Dear Ms. Minier:

Included with this cover letter, please find ten (10) copies of the required information for Preliminary Plat and PUD Final Development Plan approval for Lowing Woods No. 10. Application fees were previously

submitted on May 22, 2017. Included with each submittal is the following:

1. Parcel Descriptions

2. Preliminary Plat Application 3. PUD Final Development Plan Application

4. Sidewalk Compliance Letter 5. Streetlight Petition

6. Revised Site Plan (11x17)

7. Revised Site Plan (24x36)

Note that several lots have been added to this phase along proposed Graybend Drive.

These plans have been revised per your June 8, 2017 review comments as follows:

The overall preliminary PUD plan calls for this phase to have lots with a minimum width of 65; however, a note on the plan calls for a minimum lot width of 60 feet. Revise the plan to show

the minimum 65 feet in width.

Provide the lot width at 65 feet from the right-of-way line for lots: 240, 241 242 and 269. Sec. 2.265 requires the lot width to be measured at the setback line and again at a point 40 feet to

the rear of and parallel to the setback line. The individual building envelopes appear to meet the

minimum standards of the PUD setbacks with 25 foot front, 25 foot rear and 7 foot side setbacks. However, each building permit application will be reviewed at the time it is submitted for

conformance for each individual site. The lots in this area were required to have a width of 65 feet as shown on the approved preliminary development plan and all meet that minimum

requirement

Lots 240, 241, 242, and 269 have been revised to be a minimum of 65 feet wide and 65 feet

from the right-of-way.

The location, type and size of all utilities and storm water drainage facilities, including fire

protection, sanitary sewers, water services, etc.

To be coordinated with the Township DPW Department and Ottawa County Resources

Commission Department.

We will pursue approval from the Department of Public Works and the Ottawa County Water Resources Commissioner’s Office prior to construction.
