Company ServicesAREA I – FACILITY ANALYSISThis service consists of a visit to your existing facility to observe your day-to-day op-erations so we can study existing systems, suggest changes where needed and improve systems in a new facility. We are very concerned that our clients build projects that are economically sound. Despite how well designed the building is, it is destined to failure if the economic feasibility of the project has not been resolved. The facility analysis helps you make objective decisions concerning the project. At the end of our visit, we will provide you with a room-by-room space program for the proposed facility and an estimated economic pro forma which details the project costs, project financing, annu-al costs of operation, rent and the return on owner equity. We will also discuss master planning, construction methods, ownership methods, joint-venture relationships and provide other areas of assistance. The fee we charge for this service can be applied to the fee for Area III or Area IV services if you choose to move forward with the project.

AREA II - SURGICAL ANALYSISA Surgical Analysis is completed prior to the start of the design of an ambulatory sur-gery center (ASC), a recovery care center (RCC), a specialty/surgical hospital (SSH) or hospital. The goal of a Surgical Analysis is to establish the economic viability of an ASC, RDD, SSH or hospital based on the parameters of the project. The Surgical Analysis provides you with the objective data necessary to make the appropriate deci-sions concerning a proposed project including a room-by-room space program, an estimated economic pro forma (described in Area I), a 5-year cash flow analysis which details the revenue versus the expenses of the project (i.e. rent, staff, equipment and supplies) and a study of site advantages and disadvantages or site alternatives. The fee we charge for this service can be applied to the fee for Area III or Area IV services if you choose to move forward with the Project.

AREA III – DESIGN SERVICESOur Design Services include Schematic Design and Design Development. We will provide you with comprehensive design plans of the facility including site plans, floor plans, and the design of the building exterior. Our very detailed drawings include the design of all casework, drawings for electrical, telephone and data outlets, design of ceilings and light fixture layout, roof plan and building section, design of nurse call systems and emergency communication systems, room finish and door schedules, me-chanical zoning plan, outline specifications and recommendations regarding building systems and details. Marasco & Associates, Inc. Design Services are used in conjunc-tion with a local architect and/or developer. In other words, you will be buying Maras-co’s healthcare expertise and teaming it with the regional experience of a local architect. This process does not cost anymore, the total architecture fee is simply split between Marasco & Associates, Inc., and the local architect. If you don’t have a local architect, we will find one for you. Our services include interviewing and recommending local architects and general contractors, as well as reviewing the Schematic plans with the department of health, if applicable.

AREA IV – COMPLETE ARCHITECTURE & ENGINEERING SERVICESMarasco & Associates, Inc. also provides complete architectural & engineering ser-vices. Construction Documentation and Administration Services will commence upon final approval of all the Design Services (described in Area III) for the project. We will prepare detailed construction documents for your project and coordinate the work and contracts with the consulting engineers, including Mechanical, Electrical, Plumb-ing and Structural Engineers. We will also coordinate the work of the client’s consul-tants including Civil Engineers, Landscape Designers, Interior Design and others, if applicable. Working with you, we will secure bids for potential General Contractors and secure final approval from the building department and state health officials. We will observe the construction and conduct meetings with the General Contractor and all sub-contractors. During the construction, we will review shop drawings, review all pay requests, prepare a substantial completion punch list and close out the project. Marasco & Associates, Inc. will be available to you throughout the project and beyond.

He is responsible for overseeing all of the firm’s projects and directs office personnel. Mr. Shear-er performs design review meetings with our clients, consul-tants and various regulatory officials, conducts State Health Department and Local Code Reviews and coordinates all of the firm’s construction projects. He has extensive experi-ence with local architect / contractor evaluations as well as code analysis.
