effect and which be-
come spaces for a special experience. The
fire-effect pillar, which has been installed,
is as eye-catching as the large screen, with
its images stimulating your dreams.

Lichtdesign.
Auch die durchgängig gezielte Lichtführung im
Rahmen des Umbaus ist hervorzuheben. Sie
setzt das Haus lebendig und selbstbewusst
in Szene und unterstreicht die individuellen
Geschichten der einzelnen Teilbereiche.
Athmospähre.
In verdienter Weise hat sich das Schwarzen-
stein nach seiner Umstrukturierung zum span-
nenden und zukunftsweisenden Erfolgsprojekt
etabliert und begegnet seinen Gästen von nun
an nicht nur mit der gewohnt hohen Service-
qualität, sondern mit eleganter Gemütlichkeit
und wertigem Ambiente.
Lighting design.
The light distribution, specifically integrated
into the conversion, is worth mentioning.
It sets the scene for the hotel in a lively
and assertive manner and emphasises the
history of the individual areas.
Atmosphere.
On completion of its conversion the Schwar-
zenstein has deservedly become a successful,
exciting and trend-setting project. It now
greets its guests not only with its accu-
stomed high quality of service, but also
with elegance, sociability and that touch
of quality in its atmosphere.

Umbau.
Die von Michaeler & Partner unterstützte
Realisierung des Bauprojektes erfolgte in
zwei Baulosen. Im Herbst 2013 wurde mit
dem Aushub und der Fertigstellung der Fun-
damentplatte begonnen. Im Frühjahr 2014
erfolgte der effektive Neubau des Zimmer-
traktes, der Empfangshalle, der Pool- und
Saunaanlage sowie die Erweiterung von
Tiefgarage, Mitarbeiterzimmer, Fahrradlager,
Skidepot, u.s.w.
Rebuilding.
The project, realised with the support and help
of Michaeler & Partner, was completed in two
building phases. In autumn 2013 the soil excava-
tion and the completion of the slab-on-ground
sections were begun. In spring 2014 the actual
new build of the accommodation wing, the
reception area, the pool and sauna facilities,
as well as the extension of the underground car
park, the staff accommodation, and the cycle,
ski stores, etc. was carried out.

neuen 25m langen Sportbecken und dem
harmonisch integrierten Naturbadeteich.
Zusätzlich bieten vier schöne Whirlpools
und ein Tauchbecken Entspannung.
Die fünf Elemente nehmen eine zen-
trale gestalterische Rolle ein. Während
das Schwimmbad mit seinem Inox-Be-
cken das Element Metall widerspiegelt,
orientieren sich die neuen Ruheräume
an den Elementen Wasser, Erde, Feuer

Neu im Angebot ist auch eine „Dress
on Sauna“ im Schwimmbadbereich so-
wie drei Saunen mit Ruheräumen.

unsere Gäste die reizvolle Ahrntaler
Berglandschaft ins Innere des Hauses.
Welche ist Ihrer Ansicht nach die größte Herausforderung in den nächsten Jahren mit Ihrem Hotel?
Die sicherlich größte Aufgabe ist es,
gleichbleibend hohe Qualität für unsere
ca. 220 Gäste zu wahren. Dies erfordert
umfassende Koordinationsarbeit und
ständige Innovationen in den Bereichen
der Service-Software und Technik. So
sind wir stets bemüht, unseren Mitar-
beitern die Arbeit zu erleichtern.
Eine zweite Herausforderung sehen
angelockt werden und anschließend von
uns mit der Software, sprich der Ser-
vicequalität, zufrieden gestellt werden,
mit dem Ziel sie als Stammkunden zu
gewinnen. Denn zufriedene Gäste und
letztendlich eine erfolgreiche Kunden-
bindung gehen langfristig gesehen nur
mit höchster Service- und Produktquali-
tät einher. So war die Entscheidung für
den Umbau unseres Familienbetriebs
eine logische Konsequenz.

Als Familienbetrieb sind wir über-
aus bemüht unseren Gästen bis ins
kleinste Detail einen erholsamen Ur-

einzelnen Familienmitglieder und die
akkurate Sorgfalt – im Sinne von Ser-
viceleistungen aber auch betriebswirt-
schaftlichen Aspekten – sichern uns
hohe Professionalität.

Die Bauzeit ging vom März 2013 bis
zur Eröffnung im Juli 2014.
Für uns war die Vorbereitungsphase
mit detaillierter Planung enorm wichtig,
denn sie hat uns eine sehr kurze und
zügige Bauzeit ermöglicht. Um even-
tuelle Probleme zu umgehen, haben
wir bereits im Vorfeld versucht, auch
kleinste Details zu prüfen. Diese Zeit
war nicht nur für uns, sondern auch für
unsere Familie, die Planer, Architekten
und Handwerker eine sehr intensive
Zeit, verbunden mit dem Bestreben die
bestmöglichsten Lösungen zu finden.
Die Bauphase selbst empfanden wir
als stressig und schnell. Trotz der sehr
guten Vorbereitungen in Zusammen-
arbeit mit Michaeler & Partner kam
es zu unerwarteten, kleineren Schwie-
rigkeiten, welche eine prompte Ent-
scheidung forderten. So sehen wir die
Anwesenheit der Bauherren während
der Bauphase als enorm wichtig. Zwei-
felsohne war uns die Unterstützung der
Planer und Fachkräfte sehr hilfreich –
ohne sie hätten wir ein solches Vorha-
ben nicht realisieren können. Dennoch
möchten wir nicht verheimlichen, dass
wir uns von einigen wenigen Beteili-
gten mehr Bemühen und Genauigkeit
gewünscht hätten.
In einer so kurzen Bauphase ist ein
Projektmanagement, welches Kosten,
Leistungen und Termine überprüft,
nicht wegzudenken. Es verhindert Feh-
ler und zeigt sich auch in finanzieller
Hinsicht als beste Lösung. Wir sind
davon überzeugt, dass umfassende
Bauten wie der unsere ohne effizientes
Baumanagement nicht umsetzbar wären
und eine klare Budgetabweichung zur
Folge hätten.

care in terms of service performance
yet also in business terms, provide for
high levels of professionalism.
The construction period was from
March 2013 until opening in July 2014.
The preparation phase with detailed
planning was of enormous importance
to us, because this enabled a very short
and speedy construction period. In or-
der to avoid any possible problems,
we tried to examine all details at the
forefront. This period was a very in-
tensive one, not only for us but also
for our family, the planners, architects
and craftsmen, coupled with aiming to
find the best solutions.
We found the construction period
itself to be stressful and fast. In spite
of the detailed preparations in coope-
ration with Michaeler & Partner, some
unexpected small problems cropped
up which required prompt decision-
making. So we view the presence of
the builder during the construction
phase as being enormously important.
Without a doubt, the support of the
planners and workers was extremely
helpful, without this we wouldn‘t have
been able to realise our goals. But we
wouldn‘t like to keep secret the fact
that we would have liked to have had
a little more effort and precision from
a few of those involved.
In such a short construction phase it
would be impossible to imagine a pro-
ject without project management which
appraises cost, performance and dead-
lines. It reduces mistakes and proves
itself as the best solution – also in
business terms. We are convinced that
for such complex constructions projects
such as ours, it would not be realisable
without the use of efficient construc-
tion management, and large devia-
tions from the budget would result.

Das Projekt Schwarzenstein war gekenn-
zeichnet von einer äußerst kurzen, span-
nenden und sehr intensiven Bauzeit. In den
wenigen Monaten waren viele Handwerker
gleichzeitig auf der Baustelle, umgeben von
vier Baukränen, die selten still standen.
Natürlich war es auch stets eine Heraus-
forderung den Vorstellungen der Bauherrn-
familie gerecht zu werden und gleichzeitig
die Kosten nicht außer Acht zu lassen.
Doch als schwierigste Aufgabe galt der
Umbau des bestehenden Gebäudes, da
einige bauliche Komponenten nicht vor-
hersehbar waren.
Deswegen war unser Ziel die neuen Ge-
bäude in ihrer Form ideal und einzigartig in
die Landschaft zu integrieren. Im Interieur
wurde sehr viel Wert auf ein stimmiges Farb-

The aim of the renovation was to offer the
guests an even more luxurious, regenera-
tive wellness holiday. This was particularly
successful in the extension of the spa area.
Rest rooms on the theme of spaciousness,
a large sports pool and new saunas lend the
wellness area charm and variety.
The focus on comfort and relaxation in
the heart of the mountains is the hallmark
of the Hotel Schwarzenstein and gives it its
distinctive flavour.
The Children‘s Magic Forest can also be
seen as the perfect facility for little guests.
Customers also appreciate the fact that
the hotel continues to promote a traditional
The Schwarzenstein project was particu-
larly remarkable due to its extremely short,
tense and very intensive construction peri-
od. During very few months many different
trades were working simultaneously on the
site, surrounded by four construction cranes,
which very seldom stopped working.
Of course it was always a challenge to
do justice to the vision of the family, who
own the site, while at the same time not
losing sight of the costs.
However, it must be said, the most diffi-
cult task was the renovation of the existing
building, since it was impossible to foresee
that we would need certain construction
components.
Therefore, it was our aim to integrate the
new building in an ideal and unique form
into the landscape. A coherent colour and
lighting concept was considered important
in the interior. A timeless, yet exclusive
effect was produced through the use of
high-quality, natural-finish materials, which
expressed a simple design language.
Karin Mitterrutzner has worked for Michaeler & Partner for almost 14 years and in that period has already supervised more than 40 projects.
Just as in all the other projects, advising in the development of the 4-star Hotel Schwarzenstein project was once again a positive experience.

Eine zusätzliche Stärke stellt auch
das Interior Design dar, das dem Hotel
Alpine Lifestyle einhaucht. Das viele

Als touristisches Beratungsunter-
nehmen begleiten wir im Projektma-
nagement den Bauherrn von der Idee
eines Hotelprojektes bis zu dessen Fer-
tigstellung. Die erste von uns erbrachte
Leistung ist meist eine Machbarkeitsstu-
die mit Wirtschaftlichkeitsberechnung.
Darauf folgt ein Kostenbudget, zuerst in
Grob- anschließend in Detailform. Wir
stehen den Bauherren bei der Orga-
nisation sämtlicher Ausschreibungen,
Verträgen und der Angebotskontrolle
zur Seite. Weiters unterstützen wir ihn
bei Verhandlungen mit Handwerkern,
bei bürokratischen Entscheidungen und
Kosten- sowie Terminüberwachung. Ein
Aspekt, der für jeden Bauherrn an erster
Stelle steht, ist die laufende Überwa-
chung der budgetierten Kosten sowie
Kostensicherheit im Bezug auf die ge-
tätigten Gesamtinvestitionen. Zusam-
menfassend kann man feststellen: Der
Hotelier hat einen starken und erfah-
renen Partner an seiner Seite der in je-
der Phase der Projektrealisierung mit
fachmännischem Support zur Seite steht.
Auch für den Gast ergeben sich einige
Vorteile. Das Gesamtkonzept des Hotels
wird in sich stimmiger und die einzelnen
Erlebnisse sind optimal aufeinander
abgestimmt.

Ich bin der Meinung, dass auch
schwierige Voraussetzungen einem
Projekterfolg nicht im Wege stehen,
sofern das Arbeitsumfeld stimmt. Im
Falle des Hotels Schwarzenstein haben
wir entschlossen und motiviert mit den
Bauherrn die Herausforderungen über-
zeugend meistern können.
Deswegen ist es auch von großer
Wichtigkeit, dass wir als Projektma-
nager von Anfang an dabei sind. Je
zeitgerechter das Projektmanagement
eingebunden wird, desto organisierter
können Abläufe geplant und Kosten
erfasst, Details eingearbeitet und mit
Firmen besprochen werden.
Für mich war es erneut eine heraus-
ragende Erfahrung ein 4*s Hotelkonzept
in seiner Umsetzung zu begleiten. Ich
wünsche Familie Zimmerhofer viel Er-
folg und bedanke mich herzlichst für die

cursions, which are taken up by guests
with great alacrity and appreciation.
An additional strength lies in the
interior design, which breathes Alpine
life-style into the hotel. The many types
of wood, combined with natural stone
and glass, convey a homely, yet youthful
atmosphere.
As a tourism consultancy firm we
accompany hotel site owners in mana-
ging their projects from the first idea to
its completed realisation. The service
which is usually required of us in the
first instance is a feasibility study with a
calculation of profitability. The next step
is a cost budget, first as a rough estimate
and finally in detail. We assist the site
owners in organising all the invitations
to tender, contracts and supply control.
Furthermore, we support them in nego-
tiations with tradesmen, in bureaucratic
decisions and monitoring of costs and
deadlines. Special attention is paid to
cost certainty and the observance of
all deadlines. One aspect, which is of
foremost concern to every site owner,
is the regular inspection of budgeted
costs and cost certainty with regard to
the active total investments. Our services
can be summarised like this: The hotelier
has a strong, experienced partner at his

side, who provides specialist support at
every stage of implementing the project.
There are also several advantages
for the guests. The overall concept of
the hotel in itself becomes more co-
herent and the individual experiences
are calibrated one with another to an
optimum extent.
I am of the opinion that even difficult
conditions do not stand in the way of
the success of a project, as long as the
working environment is right. In the case
of the Hotel Schwarzenstein, together
with the site owners, we were able to
meet the challenges competently in a
resolute and motivated manner.
This is why it is of the greatest im-
portance that we are involved as project
manager from the very beginning of a
project. The earlier project management
is involved, the more organised is the
manner in which operations can be plan-
ned and costs recorded, details worked
in and discussions opened with firms.
Once more, I feel privileged to have
supervised the implementation of the
design concept of a 4-star hotel. I wish
the Zimmerhofer family every success
and thank them most warmly for their
exceptionally good spirit of coopera-
tion.

Nachhaltigkeit in der Hotellerie.
Wesentliche Aspekte, die es bei einem nachhal-
tigen Bau von Hotels zu beachten gilt, sind unter
anderem die Vermeidung von umweltschädlichen
und chemischen Baustoffen (organische Löse-
mittel, Halogene, Schwermetalle, Biozide, etc.),
die Einhaltung der Mindestanforderungen an
den Schallschutz zwischen den Gästezimmern
sowie der Außenfassaden und dem Wärme-
schutz. Weitere notwendige Maßnahmen sind
der Einbau von Anlagen, mit einem hohen Anteil
an erneuerbaren Energien und Wärmerückge-
winnungssysteme. Zudem sind die Verwendung
von Baustoffen und Betriebsmittel mit hohen
Recyclinganteilen, die Reduzierung des Wasser-
verbrauches im gesamten Betrieb, der Einsatz
von reinigungsarmen Oberflächenmaterialien
und gute Zugänglichkeit von Glasflächen we-
sentliche Kriterien für eine erfolgreiche Nach-
haltigskeitszertifizierung nach ÖGNI/DGNB/
ISO 26000/GRI.
Mehr Komfort sowie eine höhere Nutzerfreund-
lichkeit der Anlagen für Gast und Mitarbeiter,
niedrigere Life Cycle Costs, sowie eine Reduzie-
rung der Betriebskosten führen zu einer höheren
Rentabilität der Investition und zur Optimierung
des Betriebsergebnisses. Zusätzlich verzeichnet
ein zertifiziertes Gebäude einen geringeren CO2
Fußabdruck.
Neben ökonomischen und ökologischen As-
pekten ist auch die Sicherstellung sozialer
Nachhaltigkeit im Unternehmen ein wesent-
licher Schritt um den gesamten Betrieb sowohl
firmenintern als auch firmenextern zu stärken.
Essentielle Gründe dafür sind faire, dem Markt
angepasste Arbeitsbedingungen mit Fokus auf
lokale/regionale Mitarbeiter, welche große USPs
und Wettbewerbsvorteile bringen. Dies führt zu
leichterem Recruiting von Mitarbeitern, einer
niedrigeren Personalfluktuation sowie einer
Steigerung der Mitarbeitereffizienz und –moti-
vation. Auch die Zusammenarbeit mit lokalen
Lieferanten und Nachhaltigkeits-Kooperationen
erweist sich als wesentlich, um dem Kunden
durch regionale Produkte Authentizität zu ver-
mitteln und bestes Preis-Leistungsverhältnis zu
gewährleisten. Im Zuge dessen ist es wichtig die
Zusammenarbeit mit Gemeinden, Kammern,
Fachverbänden, Fachschulen und Hoteltrainings-
instituten zu stärken, um bei Unternehmenspro-
jekten und der Mitarbeitersuche unterstützt zu
werden. Das Fördern und Involvieren von sozial
benachteiligten Gruppen und Personen ist ein
wichtiger Aspekt, um Gleichberechtigung in
jeder Hinsicht zu schaffen.
Es ist somit wertvoll und an der Zeit bei der
Planung, Entwicklung und der Führung eines
Hotelbetriebs ein ganzheitliches zentrales und
vor allem nachhaltiges Konzept zu bedenken
und zu entwickeln. Um fachlich immer am

Sustainability in the hotel industry.
Some of the significant aspects, which are wor-
thwhile considering in the sustainable construc-
tion of a hotel, among other things, are avoi-
ding the use of chemical construction materials
harmful to the environment (organic solvents,
halogens, heavy metals, biocides etc.), obser-
ve minimum requirements for soundproofing
between the guest bedrooms, as well as for the
outer facades and thermal insulation. Further
necessary arrangements are installing facilities
with a high proportion of renewable energies
and heat recovery systems. Moreover, using
construction materials and operating materials,
a high proportion of it can be recycled, reducing
the use of water in the whole operation, using
surface materials, which require a minimum of
cleaning and give easy access to glass surfaces,
are essential criteria for a successful sustaina-
bility certification in accordance with ÖGNI/
DGNB/ISO 26000/GRI.
More comfort and facilities become more user-
friendly for guests and members of staff, lower
life cycle costs, as well as lower overheads,
lead to a higher rate of return on investments
and an optimization of the operating profit.
Furthermore, a certified building registers lower
CO2 footprint.
Beside economical and environmental aspects,
securing social sustainability in the enterprise
is an essential step to reinforce a company both
internal and external. Significant reasons the-
refore are fair working conditions, with a focus
on recruiting from the locality and region, which
brings along high Unique Selling Position and
competitive advantages. This leads to an easier
staff recruiting; there is less staff movement
and increase in staff efficiency and motivation.
Even the cooperation with local suppliers and
sustainability-cooperation prove to be essential
to convey authenticity for customers by regional
products and grant best value for money. In this
connection it is important to strengthen the
cooperation with local authorities, Chamber of
Trade and Commerce, professional associations,
vocational colleges and hotel training institutes,
to get support for company projects and recru-
iting. The support and involvement of groups
of socially deprived persons is an important
aspect to accomplish equality by any account.
Thus, it is valuable when planning, developing
and managing a hotel operation to take into
consideration its central holistic and, most im-
portantly, sustainable design concept and to
develop this. In order to remain constantly at
the state of the art in the profession, Michaeler

The hotel sector in Central Europe is characterised to a great extent by family-run SMEs, their biggest challenge
is posed by the succession to top management.
Basically, when one generation takes over from
another, three areas are affected: the family,
who owns the firm, the firm itself and the
property available. The complexity of handing
over the business can often delay making a
success of it for several years. A provision for
the succession and a detailed schedule to
be implemented should be strongly recom-
mended and represents a critical key event.
“Desire not to let go”
Open, honest, fearless communication
amongst all those involved is the basis for
a successful process of succeeding to the
business. In many family businesses direct
communication about the change in manage-
ment often poses a problem. One reason
for this may be a sort of feeling of displace-
ment, which comes over the founder of the
business while he is passing on to the next
generation what has been his driving force
and purpose in life. Often this desire not to
let go leads to the failure of the transfer of
the business. The reason for this is usually
that the management of the business is often
the driving purpose in life for the founder and
for the generation taking over. The founder
sees the change in generations as a radical
change in his circumstances.
Motivation
A further success factor in the smooth transfer
of the management of the business is the wil-
lingness of both sides to agree to the wishes
and needs of the other. From a psychological
viewpoint in many business families the heads
of the family insist on their wish that their
children should succeed them into the business.
If the conditions for succession within the family

of what type of agency, can be more produc-

Es gibt im Groben drei Formen der Be-
triebsabtretung:
Aufgrund der großen Anzahl an Famili-
enbetrieben wird in Südtirol die Form der
Betriebsschenkung gerne angewandt. In
diesem Fall wird der Betrieb unentgeltlich
vom Schenkungsgeber an den Schenkungs-
nehmer – meist von den Eltern an eines oder
mehrere Kinder – abgetreten. Der Vorteil ist
dabei, dass kein Nachweis finanzieller Mittel
notwendig ist, da kein Geldfluss stattfindet.
Zusätzlich profitiert man an einem niederen
Steuersatz.
Nachteilig könnte jedoch die Möglichkeit
der Anfechtung der scheidenden erbberech-
tigten Kinder werden, wenn bei der Betriebsab-
tretung die erbrechtlichen Aspekte nicht oder
nur mangelhaft berücksichtigt werden.
Prinzipiell sind drei Punkte hervorzuheben:
zum einen, die sozialen und psychologischen
Aspekte – vor allem die familiären Verhält-
nisse beziehungsweise die Interessenslage
der Nachkommen oder der Erben.
Zum anderen ist die Beleuchtung der
rechtlichen Aspekte von größter Wichtigkeit:
z.B. welche Sicherheiten kann oder soll sich
der Betriebsabtreter zurückbehalten, damit
sein Lebensstandart auch weiterhin abgesi-
chert ist; oder werden die erbrechtlichen As-
pekte der scheidenden Erben berücksichtigt?
Als letzten Punkt verweise ich auf die
steuerrechtlichen Aspekte die es zu durch-
leuchten gilt, um eine günstige Lösung für
die Betriebsübertragung zu finden.

businesses in South Tyrol, passing on the
business as a gift is a very popular method.
In this case the business is assigned by the
donor to the recipient of the gift - usually
by parents to one or more children - and
no money changes hands.The advantage
in this is that no evidence of financial me-
ans need be produced, since there is no
cash flow. Furthermore, you benefit from
a lower rate of tax.
However, one disadvantage is the pos-
sibility of rescission by the children, who
are not taking over the business, but who
have rights under inheritance law, if the
assignment of the business has not taken
into account the inheritance aspects, or has
not given them sufficient consideration.
Another possibility is to integrate a busi-
ness into a new company, which has yet
to be formed. This gives the parents and
the succeeding generation the possibility
of being joint partners in the business,
whereby the extent of legal involvement
and the extent of liability of the individual
shareholders are determined by the type of
company being formed (e.g. OHG [General
Partnership], KG [Limited Partnership], or
GmbH [Limited Liability Company]) and
There are three main points to be menti-
oned. The first is the social and psychologi-

Eine weitere Möglichkeit stellt die Ein-
bringung eines Betriebes in eine neue zu
gründende Gesellschaft dar. Die Eltern- und
Nachfolgegeneration haben dadurch die
Möglichkeit gemeinsam Teilhaber am Be-
trieb zu sein, wobei das Ausmaß der Rechts-
handlungen und das Haftungsausmaß der
einzelnen Gesellschafter von der Art der zu
gründenden Gesellschaft (z.B OHG, KG oder
GmbH) und vom Gesellschafterstatut fest-
gesetzt werden.
Als letzte Möglichkeit sei der Betriebsver-
kauf erwähnt. Dabei erfolgt die Übertragung
des Betriebes gegen Bezahlung eines Preises.
Dadurch können die Ansprüche erbrecht-
licher Natur aller übrigen erbberechtigten
Personen ausgeschlossen werden.
Jedoch ist in der Praxis ein Kauf aufgrund
mangelnder finanzieller Mittel der poten-
ziellen Käufer oft nicht möglich. Zudem ist
mit hohen Steuern zu rechnen.

Bei einer Betriebsabtretung innerhalb der
Familie ist sicherlich der sog. „Familienver-
trag“ absolut zu empfehlen - diesen gibt es in
Italien seit 2006. Der Familienvertrag ist ein
Vertrag, mit dem der Unternehmer bereits zu
Lebzeiten den Betrieb an einen oder mehrere
Nachkommen übertragen kann, ohne dass
der Betrieb im Falle des späteren Ablebens
Gegenstand der erbrechtlichen Ausgleichung
oder Kürzung darstellt. Somit kann der Ge-
nerationenwechsel im Familienunternehmen
vertraglich und ohne die Notwendigkeit eines
Testamentes bereits vor dem Tod des Unter-
nehmers von diesem gemeinsam mit seinen
zukünftigen pflichtteilsberechtigten Erben
geplant und geregelt werden. Das Gesetz
schließt – im Falle des von allen Pflichtteils-
berechtigten unterzeichneten Familienver-
trages - die Anwendung des erbrechtlichen
Ausgleiches ausdrücklich aus. Die Wahrung
der Interessen der Pflichtteilsberechtigten
wird nämlich bereits durch deren notwendige
Parteienstellung beim Vertragsabschluss als
ausreichend geschützt gewertet.

business is assigned against the payment
of a price.
In this way any claims of an inheritance
law nature by all the other persons entitled
to inherit can be excluded.
However, in practice selling the business
is often not possible by virtue of the po-
tential purchasers‘ lack of means. Also, you
need to take high tax rates into account.
Where a business is assigned within a
family, what is known as a „family contract“
is definitely to be recommended - this
has existed in Italy since 2006. The family
contract is a contract, by which the entre-
preneur may, during his lifetime, transfer
the business to one or more successors,
without the business representing the ob-
ject of equalisation or reduction under
inheritance law in the event of his later
demise. In this way the change from one
generation to another in family firms can be
planned and regulated by the entrepreneur
and his future heirs, who will each be en-
titled to a legal portion, by contract, without
the need for a will, before the death of the
entrepreneur. Where the family contract
has been signed by all those entitled to a
legal portion, the law expressly excludes
the application of equalisation under inhe-
ritance law. That is to say, the safeguarding
of the interests of those entitled to a legal
portion is deemed to have been sufficiently
protected by the necessity of recognising
each of them as a party when the contract
was concluded.

The former farm building, the bavarian forest,
the exceptional location, a building with an
intense history and the intuition to discover
the potential of hidden things, were the key
elements that inspired both Lukas Rungger

“Wir sind in der Konzeptionsphase stunden-
lang durch den Wald gestreift, in den ehe-
maligen Ställen gesessen und haben uns
tagelang die Drohnenbilder des Ensembles
angesehen”, sagt Lukas Rungger. Es seien in-
spirierende Momente gewesen. Die Dunkelheit
des Waldes habe die Geschichten von Füch-
sen, Feen und Waldgeistern förmlich in die
Köpfe des Teams gespült, so Rungger weiter.

“During the initial design phase we wal-
ked for hours through the nearby forest,
sitting for hours in the old barns to get
inspiration, watching and discovering
the beauty of the ensemble” says Stefan
Rier. Those moments were fundamental,
and really inspiring. “The darkness of the
woods evolved into magical stories of
foxes, fairies and ghosts”, adds Rungger.

Der Bayerische Wald ist der “erzählerische
Rahmen” für die gesamte Anlage. Die architek-
tonischen Formen des ehemaligen Großbau-
ernhofs sind wie ein Schutzwall rund um das
neu konzipierte Ensemble im Kern der gesam-
ten Struktur. Der Seele des Alten haben noa*
zeitgenössischen Schwung verliehen und blei-
ben dennoch respektvoll: Kein Baukörper ist
höher als die Bäume des umliegenden Waldes.

The bavarian forest forms the framework for
the entire resort, it works as a script. the ar-
chitectural shapes of the existing farm act
like a protective wall around the newly con-
ceived Ensemble of the project. noa* ma-
naged to add a contemporary momentum,
while still being very respectful: not a single
volume is higher than the surrounding trees.

Eine Hauptrolle für die Kraft des Ortes.
noa* erfinden den Ulrichshof quasi neu: die
beiden Architekten Lukass Rungger und Stefan
Rier bauen dem lange Verborgenen lediglich eine
neue Bühne. Die verglasten Oberflächen der Lob-
by und des Verbindungsgangs lösen die Bauvolu-
men auf und setzen den Bayrischen Wald in den
Vordergrund. Das Wesen des bayrischen Waldes
wird zum gestalterischen Prinzip im Innenraum.
Gleichzeitig ist es Grundlage der magischen
Inszenierung von Märchen- und Sagenlandschaf-
ten. Mit hohem Aufwand in Hinblick auf Insze-
nierung und handwerkliche Umsetzung sind die
Kontaktpunkte geplant. Eingefräste Tierspuren
in Schränke und Wände sind haptische und
optische Momente einer Erzählung. Aufwändige
Verglasungen lassen den Blick nach Draußen zu.
A leading part for the energy of the place.
noa* reinvent the Ulrichshof: both Lukas
Rungger and Stefan Rier form a “stage”, a
platform for the concealed. The glazed fa-
cade of the lobby and the “Waldpassage”
dissolve the built volumes and re-enact
the bavarian forest. The character of the
surrounding forest becomes a design prin-
ciple for the internal spaces. At the same
time it is the basis of a magical stage for
fables and fairy-tales. Various “touching
points” are implemented with maximum
care and crafts. Traces of animals carved into
wooden panels become physical and visual
moments of attraction. Full height glazing
panels open up the main views towards the
outside.

Märchen ohne Kitsch um Pomp.
„Kinder brauchen Märchen“ ist der Titel des
Buches von Bruno Bettelheim, welches die Ge-
staltung des Innenraumes inspiriert hat. Das
zentrale Lobbygebäude ist gesäumt von Brü-
cken und Waldwegen. Diese kontrastieren mit
den überzeichneten organischen Formen der
Architektur. Den Bezug nach Aussen vermitteln
typische Bäume des bayerischen Waldes im
Raum selbst.
Fairy tales without “pretentious kitsch”.
“Children need fairy-tales” is the title of
Bruno Bettelheim’s book which inspired the
compositions of the interiors. The central
lobby is bordered by bridges, paths and
alleys. They are in contrast towards the
organic shapes of architecture and design
elements.

The core of the building is made of reinforced
concrete, while the facades are dominated by
glass and timber. They form a strong link to
regional traditions, and stand for the cultural

The furniture is a design consequence of
noa*s collective work ethos: Curtains, lamps,
sofas are all inspired by the magic of the
place. They are points of contact, they invite
to make every single moment a moment of

thentischer Geschichten für Kinder und
Erwachsene, „kitschiges Einerlei“ zu pro-
duzieren. Die Notwendigkeit, perfekte
„logistische Abläufe“ für Eltern und Kin-
der zu konzipieren, um Sicherheit, Be-
treuung und Vertrauen zu transportieren.
Stefan: Die verspielte Kinderwelt und
eine elegante 4-Sterne Erwachsenenwelt
zu verbinden. Wir wollten nicht in die
typische Ästhetik der Kinder Erlebnis-
parks fallen, sondern den Kindern und
Eltern mehr bieten.
Stefan: Wir sind Menschen, die in Ihren
Spezialgebieten ihre Arbeit tun, den Blick
von außen zulassen und so auch den Blick
über den eigenen Tellerrand einfordern.
Lukas: Jeder einzelne Kreative ist in
seinem Fach ein „ausgewiesener Profi“.
Dadurch ergeben sich oft unerwartete
Synergien und neue Blickwinkel auf eta-
blierte Ansichten und Prozesse. Diese
ziehen sich vom Gebäudeentwurf zu Ge-
staltungsideen für Möbel oder Beleuch-
tungskörper.
„Archistar“ nicht funktioniert. Das ist der
Grund, weshalb wir noa* sind und leben.
Wir sind ein Netzwerk mit vielen Spezi-
alisierungen und nicht eine Person, die
plant, gestaltet, den Bau leitet, dekoriert,

London, New York, Mailand, Graz, Ferrara,

anspruchsvollen Kunden zu bedienen.
am meisten?Lukas Rungger: Es ist sicherlich der
„genius loci“, den wir als die Seele eines
Ortes verstehen. Wir suchen nach diesem
Essentiellen, entschlüsseln den Dialog
zwischen dem Ort und dem Natur- und
Kulturraum, finden Geschichten und
schreiben diese in unserer Sprache weiter.
Stefan Rier: Uns inspirieren die Ge-
schichte, Erzählungen, Bräuche oder Le-
genden. Wir wollen nicht nur den Ort,
sondern auch den Bauherrn, verstehen:
Unsere Gebäude sind für ihn auch eine
Art „Spiegel der Seele“.

Thun has thaught us many lessons. In
addition we conceived many projects
miles away from where the studio was
located, and learned to handle extre-
mely challenging clients.
What are the challenges regarding a
Ulrichshof?Lukas: The temptation to produce
and create stories that are authentic
and sustainable for kids and parents
together. We felt the absolute need to
design processes that are very simple
but at the same time they are safe,
comfortable and caring.
Stefan: The main challenge was to
combine a playful world for children
that relates to a very elegant world for
their parents. We were very careful not

so called “genius loci”, which we call
the soul of a place. We are constantly
searching for essentials, we reveal
the dialogue between a location and
its relation with nature and culture. We
discover stories and continue to write
them in our own language.
Stefan Rier:
We are inspired by stories, narra-
tions, tales, legends and traditions.
We don’t just try to understand space,
but even more importantly our client:
our buildings become a reflection of
our client’s soul.

Stefan: We have learned that the
concept of an “archistar” doesn’t work.
This is the reason why we are a collec-
tive, we are noa*, and we live noa* day
to day. We are a network of many spe-
cialists, and not just a single persons
trying to cover many operative fields
from builder to philosopher.
Lukas: We were lucky to get the
Lukas Rungger (1977) and Stefan Rier (1979) are he founders of noa* and run the network behind their studio. After travelling and experiencing many different countries, learning from stars like Matteo Thun, in 2012
they have won the “Europena Hotel Design Award” in London.

At the beginning of June 2014 the first luxury hotel of Hyatt Hotels & Residences was opened in Austria.
The hundred year old „Am Hof“ building, in the heart of the „Goldene Quartier“ has been converted
for this purpose.
Surrounded by the boutiques of the „Gol-
dene Quartier“ and the stylish „Kohl-
markt“ and „Graben“ shopping streets,
the Park Hyatt Vienna offers the perfect depar-
ture point for the most significant monuments
in the city, such as St. Stephen‘s Cathedral,
the Hofburg and the Historical Museums.

Ursprünglich wurde es als Büro- und Ge-
schäftshaus als Zentrale der Escompte-
Gesellschaft in den Jahren 1913 bis 1915
erbaut. Später war darin die Länderbank
angesiedelt. 2008 übernahm die Signa
Holding des Immobilienentwicklers Rene
Benko das Gebäude von der Bank Austria.
Diese setzten in der Planungsphase auf die
Fähigkeiten im Touristischen Support von
Michaeler & Partner.
Originally, it was built as an office and as
headquarter of the Escompte (Gesellschaft
company) between 1913 and 1915. Subse-
quently, the Länderbank set up business the-
re. In 2008 Signa Holding, a company of the
property developer, Rene Benko took over the
building from Bank Austria. In the planning
phase this company enlisted the support of
Michaeler & Partner, who gave them the be-
nefit of their skills in tourism.

Das Team von Michaeler & Partner arbei-
tet seit Jahren auf Augenhöhe mit jenen
Menschen, deren tagtägliches Geschäft das
Verwöhnen des Gastes ist. Deshalb verstehen
und sprechen wir die Sprache des Gastes
und des Gastgebers. Genau diese war es
wichtig zu vereinen und das Wissen sowie
die Erfahrungswerte im Umbau denkmal-
geschützter Immobilien einzusetzen. So
wurden 143 Zimmer und Suiten, das Gour-
metrestaurant »The Bank«, zwei Bars und
eine Lounge, eine 1000 m2 SPA-Area mit
Pool und Fitnessbereich, sowie 800 m2 Ver-
anstaltungsräumlichkeiten in Zusammen-
arbeit mit dem Bundesdenkmalamt ori-
ginalgetreu saniert und wiederaufgebaut.

For many years now, Michaeler & Partner has
been working on one level with everyone, whose
daily business is pampering guests. Therefore
we understand and speak the language both
of the guest and of the host. The important
thing in this project was combining these two
languages, while using our knowledge and
experience in carrying out the renovation of
landmarked property. Thus, with the cooperation
of the Austrian Federal Office for the Protec-
tion of Monuments, 143 rooms and suites, the
gourmet restaurant, „The Bank“, two bars and
a lounge, a 1,000 square metre SPA area with
pool and fitness area , together with 800 square
metres of reception rooms were renovated and
reconstructed according to the original design.

Die Hauptaufgaben des vierköpfigen Teams
von Michaeler & Partner, bestehend aus Mar-
tina Maly, Arnold Harrasser, Wilfried Lechner
und Claudia Gabriel war der touristische
Support der Signa-Unternehmensgruppe.
Da dies bislang nur in Sachen Einzelhandel,
Büros und Wohnen tätig war. Besonders die
Flächenoptimierung unter Berücksichtigung
des zum Teil denkmalgeschützten Gebäudes
wurde in Zusammenarbeit mit dem Projekt-
team von SIGNA, dem Technical Support
Team von Hyatt, FG Stijl und dem Architek-
turbüro Neumann & Partner in die Hände
des Tourismusberaters gelegt. „ Hier war es
in der Planung und Umsetzung vor allem
wichtig, dass die operativen Abläufe im Hotel
Tourist support.

chaeler & Partner team, Martina Maly, Arnold
Harrasser, Wilfried Lechner and Claudia Ga-
briel, was to lend their support and expertise
in matters of tourism to the Signa Corporate
Group; which had dealt so far only in the retail,
office and residential sectors. The tourism
consultants were in particular given respon-
sibility, in conjunction with SIGNA‘s project
team, FG Stijl, Hyatt‘s technical support team
and the firm of architects, Neumann & Partner,
for optimising the use of the surface area,
while taking the constraints of working on
a listed building into account. „In planning
and implementing this project it was crucially
important that the operational procedures in

hotel for the employees must be well desi-
gned, in order to guarantee perfect service,
back and front office must be aligned on each
other and an eye must also be kept on the
operating costs,“ said Martina Maly-Gärtner,
the Managing Director. A lot of experience
and intuition is required, especially when you
are working on an existing property subject
to the conservation regulations for historical
buildings, if you are going to find an optimum
solution. A balance has to be found between
the requirements of the building’s owners
and the needs of operating a modern hotel.

The interior design is marked by an ele-
gant, refined signature. For this reason the
furnishing concept turned towards materials,
which were already there. Marble and dark
wood, predominantly oak and walnut in the
public areas corresponds to the furnishing
of the rooms, which also use marble – in
the bathroom – and dark wood – on the
floor of the living room and bedroom areas.
FG stijl was endeavouring to equip a
building, which is worthy of this city and of
which the Viennese can be proud.
What were the essential reasons for choosing
The only issue for us was to find an in-
ternationally renowned and therefore suc-
cessful brand of the premium class for the
„Am Hof“ project. Therefore Hyatt was the
choice for us, because, like SIGNA, it is a
purely privately-run company, with brand

have rescued a historic part of the Vienna
Inner City from its torpor by painstakingly

Dietmar Ploberger M. Eng. has been a Project Manager at SIGNA Development since June 2011. He was born on the 8th of September 1969 in Graz, where he successfully studied Industrial Enginee-ring with Management, Civil Engineering. Since 2001 he has concentrated almost exclusively on the development, selling and buying of hotel properties in Central and Eastern Europe. Before he moved to SIGNA Development, he spent 9 years with the property developer, Raiffeisen Evolution implementing hotel projects in listed buildings in Warsaw and Prague and gained the required experience for the renovation of the building, Am Hof 2.

Das Zusammenspiel aus perfekter Logi-
stik, Disziplin, Leidenschaft und visionärer
Weitsicht gepaart mit der professionellen

Projekt überzeugte Investoren haben dieses
Bauvorhaben realisiert.
Auf welche Projekte freuen Sie sich als nächstes?
Es sind unterschiedliche Projekte in der
Pipeline und wie von der SIGNA gewohnt
in Bestlage.
Sie haben das Hotelprojekt „Park Hyatt“ in den letzten Jahren erfolgreich begleitet. Was waren für Sie die größten Herausforderungen rund um dieses Immobilienprojekt?
Völlig überrascht hat uns der verhee-
rende Brand am 18. November 2011, der
das Herzstück des Hauses in Asche legte.
Damit verbunden war natürlich ein zusätz-
licher logistischer und technischer Auf-
wand, parallel zur Sanierung musste der
Wiederaufbau, mit dem Selbstverständnis
den Originalzustand wieder herzustellen,
begleitet werden.
Der Denkmalschutz war ein großes Thema. Was ist das Besondere daran?
DI Dietmar Ploberger ist seit Juni 2011 Projektmanager bei der SIGNA Development. Bevor er zur SIGNA Development wechselte, war er insgesamt 9 Jahre beim

Darüber schreiben wir gerade ein Buch.
Wir sind im Zentrum einer Stadt, die UN-
ESCO-Weltkulturerbe ist und haben es im
Goldenen Quartier mit zwei Gebäuden zu
tun, die unter Denkmalschutz stehen. Es
war gemeinsam mit dem Bundesdenkmal-
amt unsere Aufgabe und Pflicht mit der
historischen Substanz dementsprechend
vorsichtig umzugehen. Wir gingen sogar
einen Schritt weiter und haben den im Laufe
der Jahre veränderten Bereichen wieder
ihr ursprüngliches Antlitz verliehen und
Materialien wie vor 100 Jahren verwendet.
Das Ausmaß unserer Bemühungen erfasst
man am besten bei einem Besuch des Park
Hyatt Vienna.

tre of a city, which is a UNESCO World
Heritage site in the Golden Quartier, we
were working on two listed buildings, both
under protection orders. In conjunction
with the Austrian Federal Office for the
Protection of Monuments our task and
duty was to deal with the historical sub-
stance with the appropriate care. We even
went one step further and over the course
of the years returned areas, which had

The devastating fire of 18th November
2011, which reduced the core of the building
to ashes, took us completely by surprise. Of
course this brought with it additional logi-
stic and technical expenses, in parallel with
renovating the building we had to recreate
the original condition of the building in its
former image.
We are in the process of writing a book

Schmuckstück verwandelt. Mit der Handschrift
der Architekten Köck und Bachler (Innenar-
chitektur) sowie des Hochbauplaners Schrö-
cker Klaus wurde das bestehende Gebäude
durch einen unverkennbar neuen Trakt ergänzt.

Symbiose mit der alpinen Berglandschaft

Visionary ideas and the courage to make
changes prompted the Durig family of
hoteliers to convert the 4-star hotel.
They approached the planning step by step and
with a huge amount of commitment and have
transformed the personally-managed family
hotel into a positive gem. With the signature
style of the architects, Köck und Bachler (in-
terior architecture) and of the structural engi-
neering planner, Schröcker Klaus a distinctive
wing has been added to the existing building.
Modern accents, full of contrasts in symbiosis
with the Alpine mountain scenery have been
composed. Everything is shapely and designed
unusually to fire the imagination.

Der neue Saunabereich im Hotel Verwall
umfasst nach der qualitativen Erweiterung

Verwall‘s new sauna area, it now includes

original building will remain available as a

its distinctive path for cooling off and being
refreshed. The rest area with water beds and
hammocks has been extended to include

right on the bank of the Wörthersee in the Velden Bay, underwent renovation and design refreshment in the first half of 2014.

Das Restaurant Seespitz samt Beachclub und Seeterrasse, direkt am Ufer des Wörthersees in der Veldener Bucht gelegen, wurde im ersten Halbjahr 2014 einem Umbau und Design-Refresh unterzogen.
Ausgehend vom Design-Konzept der
Südtirolerin Bea Mitterhofer von
beaINTERIORS, wurde bei der In-
nenraumgestaltung ein Bootshauscharakter
erzeugt. Das moderne Design mit weißer Holz-
verschalung an Wänden und der Decke, edlen
Materialien wie dem dunklen Schiffsboden,
Möbel aus Teakholz und Naturstein, hellen
Leinenvorhängen und auffälligen schwarz-weiß
Fotodrucken auf Leinwand zeichnen das neue
Restaurant Seespitz aus.

interior was redesigned to give it a boat-
house feel. The modern design with white
weather-boarding on walls and ceiling, classic
materials such as dark tongue-and-groove
flooring, furniture made from teak and natu-
ral stone, bright linen curtains and striking
monochrome photographic prints on canvas
make the Restaurant Seespitz special.

Die direkte Lage am Wasser wurde durch
eine maritime und dezente Gestaltung un-
terstrichen. „Es war meine Intension, den
Wörthersee in den Raum zu bringen. Mit
schwarz-weiß Fotodrucken auf Leinwand
und der Dekoration zum Thema passend,
wie die blau-weiß gestreiften Teppiche oder
Seekarten mit Teakholzrahmen, ist uns die
Umsetzung des Konzepts gelungen“, so Bea
Mitterhofer.

The waterside location has been emphasised
by an unobtrusive, maritime theme in the
design. „It was my intention to bring Lake
Wörthersee into the room. With the mono-
chrome photographic prints on canvas and by
using decor in keeping with the theme, such
as the blue and white striped carpet and the
nautical charts in their teak frames, we have
succeeded in bringing the concept to life,“
says Bea Mitterhofer.

Es wurde bewusst auf dekorative Beleuch-
tungskörper verzichtet, damit der Blick unge-
stört über den See schweifen kann.Durch die
zur Gänze zu öffnende Glasfassade verschmilzt
der Terrassenbereich mit dem Innenraum. Die
neue Außenbar, ebenso im Bootshauscharak-
ter gestaltet und die schattig gelegene neue
Seespitz-Lounge in Wohnzimmercharakter
runden das Angebot ab.

It was a deliberate choice to avoid decora-
tive light fittings, so that the gaze can sweep
undisturbed over the lake. The glass facade,
whether closed or completely open, blends
the terrace area with the inner room. The new
outdoor bar, which has also been designed
in keeping with the boat-house theme, and
the new, shady Seespitz Lounge with its living
room feel complete the picture.

Schiffsbodenoptik.
Auch der Bereich der Umkleiden des Beach-
clubs wurde neugestaltet. Der exklusive Be-
reich am See verleiht seit dem Design-Refresh
den Gästen das Gefühl als wären sie an Board
eines Schiffes. Unterstützt wird dieses Gefühl
durch die Schiffsbodenoptik, die für Boden
und Wände erzeugt wurde, ergänzt durch hoch-
wertige Materialien wie Glas und Naturstein.

exclusive lakeside area gives the guests the
feeling of being on board ship. This feeling is
intensified by the illusion of decking, which
has been generated for the floor and walls,
supplemented by the use of high quality

In keeping with the new appearance, the cu-
linary organisation has been reassessed and
refined. With the new team under the direction
of the experienced five-star hotel manager, Ni-
colaas Wiemeijer, the executive chef, Christian

Individualität entsteht durch authentisches Design.Um den unterschiedlichen Wünschen der Gäste gerecht zu werden und dem Hotel Adler eine neue „Identität“ zu geben, wurde nun im ersten Baulos ein großer Teil der bestehenden Kubatur ausgebaut, ergänzt und energetisch saniert.

Im Erdgeschoss wurde die Hotelbar mit Stu-
be, Cafe, Spielzimmer und Sanitäranlagen
ergänzt. Das frühere Geschäft musste dem
neuen Foyer, der Rezeption mit Backoffice und
dem Haupteingang weichen. Um dem Eingang
des Hotels zu unterstreichen, wurde Ihm eine
kleine Holzterrasse samt Pergola in Süd-West-
Richtung vorgelagert.

In order to cater for the different require-ments of the guests and in order to give the
Hotel Adler a new „identity“, a large part of the existing cubature was upgraded, exten-ded and renovated in terms of energy requi-
rements in the first construction lot.

bar and the snuggery, café and sanitary fa-
cilities were extended. The former shop had
to give way to the new foyer, the reception
and back office and the main entrance. In
order to give prominence to the hotel ent-
rance, a small wooden terrace with a pergola
facing south-west has been constructed in
front of it.

Neubau.
In den Obergeschossen wurde der Neubau von
insgesamt 25 Zimmern realisiert. Die großzügig
dimensionierten Zimmer erhielten neben einem
kleinen Wohnbereich eine zum Bad getrennte
WC-Anlage und eine vorgelagerte Terrasse.
Der bestehende Speisesaal wurde neu ein-
gekleidet und in angemessener Größe mit-
tels eines Holzbaues in Nord-West-Richtung
erweitert. Restliche Funktionen blieben im
Erdgeschoss erhalten.

On the upper floors the new build was carried
out to provide a total of 25 rooms. The rooms,
constructed to generous dimensions, were
each equipped with a small sitting area, a
bathroom with separate toilet and a terrace.
The existing dining room has been freshly
dressed out and extended to an adequate
size by means of a wooden construction
facing north-west. The other facilities on the
ground floor remain as before.

Eigenproduktion – Fleisch.
Das Geschäft der Metzgerei Steiner wurde
vorübergehend in das Untergeschoss des
Hauptgebäudes, mit einer Zugänglichkeit von
Nord-Westen her verlegt. Das restliche Raum-
programm des Untergeschosses mit Indoorpool
und Wellness blieb hingegen erhalten.
Design.
Der realisierte Doppelgiebel an der Hauptfassa-
de war von den Landesämtern vorgeschrieben.
Die Fassaden des neuen Hoteltraktes sollen
sich dem Bestand und dem ortstypischen
Gegebenheiten anpassen und integrieren.
Die authentischen Materialien der Einrich-
tungen sollen die neue Namensgebung „Au-
tentic Adler“ des Dreisternebetriebes unter-
streichen.

The Metzgerei Steiner butcher‘s shop was
temporarily relocated to the basement of the
main building, with access from the north-
west. On the other hand, the remaining room
layout of the basement, with its indoor pool
and wellness area remained untouched.
Design.
The double gable created on the main façade
was a requirement of the regional authorities.
The façades of the new wing had to blend
in with the existing housing stock and the
features of the buildings typical of the region.
The authentic materials used in constructing
the facilities are intended to highlight the
reason for giving the three-star hotel its new
name, the Autentic Adler.

wurden 25 Zimmer komplett erneuert und
für die Mehrkapazität an Gästen haben wir
den Speisesaal entsprechend vergrößert.
Die Rezeption ist einer der Hauptaufent-
haltsorte der Gäste und jeder kommt hier
mehrmals am Tag vorbei. Unser Kachelofen
steht für Authentizität, Tradition und Quali-
tät und steht symbolisch für die Werte des
Hauses, welche dem Gast in Erinnerung
bleiben sollen. Der Erste Eindruck zählt
und der letzte Eindruck bleibt und beide
entstehen eben in der Rezeption.

for guests and local residents. This is why
we also wanted to refresh the bar, which
is open to the public, so that we can offer
improved service. Obviously, we wanted to
continue the hotel’s design concept, both
here and in the dining room.

the old name and are unadulterated.

stähnlichkeit und Unverfälschtheit. So
müssen sich auch die Gäste im Urlaub
nicht verstellen und können sich ein-
fach geben wie sie sind. Südtirol ist
keine Scheinwelt sondern ein Land mit
Identität, Werten und Traditionen. Viele
Südtirol Urlauber suchen einen mög-
lichst authentischen und unverfälschten
Aufenthalt und so positionieren auch
wir uns.

Das ist richtig. Wir bevorzugen den
Einsatz von Produkten regionaler Her-
kunft und kommunizieren dies auch
weiter. Der entsprechende höhere Wa-
reneinsatz ist zu berücksichtigen, wird
aber immer stärker von seiten der Gäste
honoriert.
Die hauseigene Metzgerei macht Ihr Hotel
Für unser Hotel ist es manchmal das
ausschlaggebende Verkaufsargument
wodurch auch die definitive Buchung
zustande kommt. Die Gewissheit, dass
traditionell hergestellte Delikatessen
direkt von der Unternehmers Familie
produziert und angeboten werden
schafft Vertrauen in beide Betriebe. Eine
Win-Win-Situation kommt zustande, da
zusätzliche Buchungen generiert werden
und Gäste die die Qualität des Hauses
schätzen entsprechend die Qualität der
selbst produzierten Spezialitäten und
nehmen gerne etwas mit nach Hause.
Bevor der Gasthof mit Metzgerei er-
baut und auf den Namen Adler getauft
wurde war auch dieses Haus ein Bau-
ernhof mit Namen „Honsa“. Um den
Gasthof zu bauen musste der Bauernhof
abgerissen werden, was man noch ver-
wenden konnte war die eingebaute Stu-
be. Diese wurde sorgfältig aufbewahrt
und erst im Jahr 2014 wieder verbaut.
Passend zum neuen Konzept unterstrei-
cht auch diese Stube die Wertschätzung
der heimischen Tradition, welche wir
öffentlich zugänglich machen. Für den
Namen der Stube haben wir nicht viel
Zeit aufgewendet, es war sofort klar,
dass der historische Namen zum Ein-
satz kommt.

Wir waren mit der Zusammenarbeit
wirklich sehr zufrieden. Die technische
und soziale Kompetenz der Betreuung
des Projekts ist des Lobes wert. Das
Fachwissen zum touristischen Sektor
ist stark ausgeprägt und es steht viel
Hintergrundwissen zur Verfügung, auf
welches im konkreten Fall zurückge-
griffen wird. Die soziale Kompetenz bei
der Verhandlungs- und Vergabephase,
während des Baus und bei den Endab-
rechnungen erleichtern den Prozess
um ein vielfaches. Wir bedanken uns
für die professionelle Unterstützung.
in dieser Zeit?Der Umbau ist für uns und alle Be-
teiligten zur vollsten Zufriedenheit
abgelaufen. Größere Reibungspunkte
konnten vermieden werden und dies
ist Wesentlich. Eine große Herausforde-
rung für unsere Familie war es, das vor
dem Bau definierte Konzept, möglichst
getreu von der Theorie in die Praxis zu
bringen. Wie viel Tradition lassen wir
zu um nicht abgedroschen zu wirken,
wieviel Trend und Design lassen wir
einfließen um nicht zu vergleichbar zu
werden? Hier war ein Knackpunkt wel-
cher für viel Gesprächs- und Diskussi-
onsstoff sorgte. Ansonsten war es eine
anstrengende aber interessante Zeit und
dank der guten Betreuung funktionierte
vieles reibungslos.

sition ourselves.

products produced in the region and
make these better known. The corre-
sponding increase in cost of sales must
be borne in mind, but guests are con-
stantly and increasingly willing to pay
the higher prices.
Sometimes it is the crucial selling
point for our hotel and produces a de-
finite booking. The certainty that gour-
met food is produced and sold by the
proprietor‘s family creates confidence in
both businesses. This produces a win-win
situation, since additional bookings are
generated and guests who appreciate the
quality of the hotel also appreciate the
quality of the home-made specialities
and are delighted to take something
home with them.
with this name?Before the inn with its butcher‘s shop was
built and named the Adler, this house
was a farm house, called the „Honsa“. The
farmhouse had to be pulled down, in or-
der to build the inn and all that was still
usable was the attached room. This was
carefully preserved but not linked to the
main building again until 2014. It was just
right for the new design concept, because
it emphasises appreciation of local tradi-
tions, which we are making available to
the public. We did not waste much time
on the choice of a name for the Stube,
because it was immediately obvious that
the historical name should be used.
We were really very satisfied with the
cooperation. Their technical and social
skills in the mentoring of the project
are praiseworthy. Their specialist know-
ledge of the tourism sector is extremely
highly developed and they put a lot of
background knowledge at our disposal,
which we rely on in specific instances.
Their social skills in the negotiation and
award of contract phase, during construc-
tion and in the final accounting made
the whole process infinitely easier. We
are very grateful for their professional
support.
The conversion proceeded to our
fullest satisfaction and that of everyo-
ne involved. We were able to avoid the
more major points of friction and that
is an important consideration. A big
challenge for our family was putting
into practice the design concept devised
before construction began, so that the
practice matched the theory as closely
as possible. How much tradition should
we allow, so as not to look trite, how
much trend and design should we put
into the project, so as not to become
like everyone else? This was the crux of
the matter and it gave us a great deal
to mull over and discuss. In other re-
spects it was a stressful, but interesting
period and thanks to our excellent
mentors everything ran smoothly.
