PropertyManagementServicesManagementConsultation:AmemberofPropertyManagementRedefinedLLCwillmeetyouatyourinvestmentpropertytoreviewourservices,yourexpectations,andtheproperty.Atthistime,wereviewthemanagementcontractandleasingservices.DeterminingRentalRate:Usingamarketanalysisofyourinvestmentproperty,takingintoaccountneighborhoodandmarketfactors,wesetthemarketrentalpriceforyourpropertyhelpingtokeepitcompetitive.MarketingYourProperty:WelistyourinvestmentpropertyonTREND’sMultipleListingService(MLS),puttingyourrentalinfrontofover29,000realestateprofessionalsspanningPennsylvania,NewJersey,Delaware.WealsomarketyourlistingtoconsumersthroughMyNewPlace,HotPads,Zillow,Trulia(Rentals),Trulia(ForSale),RentalHomePros,ApartmentList,Rentals.com,Zumper,Homes.com,Livelovely,Apartments.com,andoursite,Gopmr.com.Starting60dayspriortothepropertybeingavailableforrent,wewillpostallinternetlistings,placeaforrentsignontheproperty,andpublishthepropertytotheMLSwithaminimum12-monthleaserequirement.Westronglyencourageownerstoallowpetsonacase-by-casebasis,notinganadditionalmonthlyfee,openingthepropertytoalargerpoolofpotentialtenants.Werecommendcollectingafeeasfollowsmonthly:

• Dogsmaxweight25lbs(breedrestrictionsapply)• $350.00PetFee-Perpet-Dog;Cats• $35.00perpet(monthly,perpet)rentmaximum2petsallowed

ShowingYourProperty:Besidesourofficeleasingagents,weallowagentsofotherofficestoshowyourpropertymaximizingtheexposureyourpropertyreceives.TenantApplication:Tenantsareinvitedtoapplyusingourtenantapplicationavailableonourwebsite.Thereisa$50feeforatenantapplication,wherewecollectfinancialinformation,employmentinformation,andreferencestohelpqualifythetenant.Ourofficefollows-upwithallthereferenceslisted,verifiesthetenant’semployment,andevaluatestheirsalaryandcreditreport.Weusea40%debt-to-incomeratioincludingthecostofhousing(rentandutilities)toqualifythetenant.Theinformationisthenconsolidatedandwemakearecommendationontenantsuitability.Tenantselectionalwaysremainsyourfinalchoice.Lease:PropertyManagementRedefinedLLCusesthePennsylvaniaAssociationofRealtors®ResidentialLeasewhichinadditiontocontainingprovisionsforprotectingyourinvestment,isregularlyupdatedbyPARlegalcounselwiththelatestrequirementsandprotectionsunderlaw.Wewillalwaysseekatwelve-monthminimumleaseunlessotherwiseinstructed.

TenantHandbook:WeprovideforeachtenantacopyofourTenantHandbookexplainingtheirresponsibilitiesandmanagement’sexpectationsofthetenant.TheTenantHandbookalsooutlineswhatTenantscanexpectfromPropertyManagementRedefinedLLC.Rent:Communicationiskey.Bymaintaininganopendialoguewithtenants,weseektopreventachangeincircumstancesbecomingacollectionevent.Ifaproblemarises,ourproceduresseektominimizeincomeloss.Inspection:Priortotenantmove-in,wecompileareportthoroughlydocumentingtheinteriorandexteriorconditionoftheproperty.Interiminspectionsareconductedthroughoutoccupancy,providedtoyouviae-mailandportal.Afinalinspectionismadeafterthetenantshavevacatedtherental.Thisispartofourdedicationtoproactivemanagementandmaintenance,helpingtokeepyourhomeinoptimalrentalconditionforthedurationofourmanagement.Maintenance,Repairs,andPreventativeMaintenance:PropertyManagementRedefinedLLCprovidespromptresponsetoanyissuesthatmaydevelopinthehome.Thishelpstomaintaintenanthappinessandencouragetheswiftreportingofmaintenanceneedsbythetenant.Weneverwantasmallproblemtobecomealargeproblem;throughregularinspectionsandtenantmaintenancerequests,weseektoachievethisphilosophy.Ourhandbookhelpstooutlinewhenatenantisresponsibleformaintenanceneeds.Ifamaintenanceitembeyondtenantresponsibilityarises,wewillfacilitatetheappropriatevendortoperformthework.Wewillthenpaythebillandchargeyouraccountforthework.Anyrepairoverthespecifiedmaximum,wewillsolicitbidsandpresentthemforyourselection.Accounting:PropertyManagementRedefinedLLCispleasedtoofferelectronicdisbursementofnetproceedsmonthly.Wewillinitiateapaymenttoyouraccountonthe15thofeachmonth,providedthedayisonabusinessday.Holidaysorweekendsmaydelaypayment.Weprovideamonthlystatementforyourreview,outliningallrevenueandexpensesassociatedwithyourproperty.Atyear-end,weprovideasummaryofthepastyear’srevenueandexpenses.Allinvoicesaremadeavailablethroughourownerportalforyourreview.1099sarealsosubmittedonyourbehalftotheIRS,asrequired.
