LETTER OF INTENT To: Mr. Marc C. La Ferrier From: Joel Arango and Wife Gloria J. Arango 10941 SW 7om TERR Miami, FL, 33173 Folio: 30-4030-020-0540 Dear Mr. La Ferrier, the following Letter of Intent is respectfully submitted for your consideration: 1. What is being requested? The following variances are respectfully requested: A variance to Code regulating minimum distance to be maintained from side street area for the placement of a fence for town-homes is sought. Additionally, a variance from restrictions that do not allow: P a utility shed in the side of the property P a utility shed higher than six (6) feet (eight feet to highest point of roof line) Why? The original fence was erected in the same exact location we are requesting when the development was first built in 1972. The fence was then destroyed by Hurricane Wilma and replaced at exactly the same location as before (Please see provided pictures). When plans were submitted to the Miami-Dade Building Department seeking to legalize the new fence, it was determined by the Zoning Department that the fence can't remain where currently placed due to conflicts with existing regulations. Additionally, an existing plastic utility shed will also need to be replaced with one that meets the latest codes pertaining to wind load requirements. Furthermore, the replacement unit would need to be relocated since the current Code (for town-homes) only allows the placement of such sheds in the rear of the property. Additionally, the height of the unit can't exceed six (6) feet in height. 3. Reasons why the applicant feels the request should be approved (detailing variances; zoning requests; explaining zoning hardship; etc):
