After the storms of January and February we thought we would take the time to update you on what has actually been happening in the local markets. As much as you may read in the national papers that the market is ‘booming‘ it can often feel very different in our local markets.

We live in a fantastic part of the country. Our people, our countryside and our beaches are some of the best this country has to offer. However, our area still faces many challenges and the weather of recent months has exposed some of our frailties.

Whilst the level of interest in the sales market has been so much better in the last 6 months, we are certainly not in ‘boom’ territory but more of a return to normality. However, correctly-priced homes, marketed in the right way, are selling. We are increasingly witnessing two or three buyers chasing these types of homes. The flip-side of this is where properties are being overvalued by some agents to secure their business. By being incorrectly priced, these properties are not getting the level of interest that they deserve and quite often end up not selling at all.

Getting the right advice from the outset is essential when it comes to moving home. Use a local, trusted professional agent, not just one that is desperate to get your home on the market with them. Remember you never get a second chance to make a first impression so make sure your agent gives you the best first impression when they market your home.

James Ewing, our colleague from Mortgage Advice Bureau, comments on what lies ahead for the mortgage and housing markets in the UK for 2014.What lies ahead?The UK mortgage and housing markets turned a corner in 2013, with lending increasing across the board and house prices rising strongly. But what is in store for the next 12 months?

The mortgage market saw a huge resurgence in 2013. A combination of The Bank of England’s Funding for Lending Scheme and the super-low Bank Base Rate meant that mortgage borrowers could access cut price mortgage deals, with borrowing rates sinking as low as 1.49% in some cases. Help to Buy also gave many buyers access to the property market.

Mortgage lendingMortgage lending to all types of borrowers grew last year, with a particular revival in lending to first-time buyers, and this trend looks set to continue. The second part of the government’s Help to Buy scheme prompted a handful of large lenders to start offering mortgages at up to 95% loan to value from October onwards, and more providers will come online with more of these deals this month.

The increase in activity in this part of the market has also prompted a range of lenders who have not signed up to Help to Buy 2 to launch their own 95% loan-to-value mortgages in recent months, and the number of higher loan-to-value mortgages on offer should only increase in 2014.

Existing borrowers who already own their own homes are also more likely to remortgage in 2014. For some years since the credit crunch, thousands of borrowers have sat on their existing lenders’ Standard Variable Rates (SVRs) and have not even considered switching their financial arrangements to a new lender and/or a new deal.

In some cases, this inertia has been imposed with many ‘mortgage prisoners’ stuck with their lender and/or mortgage because they do not have the proportion of equity required to remortgage. An increase in the availability of higher loan-to-value mortgages should improve the choices available for these borrowers, as should increasing property values. Other existing borrowers have stuck with their lenders because, with Bank Base Rate (BBR) remaining static at 0.5% for four years, the SVR they are paying has stayed the same and, in many cases, looked relatively reasonable.

However, with increased speculation about future rises in BBR, more and more borrowers started remortgaging to the security of a fixed rate deal in the latter half of last year. This is a trend which looks likely to continue. That said, anyone thinking about remortgaging needs to do their homework carefully and work out whether it is worth their while. A professional adviser

can be invaluable in making the decision about whether or not to switch your deal, and which new mortgage could save you money.

Interest ratesDespite increased speculation about the BBR, most commentators do not expect the Bank of England to increase this interest rate in 2014, as it could potentially threaten the fragile economic recovery. However, some expect fixed rate mortgages to get more expensive later this year in anticipation of future BBR increases. On the other hand, increased competition between mortgage lenders in some sectors may well keep the cost of borrowing down.

House PricesPredictions for average UK-wide property price increases for 2014 range from zero to around 8%, but most agree that regional divides will remain. London and the South East are likely to see further strong price growth, but the regional picture is harder to call. The Help to Buy 1 scheme, which offers interest-free loans to buyers of newly-built property, has so far given a boost to house prices in those areas with participating property developments, but some expect this impact to settle down a bit in 2014. On the other hand some experts believe that the increasing overall confidence engendered by the wider economic recovery could lead to a general boost in demand from property buyers which will pull up average prices across the country. The one thing we can predict confidently about the UK mortgage and housing markets in 2014 is that many forecasts will be wrong! However, the overall picture is positive and improving.

Anyone considering buying for the first time, using a Government scheme, investing in residential property or remortgaging their existing arrangements, for example, should consider speaking to an independent expert to work out the best plan of action for their own individual circumstances.

What lies ahead for the mortgage and housing markets in 2014?

Of course, no-one has a crystal ball, so it is impossible accurately to predict exactly what is on the cards for the year ahead. But the consensus seems to be that most of the indicators for the UK mortgage and housing markets are positive.

Your home may be repossessed if you do not keep up repayments on your mortgage.

There will be a fee for mortgage advice. The actual amount you pay will depend upon your circumstances. The fee is up to 1%, but a typical fee is 0.3% of the amount borrowed.

What has the first quarter of 2014 been like for you and your team?So far, 2014 has been a busy year. This year we have really seen the benefit of our branch locations, with a rise in the number of clients walking through the doors to find a new place to rent or find new tenants for their properties.

What has been the most sought-after type of property in your area so far this year?Again in the world of lettings, we have seen demand for such a wide variety of property types to match the diversity of our client base. From one bedroom apartments with sea views, to executive detached family homes, we are witnessing continuing demand for all types of homes. However, the one important aspect in matching tenants with landlords’ properties is the condition of the home. Good tenants want good quality properties and so it is important that landlords look after their rental properties as if they were their own home.

What are your best tips for getting your home ready to market for the spring?Remember that first impressions count. Tenants want their new home to feel fresh, welcoming and homely. Take a look externally and think to yourself ‘does this home excite me and make me want to step in?’

What do you see happening in the property market for the remainder of this year?I predict more landlord investment for the remainder of 2014 and rapid growth in residential lettings. The number of people choosing to rent will continue to drive demand.

Many current landlords are accidental landlords who, for one reason or another, could not sell, so the decision to let instead was taken. What I believe is that 2014 will see these landlords take advantage of the rising market and make modest gains. Buy-to-Let investors are now beginning to return to the market.

Despite being a relatively new member of the team, Sophie is already seeing that no two days are ever the same in the property industry. Sophie plays a key role in communicating to all parties in the moving process, from those making new enquiries from national portals such as Rightmove and Zoopla, to updating those already looking to make their move with Maitlands. One of the first tasks of the day for Sophie is updating vendors on the feedback from viewings conducted the previous day. It is one of the reasons why we insist on accompanying prospective buyers on viewings so that we can give honest, timely feedback which can make all the difference when making a sale. As well as updating vendors, Sophie also makes sure that those looking to find a new home are the first to hear when a new property comes on the market.

What has the first quarter of 2014 been like for you and your team?The beginning of the year has been very busy, in more ways than one. We have had a lot of movement in the market with plenty of new properties coming onto the market. The properties that are selling are all achieving very good prices and, in some cases, are selling for over the asking price. Our Saltash team have had a particularly busy February, due to exciting times with our office refit. We are investing in Saltash, our home town, to provide you with the best possible experience when you visit us in branch.

What has been the most sought-after type of property in your area so far this year?We have seen a mixture of properties in high demand since the beginning of the year. Saltash has a wide variety of property types, covering all bases from families looking to upsize to first-time-buyers.

What are your best tips for getting your home ready to market for the spring?Be aware of any damage that the weather has caused as first impressions really do count. Make sure that the front of the property is presentable and finishing touches such as seasonal flowers in a couple of rooms really do make a difference.

We recently marketed a popular sized property in Latchbrook, which had a very deep red hallway; there was a fair amount of viewings on the property, but no offers. We suggested that the vendors painted their hallway a lighter colour. They painted it white and by the next viewing it had sold. It just goes to show that first impressions really matter and sometimes people do find it hard to look past another person’s “personal touch”. It is best to go for neutral colours, especially as we come up to spring.

What do you see happening in the property market for the remainder of this year?The year has started as it means to go on; we have seen strong interest from all types of buyers, looking for all types of properties. First-time buyers are enjoying the Help to Buy scheme, allowing more people to move out of rented accommodation and on to the property ladder.

What does home mean to you?Home means everything to me. From the ‘home’ that I live in, to the ‘home’ I go back to when I am visiting my parents. Home does not have to be your own bricks and mortar; to me it is where I can feel safe and relaxed. What has the first quarter of 2014 been like for you and your team?We have seen a surge of buyers actively looking within Ivybridge and the surrounding villages, which has meant that we have a shortage in the supply of houses. The majority of our properties that we have instructed this year have already sold and in most cases achieved their full asking price. It is, however, still vitally important that the property is priced realistically as buyers will not overpay on properties, even in this market. What has been the most sought-after property type in your area?I would have to say that two bedroom houses have been very popular this year. So far we have seen two instances where our two bedroom houses have achieved in excess of their asking prices due to the high demand.

Best tips for getting your home ready to market for the springMy motto is either do it all or nothing at all! As much as it is better to go around and freshen-up paintwork, clean carpets and de-clutter, there may be some instances where it is better to do no work and just let the house sell itself. I am here on hand to advise all our sellers on what they should and should not do when it comes to selling their home in the spring. There is no point spending money on something when you do not need to. What can you see happening in the property market towards the end of 2014?I can see the property market continuing to rise towards the end of the year, but I think there will be more properties available too, which may cause the market to slow slightly. In rising markets, it can be tempting to try a much higher price, which may affect your saleability as your right buyer may not choose to view at a higher price. It can also be very tempting to choose estate agents with cheaper fees when the market is moving quickly. Do not forget that the agents’ job does not stop once a buyer is found; the real work is in the chasing of the sale and continued communication.

The practicalities of moving home

Once the excitement of finding your next home and securing a buyer for your existing property has sunk in, it is time to move your focus to the practicalities of physically moving

home. Whilst it can sometimes feel a little daunting, a well thought-out plan for your removals is the key to a happy, stress-free moving day.

Ten top tips for moving home

1. All in the planning - As soon as you have a moving date, start your removals planning. Think of what needs to be moved, who is best for the job and how it is going to happen. The sooner you plan, the easier the job will be.

2. Choose the right removals partner - When choosing a removals partner you need to factor in costs, experience, availability and trust. These will be the people that you trust to move your most treasured possessions. Will they be insured? Do they have the right vehicles and equipment? Do they have a big enough team to help move all of your possessions?

3. Keep, sell, donate, recycle - Moving home is a great chance to go through all of your things for a good spring clean. Separate your belongings into four different groups - things to take with you, things to sell, things to give to a charity shop and those that can be recycled.

4. Lists, labels and colour codes - Whilst it might be tempting to put things in boxes as you reach them, taking the time to organise packing can make unpacking so much easier. Think about writing lists as you pack boxes, clearly labelling them with contents and then colour code them to the room in your new home or maybe even rate them in order of priority for unpacking.

5. Wrapping - Although easily accessible, newspaper is not always the best option for wrapping your belongings as the print can come off. For things that could be damaged by ink, consider plain paper or wrapping in kitchen roll first. Old sheets and curtains are also great for protecting bigger items of furniture from being scratched.

6. Essentials box - Pack an essentials box that becomes your go-to box for the day. Kettle, tea bags, snacks, cleaning equipment, bin bags, light bulbs, first aid kit, tool kit etc. This should be the first box you unpack when you reach your new home.

7. Overfilling and underfilling - Both should be avoided at all costs. If you overfill a box, it can become too heavy to lift and runs the risk of breaking open. However, underfilling can be just as bad as boxes can crumple when stacked.

8. Children and pets - Although an exciting time for all the family, moving day is very busy, so think carefully about arrangements for your children and pets. Where possible, arrange for childcare and consider putting your pets into a kennel or cattery for the move or find a pet sitter.

9. Access and parking - Boxes and furniture are incredibly heavy so try to arrange for the removal vehicle to be parked as close as possible to both your current and new home. It is worth letting your neighbours know about your plans so that they can still get in or out of their home. They may even let you use their parking spaces for the day.

10. Time to relax - After all the excitement of moving, when the end of the day comes you are going to be in need of a well-deserved rest. Make sure the first furniture you put together is your sofa and your bed so you have somewhere to rest before you spend your first night in your new home.

What does ‘home’ mean to you?To me, home is a place to relax with my family. It is something that I have worked hard for.

What has the first quarter of 2014 been like for you and your team?The first quarter of this year can be summed-up nicely in one word – hectic. The market moved at an incredible rate with properties coming to the market at the correct price and selling very quickly.

In terms of the number of people instructing us to sell their property, we have seen an increase in these numbers which is exactly what we need in order to meet the ever-increasing demand from buyers.

What has been the most sought-after type of property in your area so far this year?As such a diverse city, Plymouth has a vast array of different types of properties. We have seen a huge demand for starter homes this quarter, with many first-time-buyers taking advantage of the government’s Help to Buy scheme. There is still a high demand for Victorian and Edwardian properties, with first-time-sellers now able to upsize.

What are your best tips for getting your home ready to market for the spring?A spring declutter is a great way to get your home ready for market. With the better weather hopefully here, gardens will start to come to life and homes will start to look their best. Giving your property an external lick of paint or power-washing your decking will help to create a great first impression.

What do you see happening in the property market for the remainder of this year?If the rest of the year continues as per the last quarter, I can see an increase in house prices for the foreseeable future. With continued low interest rates and demand outstripping supply in Plymouth, I would expect a steady increase in prices. If you are thinking of upsizing or taking your first step on to the property ladder, there really is not a better time to do so.

What has the first quarter of 2014 been like for you and your team?As usual, January started with a bang for the team in Plympton. We ended 2013 on a high, with a very busy December which has led to a busy start to the year for us. I have been in the industry for nine years now and so far this has certainly been the busiest start that I have ever experienced.

It was clear last year that this year was going to be a busy one as the market did not quieten down over the Christmas period. We had a high number of clients beginning their property search over the festive season and into the New Year.

Properties have been selling quickly and in some cases, even over the asking price. The increase in demand has also lead to the expansion of our team and our opening hours to help serve our clients.

What has been the most sought-after type of property in your area so far this year?There is still a strong demand for three bedroom properties in the Woodford area as they are close to good schools. These properties do not tend to stay on the market for very long, selling quickly after they are advertised.

We are also seeing a steady rise in the number of investors looking for two-bedroom properties as these let really quickly.

What are your best tips for getting your home ready to market for the spring?When spring comes, we cannot overlook the importance of our gardens. Make sure your grass is cut and your garden is looking fresh – this is particularly the case if you have a front garden as prospective buyers see this before they even see your home.

Even if your property is not in the most sought-after area, you can still make it just as desirable by presenting it as best as possible.

What do you see happening in the property market for the remainder of this year?I think we are likely to see steady growth throughout the year. People are buying for a multitude of reasons, whether it be downsizing or as an investment. We have already seen success in the government’s Help to Buy scheme, which is likely to only push the market one way.

Almost 20 years ago we opened our first Maitlands branch in the town we call home. The world of property has changed a lot over the years; however, our love for what Saltash offers has not faltered. It is a fantastic town that offers something for everyone. From starter homes to rural family homes, Saltash has it all.

We feel that the experience for those looking to move can be improved. With this in mind, earlier this year we began a total refit for our Saltash branch. Using the services of trusted local contractors, we set out to transform our Fore Street office to offer the best possible experience for everyone who visits us.

Twenty years but the same great service In December 1994 we opened our first branch in the former Birmingham Midshires office with our Managing Director, Andrew Blacklock and one other member of staff. Our early success in delivering results and a different moving experience to clients saw the need for our team to expand to four.

Despite being a relatively small company, in 1996 we were delighted to be named Best Independent Agent in the South West by the MNAEA. This was to be the first of many awards that the Saltash team have won over the years as our expertise and commitment to our clients has been recognised when we were first named Best Agent Office in the South West in the ESTAS in 2004. Our Saltash team were again recognised by our clients as they were took the Gold Award in the South West category for the ESTAS in 2013.

Familiar facesWhilst the world of property and moving home may have changed considerably since we first opened, the faces that you first saw in our early days are still with us today.

Over the past 20 years we have had just five managers at our Saltash branch, including Andrew Blacklock our Managing Director; Paul Stone, our Sales Director; Natalie Eller, our new Branch Partner in Ivybridge; and our current Sales Manager, Clare Biddlecombe.

Time is precious. In this day and age, quite frankly, the process of buying or selling a home should not take as long as it does. With advances in technology and sophisticated systems in place, the time it takes to move from accepting an offer to completing a sale is long overdue an overhaul. As part of our commitment to continuously improving the moving experience for our clients, last year we set out to address how we can reduce the time it takes to move home. Working together with our conveyancing partners, we created an exchange-ready pack to help speed-up the process.

What is an exchange-ready property pack? Properties which have an exchange-ready pack have essentially begun the conveyancing process at the time the property came to market so that once a buyer is found, the seller is in a position to proceed to exchange of contracts as quickly as possible. The paperwork is prepared in advance to give the buyer a comprehensive set of contract papers from the outset to help the buyer’s solicitors do their job as efficiently as possible. Any property being sold has to have a contract pack for the buyers so that their solicitors can check that the property can be legally sold without any issue and is suitable for mortgage lending purposes.

This work is traditionally started once a buyer is found, but there is no reason why it cannot be done in advance. Any work that can be completed in advance means less time is needed between agreeing a sale and exchanging contracts.

Before a buyer is found, the following work is completed:

How to prepare your home for sale

1. Freshen up the entrance - The entrance will be the first place that prospective buyers see when they come to view your property. Make sure it is kept clean and tidy. Give the front door a fresh coat of paint to make your home welcoming.

2. Maintain the outside of your home - Keep lawns cut, flowers and hedges trimmed and gutters clear. Would you buy a home that had water overflowing from gutters? Keep in mind what you would expect to see upon arriving and make sure your own home lives up to those expectations.

3. Repair any holes from nails / pictures - When a buyer views your property, they want to imagine themselves in your property. Remove any signs of where you have hung pictures by filling any holes and painting over them.

4. Fix any leaks – There is nothing worse than viewing a property and hearing a tap dripping. Make sure that you fix any taps and reseal them to ensure that the taps remain leak-free when the buyers move in.

5. Repair your roof - If you have missing tiles or slates from your roof, consider hiring someone to replace them before your home goes on the market. Roofs are one of the most expensive home repairs to do, so replacing missing tiles will help it look more aesthetically pleasing.

6. Check your flooring - If you have damaged or outdated flooring, consider getting a new floor. Keep it simple but stylish. Same goes with any tiles – make sure there are no cracked tiles in bathrooms and kitchens.

7. Make sure everything closes properly and looks the part - Any doors or cupboards need to shut properly, so replace any broken or damaged hinges and brackets.

8. Consider investing in new windows - If your home has ageing or wooden windows, it may be best to consider investing in uPVC windows. These are easier to clean, will not rot and do not need repainting. If you cannot afford to replace windows, make sure any cracks are filled, that all windows are free of cobwebs and give them a fresh coat of paint.

9. Paint, paint, paint - A fresh coat of paint throughout the house can make a huge difference. When it comes to repainting, make sure you keep it neutral so that when a buyer views your property, they can see your property as a blank canvas. If you have wallpapered walls, consider stripping the wallpaper and painting instead.

10. Even out surfaces - Things like paving slabs can look messy if they’re uneven. Take the time to level out these kind of surfaces to make sure that your home looks its best throughout.

Throughout 2013, Maitlands Commercial have acted for the Skills Group in disposing of a leasehold interest of premises at Valley Road, Plympton and acquiring two new sites for them at Eastern Wood Way and Western Wood Way in Langage.

The total acquisition amounted to almost 30,000ft.² of industrial space with one of the buildings representing a freehold acquisition that will provide a state-of-the-art construction facility for training apprentices across all sectors of the construction industry. The relocation of this facility has provided 30 additional jobs to the local economy.

MGB Engineering - Large businessMGB Engineering provide a full range of engineering services to the rail and signalling industry, including design, product manufacture, installation, testing and commissioning. They aspire to be the leading signalling contractor in the UK without its own control system technology.

During 2013 and early 2014, Maitlands Commercial acquired new premises for MGB. The company currently work out of two facilities in Langage Business Park, amounting to almost 30,000ft.² of industrial space. The acquisition of the second factory has created seven sector-based work academy and jobseeker openings, as well as a further four apprenticeships from City College Plymouth.

Land and Development

We have seen a dramatic increase in the number of enquiries received in respect of land and new homes. To all intents and purposes, it appears that this has been driven by a marked improvement in the employment prospects and plans for Plymouth and the surrounding areas moving forward into the next decade.

Employment drives the economy and, as a result, the knock-on effect of the demand for new housing becomes more evident, especially in a region where land is in short supply.

Maitlands have continued to be at the forefront of encouraging owners of land to consider the potential for housing development, thereby maximising the value of surplus land which may otherwise stand vacant and not be presented to the local authorities for consideration in the development frameworks.

We currently advise a number of local, regional and national housebuilders and, based upon the upward trend in the marketplace and the need for developers to ‘put a spade in the ground’, we believe that with our wide range of skills we can provide sound advice for those with parcels of land to dispose of.

Recent land and development news:

• Seaton - The £160million plan to build 873 homes in the Seaton area has been given the green light. The scheme will deliver 38.67 hectares for the proposed Derriford Community Park, plus land for an education centre, a city farm and a major new road.

• Sherford Village - Work on building thousands of new homes on the edge of Plymouth is to start this year after a group of developers took control of the 1,200 acre Sherford site. Planning permission was granted in November for the new 5,500 home Sherford community, five miles to the east of Plymouth city centre.

• Saltram Meadow - The new housing development at Plymstock Quarry of two, three and four bedroom homes is now underway, with many plots already reserved.

• Devonport - Plans have been submitted to demolish run down social housing flats across two sites and replace with 64 houses and 24 flats on the vacant site of Granby Green in Devonport. Another 14 homes, a mixture of social and private, could be built between Granby Street and Devonport Park as part of the same set of proposals.

• Saltash - Plans to build up to 1,000 homes at Broadmoor Farm in Saltash have been put forward. The scheme could create up to 1,000 construction jobs for locals and would bring a total investment of £1.2 million to the town.

Employment and the economy

Skills boost for young people - Young people are set to benefit as part of the Plymouth and South West Peninsula City Deal which will see £296million pumped into the South West economy. Some £3million of this deal will be used to help connect young people and employment opportunities locally.

Finalising the strategy for economic growth - Businesses in Plymouth are being asked to give their views and help finalise the area’s strategy for economic growth using part of the government’s £2billion Single Local Growth Fund. The plan will look to address how the Heart of the South West (HotSW) Local Enterprise Partnership will maximise economic growth and job creation over the next 15 years.

The value of manufacturing to the local economy - Plymouth Manufacturing Group has reported that the manufacturing sector is worth around £700million annually to the city’s economy, with more than one in ten people in Plymouth working in the sector. Manufacturing and engineering are more important to Plymouth’s economy than any other city in the south of England. According to the new Centre for Cities report, Plymouth ranks 19th out of the UK’s largest cities with some 11.5 per cent of the workforce employed in manufacturing and engineering.

Local Economic Strategy (LES) review - Led by the Plymouth Growth Board, the LEC review looked at challenges and opportunities for the area, focusing on six flagship areas: Ocean City Infrastructure; Digital Economy; Business Growth and Investment; Learning and Talent Development; People, Communities and Institutions; and Visitor Economy and Culture.

Within these areas the strategy highlighted major opportunities to transform the city and seal its role as a key driver for growth across the region. These opportunities included: a marine industries production campus at South Yard as part of the City Deal; a city centre diversification programme, an expansion of Phase 5 at Tamar Science Park and an innovation centre in the city centre to bring in investment to support high-value knowledge-based growth

Maitlands raise money for Sport ReliefEveryone at Maitlands enjoyed a day of fancy dress to raise money for Sports Relief. In an effort to raise as much as possible, we added photos of our office teams on Facebook for people to like. For every ‘like’ a photograph received, we donated £1 to Sports Relief.

The City team won with a total of 75 likes, after the girls dressed up as baseball players and the boys as jockeys. Claire and Robyn, from our Saltash office, raised £100 from walking down Fore Street dressed in their sports fancy dress.

Charlie becomes Maitlands’ Manager for CSRCharlie Green, our Senior Property Consultant at our City office, has become our new Corporate Social Responsibility Manager.
