Where has been the most sought-after areas this year? Again this year, the most in-demand area in Ivybridge has to be the central locations. People just love being within walking distance of the shops and amenities that the town has to offer. However, if I had to pick one road, it would be Cleeve Drive; we’ve seen so much interest and a lot of sales here this year.

What types of properties are in high demand at the moment?This year we’ve seen a lot of people looking to upsize, moving from two bed homes to three bed. We’ve seen a lot of demand for three bed semi-detached homes, with a number of buyers interested in two bed semi-detached homes too.

What changes have happened in the local market over the past 12 months?In 2013, especially the latter half, we’ve seen a significant increase in buyer confidence. The increase in positivity in the marketplace seems to be giving first-time buyers, and those looking to upsize, the confidence to make the move. Of course, this increased confidence has had a knock-on effect in terms of asking prices with a lot of properties selling for the asking price and sometimes even more. As Ivybridge has such a diverse property offering, it’s been matched in the types of buyers we’ve been able to help, from first-time buyers to those looking to upsize and people looking to down-size for retirement.

What’s your advice for people looking to move in 2014 to make their property most appealing to prospective buyers?Whilst there’s a lot of demand for homes in the central area, people are still looking to move across the whole town so don’t worry if your home is on the outskirts. There are lots of things that homeowners can do to make their property desirable. Making sure that everything is in good condition and is generally clutter-free can make such a difference. You’d be surprised what benefits the services of our handyman for half a day can bring. Although prices are rising, being sensible is key. Making sure your home is marketed for the right price can make such a difference to how quickly a sale can be achieved. Selling at the right price means it’s likely to attract the right buyers, rather than those that are looking for something more in a property of that same value and would be disappointed.

What’s been your favourite property on the market this year and why? It would have to be a lovely couple that we helped in Delamore Close. They were fast expecting their third child and desperately needed to upsize for their growing family but the first sale on their property unfortunately fell through. However, we worked hard to quickly find a new buyer and the sale went through swiftly. They were over the moon with how quickly they were able to move to their new home despite the initial delay.

What are your predictions for the year ahead?I expect to see a lot of properties come to the market next year with the potential for more slight price increases. However, I can’t stress enough the importance of realistic pricing and not being greedy. Honest and accurate valuations are vital for quick sales.

Where has been the most sought-after areas this year? As always, the one road that people always ask for in Plympton is Trelawny Road. It’s the one road that remains tree-lined in town. It might sound silly but it is full of beautiful character properties and in the spring the trees are full of blossom, creating a very pretty area. Plympton is a firm favourite with families, so properties close to good schools remain popular. Woodford and Colebrook are also areas in demand.

What types of properties are in high demand at the moment?At the moment, three bedroom houses are selling the quickest. Leading up to Christmas people have been moving to different areas to make sure that their children get into the school of their choice, so it’s always family-size homes that are in demand around this time of year.

What changes have happened in the local market over the past 12 months?With the government trying to drive the market forward with the introduction of the Help to Buy scheme, we have definitely seen an increase in demand from first-time buyers looking to take their first step towards home ownership. We’ve also seen an increase in the number of first-time sellers coming to the market, hoping to use the scheme to move up the ladder. There’s been a shortage of all property types across Plympton so, with a higher demand and short supply, prices have started to go up. As we’ve seen in other areas, there’s a need for more two and three bedroom homes to come onto the market.

What’s your advice for people looking to move in 2014 to make their property most appealing to prospective buyers?Look to offer something unique to other properties on the market for a quick sale. Having an exchange-ready pack can be a big draw for those looking for quick results.

What’s been your favourite property on the market this year and why?We had a detached house on the market in Merafield Road and when I went to the house it gave me such a lovely feeling as it’s exactly the house that I would buy for my family. It was full of old character features but it also had a modern touch to it, with an awesome kitchen and bathroom. The house came to the market in the first week of January and there was still snow on the ground so it was so lovely to go into the house when the owners had the wood burner blazing. Funnily enough, we sold the house in the first day it came onto the market.

What are your predictions for the year ahead?We’re expecting a busy year from the first working day in January. At the end of 2013 we were valuing a lot of properties for people looking to begin marketing their property at the start of the new year. This could cause prices to stabilise, but the chances are we will still see an increase in demand. I think 2014 will be a very positive year for the Plympton market.

Where has been the most sought-after areas this year? In Saltash it would have to be the Castlemead and Latchbrook areas which have always been popular and continue to be so. They’re always popular with families. Saltash has some fantastic schools which means that the area always sees a lot of interest with families who are looking to move here or upsize in the area.

What types of properties are in high demand at the moment? Throughout 2013 we’ve seen a lot of demand for older period properties in Saltash. Quite often when we’ve listed these properties we’ve had so much interest that a lot of buyers have unfortunately lost out. There’s also much demand for three bed properties as we’re seeing a lot of first-time sellers looking to take their next step on the property ladder. This autumn, we’ve had such great success that we’re now in need of properties throughout Saltash to meet the needs of our prospective buyers.

With the positive improvements across the marketplace, we’re seeing an increase in the number of investors looking for buy-to-let properties. People are more confident that property is a good investment and can provide a solid return on investment. Anything that requires some modernisation is going to be in demand.

What changes have happened in the local market over the past 12 months?With lending criteria being relaxed and the introduction of the Help to Buy scheme, we’ve witnessed an increase in the number of people looking for two or three bedroom properties. This has brought an influx of first-time buyers into the market and has allowed first-time sellers to upsize and take the next step on the ladder. The autumn was a particularly strong period. High demand for houses and a shortage of sellers has meant that houses have been selling for above the asking price.

What’s your advice for people looking to move in 2014 to make their property most appealing to prospective buyers?Make sure your property has curb appeal; keep your garden tidy so when people drive by they are encouraged to look. First impressions are so important. When it comes to the interiors, keep things neutral and try and remove photographs so prospective buyers can start to picture their family possessions in your home.

What’s been your favourite property on the market this year and why?That would have to be Kelly’s Cottage in Tideford. It had been on the market with various agents since June 2011. With no sale, the vendors chose to move to our team at Maitlands. We held an Open House which had tremendous interest and it was sold for more than the initial asking price to a new owner who just loves their new home.

What are your predictions for the year ahead?We’re expecting a lot of properties to come onto the market in January. With a good level of buyers, we’re expecting there to be a very positive market here in Saltash with sellers achieving good prices.

Where has been the most sought after road/area this year? The market in Plymouth is vast and offers everything that any type of buyer might want. For those that love original features and high ceilings for a feeling of space, Peverell and Stoke continue to see a large demand. Families are still keen to move to areas where there are good schools, so Beacon Park and Higher Compton are always areas that have good applicant numbers. However, it’s not just about family homes in Plymouth. With high returns on buy-to-let properties still available, there continues to be a strong market for student properties. What type of properties are in high demand at the moment? There’s been a large increase in demand from first-time buyers who are looking for properties up to the £125,000 mark. Areas such as Keyham which offers traditional Victorian/Edwardian properties and a lot of ‘house’ for your money have seen houses selling for good prices over the past 12 months.

What changes have you witnessed in the local property market? There are certainly more buyers around which has meant an increase in viewing numbers and subsequent sales. With the early release of the second phase of the Help to Buy scheme we’ve also seen an increase in properties coming to the market where previously those vendors may not have been able to make the move. It has also given those in their 20s and 30s a chance to take a first step onto the ladder. How have property prices changed in your area over the past 12 months? Across the city we’re starting to see prices increase slightly. The main difference that we’re seeing at the moment is that properties are selling a lot closer to, and in some cases above, the asking price. The knock-on effect of this is that gone are the days where buyers could come in with ‘cheeky’ offers hoping for it to be accepted.

What can the client do in 2014 to make their property more desirable? Pricing your property correctly in 2014 will still be key. If the current trend continues with regards to house prices you will be able to be more bullish with your asking price. However, if you want lots of buyers clambering to make an offer close to the asking price, sensible pricing is key.

What’s been your favourite property on the market this year and why? That would have to be Flat 3, 33 Grand Parade. It offers incredible uninterrupted views of Plymouth Sound in a beautiful old building. It was also a great result for the vendor as we were able to sell the property in excess of £70,000 more than it had been valued at by other local agents. What are your predictions for the year ahead? I see a steady increase in activity with more buyers fighting over the stock. There are lots of amazing large developments due to start in the New Year such as the Higher Home Park development and around the Plymouth Pavilions site. This will bring more work to the city which should help the market tick along nicely. I think 2014 will be a big year for the city.

Once a buyer is found, subject to contract and mortgage arrangements and applying for searches, the buyer already has a full legal pack ready to exchange contracts. Since we introduced this service in 2013, we’ve seen the average sale process time at Maitlands fall by around three weeks. Mortgage Advice Bureau ––All about mortgages

For the majority of people, homes and mortgages go hand-in-hand. With that in mind, and as part of our commitment to making the moving process as easy as possible, you’ll find a local mortgage advisor from Mortgage Advice Bureau within each of our four Maitlands branches. So when you pop into your nearest branch, you can deal with all of the aspects of your move including the all-important mortgage, rather than making trips to multiple offices. Finding your dream home might be relatively easy, but where do you start when it comes to finding the right mortgage advice? Here, the Mortgage Advice Bureau team shares their insight into the world of mortgages. Why do I need a mortgage adviser?There is no doubt that press coverage has drawn attention to the fact that the mortgage market has changed significantly. Products are changing daily, as are the criteria the lenders use to determine how much they will lend and to whom. Keeping on top of these constant changes is key, and with this in mind it is important when choosing a mortgage or reviewing your current mortgage that you seek independent mortgage advice.

Why choose an independent adviser?With the current financial climate, it is more important than ever that customers ensure they receive independent mortgage advice. Recent market conditions have caused a reduction in the range of products available to both new and existing borrowers and there has been significant tightening in the criteria being applied by lenders. An independent adviser will have access to products from lenders regardless of whether they are available on the high street, via the internet, or only through a mortgage broker. The significance of this is that customers will have more options when choosing the deal to suit their needs. Banks and Building Societies will only be able to provide you with information about their range of mortgage products. The choice will be limited and may not meet your exact needs in terms of flexibility, charges, service or interest rates charged. Not all brokers are independent and they may be tied to a limited number of lenders. However, independent mortgage advisers can search the whole of the market and consequently have access to 1,000s of mortgage deals from over 80 lenders. An independent mortgage adviser will be able to offer advice on the various types of mortgages that are available and make recommendations based on your individual circumstances. They may also be able to offer advice on protection products, and provide some peace of mind as they can guide you through the home buying process.

How can I be sure I’ll get the best deal?Regardless of how, or where, you find an attractive rate, the truth is that the best rate available will be dependent on your circumstances and therefore it is essential that you seek good impartial advice. An adviser will take into account relevant information such as your income and outgoings and work out the best deal for you according to your needs and affordability. The benefit of using an independent adviser is that you can be shown various mortgages from different lenders, that all suit the criteria you have discussed, giving you the opportunity to weigh up the pros and cons of each deal with advice from an impartial expert.

What is an Agreement in Principle?Independent advisers can not only help you save money on your mortgage payments, but also use their knowledge of the mortgage market to advise on how much each lender will be prepared to lend you. If you have seen an attractive rate, your adviser can arrange an Agreement in Principle which will certify exactly how much that particular lender will be prepared to offer you. Once you have this, you are free to put in an offer on a property!

My current lender is a well known brand, surely they will offer me a competitive rate?The best rate available will depend on your personal circumstances. With the high number of lenders to choose from, and the spectrum of mortgage products that are available on the market today, no single lender can be the most competitive in every category. For example, a lender that offers great rates to first time buyers may not offer the most competitive remortgage deals.

Is moving my mortgage worth the effort?If your current mortgage special rate (i.e. fixed or discounted period) is due to expire, you will usually be transferred onto your lender’s standard variable rate which could result in an increase in your monthly payments. A saving of just 1% on your current interest rate would mean you pay £125 less a month, based on an interest only mortgage of £150,000. It’s important to check what early repayment charges your current lender may make before moving your mortgage.

Your home may be repossessed if you do not keep up repayments on your mortgage.

There will be a fee for mortgage advice. The actual amount you pay will depend upon your circumstances. The fee is up to 1% but a typical fee is 0.3% of the amount borrowed.

Help to Buy Mortgage GuaranteeQ. Who is it for?The Help to Buy mortgage guarantee scheme helps home buyers with good credit records who can afford to purchase the property outright with a deposit as low as 5%. These include First Time Buyers, trying to get onto the property ladder, and ‘second-movers’, needing to move up the ladder to a bigger home. These loans are not available for buy-to-let landlords or second home owners or for a shared ownership purchase.

Q. Who is eligible – and for what types of property?• Existinghomeownersandfirsttimebuyers• Buyerswithaminimumdepositof5%ofthe purchase price• Buyerswhoareborrowingfromaparticipatinglender• AvailableacrosstheUKonnewlybuiltor‘secondhand’ up to £600,000• Residentialproperty,whereyouplantoliveinitandnot rent it out• Youronlyproperty,soyoucannothaveaninterestin any other property, anywhere in the world

Q. How does it work?The scheme works by offering lenders the option to purchase a guarantee from the government on mortgages where a borrower has a deposit of between 5% and 20%. The guarantee offers lenders an ‘indemnity’ or insurance cover, which will compensate them for most of any loss they may suffer if the borrower defaults, the property is repossessed and there is insufficient equity in the property to fully repay the lender. This will therefore encourage many lenders to increase the availability of high loan to value products, including ‘95%’ mortgages. The mortgages advanced by lenders using the Help to Buy scheme will be subject to the lenders’ usual underwriting criteria.

Q. What are the interest rates on the mortgage loan?Unlike the Equity Loan scheme, the lenders will be advancing up to 95% of the value of the property, and so they will price their products on that basis. Each lender that participates in this scheme will have their own individual attitude to risk and will price their products accordingly, and so consult your mortgage adviser for an independent view on all the low deposit products that are becoming available.

Q. For how long is it available?The scheme has attracted a lot of attention since the government announced that it would be available from October 2013, rather than 1st January 2014, the initial launch date. You can apply to a number of lenders already and more are expected to join the scheme in the coming months. Despite the early launch, the scheme is set to run until January 2017 as originally planned, however the Bank of England will be monitoring the impact of the scheme closely, and could potentially make changes to the qualifying criteria or withdraw it entirely if they feel it necessary to do so.

Help to Buy Equity LoanQ. Who is it for? Homebuyers, who wish to purchase a new build property when they could not otherwise afford one in their area because they have an insufficient combination of the income and deposit needed to secure the level of mortgage required. These include First Time Buyers, trying to get onto the property ladder, and ‘second-movers’, needing to move up the ladder to a bigger home. These loans are not available for buy-to-let landlords or second home owners.

Q. Q. How does it work?You’ll need to put down a deposit of at least 5% of the property price, the government will give you an equity loan for up to 20%, interest free for the first 5 years, and you’ll need a mortgage of 75% to cover the rest. As a result of providing you with this assistance, the government is entitled to its money back, plus a share in the future sale proceeds equal to the percentage contribution it made to assist your purchase. This type of loan is known as a ‘shared equity’ mortgage. Q. When will I have to pay back the Equity Loan?The home will be in your name, which means you can sell it at any time. However, you’ll have to pay back the Equity Loan when you sell your home or at the end of your mortgage term – whichever comes first. You can also pay back all or part of your Equity Loan without selling your home.

Q. Are there any fees for the Equity Loan?You won’t be charged loan fees for the first 5 years of owning your home. But in the 6th year, you will be charged a fee of 1.75% of the loan’s value. After this, the fee will increase every year in line with inflation. The annual increase in the fees is worked out by using the Retail Prices Index (RPI) plus 1%. For instance, if the RPI is 5% at the end of Year 6 of your Equity Loan, the fee will increase by 6% from 1.75% in Year 6 to 1.86% in Year 7 (which is 1.75% + (1.75% x 6%) = 1.86%). Your mortgage adviser can provide you with a more detailed illustration when they help you with finding the right mortgage. A government-appointed Help to Buy agent will contact you before the fees start, to set up monthly payments with your bank. You’ll also be sent a statement about your Equity Loan each year.

Q. What are the interest rates on the mortgage loan?Lenders offer more competitive rates to borrowers with bigger deposits as they carry less risk. This scheme means that they are only lending 75% of the property value rather than 95% which means you will benefit from cheaper rates of interest than you would otherwise.

Q. For how long is it available?It will run from 1 April 2013 until 31 March 2016 (or earlier if all of the funding is used up).

We’ve heard lots about how the property sales market has been improving over the past year, but what about the lettings market? Here, our Lettings Manager - Claire Burt - talks about what’s been happening in the world of rentals.

Where has been the most sought-after areas this year? If I was to pick one area out of the whole region that we cover, it would probably have to be the city of Plymouth. We’ve seen a big influx of professionals wanting to enjoy the buzz of city life. With the developments in Millbay and the ever-evolving Royal William Yard, we’re seeing a lot of people wanting to enjoy the proximity of being in the city centre whilst also being so close to the water – very few places offer that.

What types of properties are in high demand at the moment?With an increase in professionals looking for a city pad, there’s been a lot of demand for 2 bedroom apartments with a sea view. However, it’s not all about the professional couples. At the same time, we’ve got a lot of families looking for 3 bedroom properties which are close to some of the fantastic schools that we have in the area. As we’re a nation of pet lovers, there’s also increasing demand for properties that will accept our faithful friends.

What changes have happened in the local market over the past 12 months?Over the past 12 months, our lettings team have seen a lot of changes. With Plymouth ever improving and with all of the new bars, bistros and restaurants opening, there are more and more people looking to move more centrally to enjoy all that it has to offer. With our new office at Studio 5-11 on Millbay Road, we’re fortunate to have this ever-evolving city right on our doorstep.

In terms of prices, rents are increasing. With the growing number of tenants looking for high-quality properties, they’re prepared to pay that little bit extra for their ideal home. In terms of investors looking to let their rental property, it certainly pays to keep it in the best possible condition to attract the right sort of tenants. Whilst there’s an increase in young professionals looking to rent, we’re also seeing an increase in the number of families who are selling their home and looking to rent instead so that they can enjoy their property without the worries of the day-to-day maintenance problems.

What’s your advice for people looking to move in 2014 to make their property most appealing to prospective buyers?Beauty is on the inside and outside too. When it comes to making sure your property is looking at its best to attract the right type of tenant who will look after your property, make sure you look at the interior and exterior of the property for the all-round right impression.

What’s been your favourite property on the market this year and why?My favourite property on the market this year would have to be 4a Esplanade, The Hoe. This was a run-down period property that was lovingly restored and transformed into a stunning spacious apartment with bags of character.

What are your predictions for the year ahead?With all of the changes in the market, we’re expecting a big increase in demand for investment properties for long-term rental. We can’t wait!

Enhancing our lettings service with a new Maintenance Coordinator With an ever-increasing number of rental properties to look after, we’ve expanding our lettings team with the addition of Carla Wickham who now looks after all maintenance problems for our landlords and tenants. When something breaks or goes wrong in your home, you want to know that help is at hand to get the problem fixed as soon as possible. Earlier last year, we introduced an online maintenance reporting form for our clients to report non-emergency problems out of hours, rather than wait for us to open. As well as managing the maintenance process during the day, Carla also looks after our emergency helpline where she can be reached around the clock in the event of an emergency to give both landlords and tenants peace of mind. Speaking about her new role, Carla said: “I’m delighted to join the Lettings Team at Maitlands. Where has been the most sought-after area this year?The world of commercial property tends to be a different beast to residential property. The location aspect is much less of an emotional decision and is instead based on what makes better sense for the business as a whole. That said, over the past year we’ve acted on more deals in the Plympton area than elsewhere.

How has the market changed over the past year?In the local area, the market is still, to some extent, being dictated by tenants and buyers seeking the best ‘deal’ in the market. Within the city itself, there’s a shortage of quality office accommodation, with car parking still high on the wish list when businesses are looking for a change of premises. With more parking facilities, shorter and more flexible lease terms, plus incentives on offer, out-of-town premises are looking more preferable. The world of retail remains somewhat difficult, with those businesses outside Drake Circus seeing shopper numbers decrease year-on-year as people continue to move towards online shopping. However, discount stores have taken space in the city centre, to fill the voids in buildings where landlords have had to take a view on their rental expectations. In manufacturing, most growth in the market seems to be coming from small-to-medium sized businesses looking for short-term leases to ensure that overheads are kept to a minimum. Across all sectors, supply still exceeds demand. However, values are holding and in some areas we’re beginning to witness small gains. The banks are supporting viable, new and existing businesses, and despite what many may think, they are lending money. Despite some difficulties in the market, the world of commercial property remains busy and we’re looking forward to even more activity in 2014 as confidence begins to grow.

What’s been your favourite property on the market this year and why?If I was to choose just one, it would be Hotham Place in Millbridge. This is a fantastic chapel that has been converted into office accommodation. It makes tremendous use of the space, with loads of light and had good parking provision which is so important when it comes to office space.

Jeanette TibbsJeanette joined us in July as a Trainee Property Consultant with our Ivybridge team. “I’ve been in the property business for the past 20 years but in a different way as I spent the time developing houses with my husband. I just loved the variety of properties I came across, with each renovation being very different. I’m very excited to start my next property adventure and hope that I can offer some real advice to those looking to renovate a property for themselves.”

Gina Mathews Next time you pop into our City branch you’ll be greeted by one of our new faces – Gina – who is our first receptionist in Plymouth. Working alongside Kirsty in our administration team, not only is Gina responsible for giving our visitors the best possible welcome to the branch, she also helps out with the administration tasks for both our Plympton and Plymouth branches. She is currently completing a year’s apprenticeship in Business Administration.

Alex Jennings Previously a Sales Manager at another agent in Ivybridge, Alex joins our team as a Property Consultant in Saltash. Alex has over four years’ experience in the industry, helping clients move across the South West.

Kerensa Spinks One of our most recent additions, Kerensa joined us in October as a Trainee Property Consultant.“Before starting with Maitlands I studied at Plymouth University for three years. Embracing the youth As we’ve grown over the years, we’ve recruited in all areas of the business and have fully embraced the apprentice scheme to help introduce some promising talent into all sectors of the business. In previous years we’ve had successful apprentices in our sales team, who we’re delighted to say have been promoted to permanent Property Consultants. Last year, we also recruited our first Marketing Assistant, Jasmine Dunn, who has been hard at work helping us promote our company and services to prospective clients across the region. After a very impressive six months, Jasmine was promoted to the role of Group Marketing Co-ordinator, working alongside our internal teams and with our external marketing partners to deliver a seamless brand experience. Hannah Williams, our latest apprentice recruit, joined us in September. Hannah is our Administration Apprentice and splits her week between our Saltash and Ivybridge offices, helping our other Maitlands administrators Kirsty and Gina. We’re thrilled to also welcome Gina Matthews, who has joined us as our first receptionist at our City branch.

Open 7 days a weekAs Sundays are one of the best days to view properties, it’s essential that agents offer a service that includes being open on Sundays as well as Saturdays – however many agents don’t do this, missing out on valuable opportunities to sell properties. With this is mind, we’ve recruited extra members of the team to make sure that we’re here to help you move at a time that’s most convenient for you. Over the weekends at our branches you’ll find the new faces of Helena Campbell in Plympton, Kerensa Spinks in Plymouth and Jeanette Tibbs in Ivybridge.

On our bike for a good causeOn Sunday 22nd September some of our team set off on their bikes as part of the Great British Property Cycle. Andy, Paul, Darren, Charlie and her husband Matt cycled an impressive 50 miles from our furthest property we have in the east (Ashburton) to our furthest property in the south (Seaton, Cornwall). The team were even joined by Managing Director Andy’s dad for the last leg of the race.

Giving back to local schoolsWith our staff living in the areas that they work in, the whole team are always keen to support local schools. Working in partnership with schools across our area, our team have been involved in all sorts of activities from an Easter bonnet competition with Manor Primary School in Ivybridge, to a pumpkin picture competition with St Andrew’s School in Plymouth where children created pumpkins to go in our window. Our Ivybridge team even took to the catwalk to support Woodlands Primary School.

Matchmakers as well as homemakers for our first-time buyersTwo members of our Plympton team acted as matchmakers as well as homemakers by not only helping a couple find their perfect home, but also helping to arrange a marriage proposal for them on their moving day. The couple, Matthew Lauri and Louise Bryant, were first-time buyers who had recently purchased a home in Plympton. After saving for a long time and after being together for nearly six years, Matthew decided it was time to finally pop the question and what better way to propose than on their moving day?

Matthew was thrilled with how the proposal went: “I had been planning to propose to Louise for about three months leading up to our moving in day but once we had a date, I decided that proposing then would be the perfect way to celebrate our new home. “I wasn’t sure at the time if I could propose the way I had hoped, so I asked Karen Mayhew, who had dealt with our sale from the beginning, to help me. “Maitlands were amazing. They set up the house for us, with the story that they let buyers do a check before they officially move in. They hung a banner with the words ‘Will you marry me?’ which I had made myself and had set out champagne, glasses and, most importantly, the ring, on a table left over from the previous owners. I couldn’t have asked for more from Maitlands.

Louise Byrant, the bride-to-be, was overwhelmed by the gesture: “We had been talking about what our big day would be like and after nearly six years together, people were starting to ask when we’d be getting engaged. “The proposal was still a huge surprise – I never would have imagined he would choose our moving in day to do it. We’ve started planning our big day and are beginning to look at wedding venues for spring 2015.”
