INTRODUCTION John Amos & Co are delighted to receive instructions to offer for sale a barn conversion to create a three bedroom residential dwelling and a building plot for a four bedroom dwelling in the village of Monkland, Near Leominster, Herefordshire. The village of Monkland offers a thriving pub, cheese shop which also hosts a tea room and farm shop selling local products. The market town of Leominster is about a mile away with a full range of shops, supermarkets and train station together with local pubs and restaurants and both primary and secondary schools. THE SITE The site is level pasture field near the edge of the village of Monkland with views out over farmland and easy access onto the A44 main road. PLANNING LOT 1 – BARN CONVERSION The design of the conversion is for a 3 bedroom, 2 bathroom house. The planning has commenced and remains live. Planning Permission was granted for the conversion on the 6th May 2010 Planning Ref: DMNW/100412/F. A copy of the Planning Permission and other technical information is available in the Dropbox from the Agents. LOT 2 - BUILDING PLOT The design of the building plot is for a 4 bedroom dwelling. Planning Permission was granted 15th June 2018 Planning Ref: 172235. A copy of the Planning Permission and other technical information is available in the Dropbox from the Agents. ACCESS A new access is to be constructed through Lot 2 to provide a shared access to both Lots. The construction of the roadway to be carried out and paid for by Lot 2 on land owned by that Lot.

METHOD OF SALE The sites will be offered for sale by Formal Tender and prospective bidders are invited to bid for the site as a whole or individual Lots. Detailed Planning Consent has been granted for the conversion and building plot and Tenders are invited based on the drawings and layout attached herewith. If your bid is in any way conditional, please advise us in the comments box on the Tender document and please also confirm your finance arrangements for purchase. Bidders are invited to provide as much information as possible to support their bid and provide clarity to the vendor enabling a decision to be made. The Tender forms and legal pack will be available from the Vendor’s Solicitor and Agent at least seven days prior to Tenders closing. N.B.
